A stunning property from which to enjoy Edinburgh. It is in the centre of the Backet Conservation area with properties from early Georgian to the late Victorian eras. This is a very quiet residential area yet with ease of access either by foot or bus to all major attractions in the city centre. With high ceilings and cornice work this immaculate property is a joy!

Many of our visitors are family groups coming together for weddings, graduations or just fun get- togethers.

Within a short walk there is a wide range of shops, pubs and bars but also the wild areas surrounding Arthurs Seat down to Holyrood Palace, the Old Town and the Scottish Parliament building.

The main floor

The lounge is an elegantly proportioned room with comfortable sofas and easy chairs. There is a coal effect electric fire and television with DVD player.

The kitchen/dining room is to the rear of the property with open views over gardens to the hills beyond. It has seating for 8 people and is equipped to a high standard.

The master bedroom, single bedroom and family bathroom with shower are on this floor.

The master bedroom is to the rear of the property, beautifully furnished with a range of fitted cupboards

The upper floor

Two further double bedrooms and study. These rooms of generous size have stunning views to the east, south and west. All have plenty of hanging space.

The immaculate internal shower room has a toilet and wash basin and is fully tiled.

Parking Details

At weekends ( 5.30pm Friday until 8.30 am Monday) on-street parking is available at no cost.

During the week pay parking is available just a few yards away. Alternatively, free parking is to be found on streets nearby.

Within a two minute walk there is a number of bus routes available which will take you to most parts of the city so a car is not essential to enjoy your stay.

A few minutes walk from the apartment will bring you to Holyrood Park with all the attractions of Highland Scotland, steep climbs,wonderful views and lochs . Holyrood Palace, the High Street, the Old Town with the Castle and Princes Street are a short distance away.

For theatre lovers the Festival Theatre is nearby and during the Edinburgh Festival, The Pleasance, Queens Hall and associated venues are close at hand.

This is an ideal location from which to enjoy the activities of the Edinburgh Festival and a welcome tranquil haven to return to after a busy day sightseeing, shopping or theatre-going.

Ease of access to the Scottish Borders and the beaches of East Lothian both by car and public transport makes this an ideal place from which to enjoy the delights of Scotland.

Newington has a wide variety of restaurants available and is only a short distance from Prestonfield House for special occasions.
