BEAUTIFUL EDINBURGH TOWNHOUSE APARTMENT FOR FAMILIES AND SMALL GROUPS (SLEEPS 4):

THE KARAKA is a beautifully converted and decorated, family owned and managed, Edinburgh townhouse apartment, located in the Bruntsfield area of the city - a stone's throw from the Meadows - and a short walk from Edinburgh's city centre. This impressive home sits on the 1st floor in a grand, tranquil and residential street, in an area surrounded by an array of artisanal shops, cafes and bars.

1. A LITTLE BIT ABOUT US AND YOUR HOME IN EDINBURGH

The Karaka is a family owned and managed apartment. We take great pride in its upkeep, furnishings and your comfort.

We, together with our wonderful housekeeper, Jan and cleaning lady, Irena all very much want you to feel at home, and will work together to ensure you have a truly wonderful stay in Edinburgh.

If there is anything we can do to improve your stay with us, please let us know.

2. OUR PRICES INCLUDE:

3. ALL GUESTS ARE MET IN PERSON ON ARRIVAL:

It is important to us to know that you have arrived safely, and have been acquainted with the facilities on offer in the apartment. We take pleasure in meeting you on arrival, to show you the apartment and answer any questions you have about your home in Edinburgh or the city itself.

Shortly after confirming your reservation, we will email you a useful arrival guide for your stay, including driving directions, and how to reach us from the airport and train stations.

4. THE APARTMENT & FACILITIES

DRAWING ROOM

The Karaka boasts a vast drawing room, with beautifully restored and ornate cornicing and woodwork features. A large bay window offers sweeping views of the iconic Marchmont architecture.

KITCHEN

A large, newly renovated, fully equipped kitchen offers ample room for cooking, lots of storage space and a large bright window.

BEDROOMS

Two well appointed large bedrooms, offer huge windows overlooking gardens to the rear of the apartment. Both rooms have ample storage and hanging space for clothes and luggage.

The double master bedroom offers comfortable seating and lots of space to relax.

The second bedroom can be configured to offer guests either two single beds, or a king sized bed depending upon your needs.

BATHROOM

A huge bathroom, with bath/ shower, has large hanging mirror above the sink and lots of storage space.

LINEN & TOWELS

All beds will be made up with fresh linen for your arrival.

Egyptian Cotton body, hand and face towels are provided for each guest.

LAUNDRY FACILITIES

Guests are welcome to make use of our washer/ dryer in the kitchen.

A drying rack, ironing board and iron are provided for guest use.

4. TRAVELLING WITH CHILDREN:

We are happy to provide a travel cot and high chair, free of charge.

Please let us know if you would like them during your stay.

Baby sitting services from £20/ hour.

We have to wonderful, fully qualified baby sitters who would be delighted to share an evening or a day with your children.

Our baby sitters work at one of Edinburgh's most prestigious day-care centres.

If you require additional services, please do not hesitate to ask.

5. WITHIN WALKING DISTANCE:

The Karaka' is just 5 minutes by bus from Edinburgh City Centre and a short 20 minute, picturesque walk to all the action of Edinburgh.

Sitting on a very grand and tranquil street, The Karaka is is surrounded by a wealth of local bars and restaurants and artisanal shops, hair dressers, cafes and eateries. It is a unique part of Edinburgh and home to many families and young professionals.

Situated on the edge of meadows (Edinburgh's garden), which is home to one of Scotland's oldest pubs, the Golf Tavern, but is conveniently only 20 minutes walk from the city centre or 10 minutes on one of the 6 buses which practically pass the front door.

Whether you are here for Christmas, Edinburgh's Hogmanay (New Year Party), Edinburgh International Festival, the Edinburgh Fringe, the Book Festival, the Jazz Festival, Edinburgh International Festival or a quiet weekend away, you couldn't be better placed than The Karaka.

6. CONTACTING US BEFORE OR DURING YOUR STAY:

From the moment you book, you will be able to contact us by telephone and email. We do our best to be as communicative as possible and are always excited to hear from you. As well as our contact numbers, you will also have the contact number for our wonderful housekeeper, Jan. Whether you would like directions, local recommendations, dinner reservations or have any questions about the house, we encourage you to be in contact with us.

7. LUXURY TRANSFERS

Take the hassle out of travelling and let our charming driver Paul meet you on arrival at Edinburgh Airport and Edinburgh Waverley Railway Station and chauffeur you by Mercedes E-Class, Viano or (for an additional £10) by Mercedes S-Class, to the apartment.

Transfers can be arranged at the time of booking or once your reservation has been confirmed:

8. PARKING

Parking is available, however, for a maximum of 4 hours at a time.

Guests arriving by car, but not necessarily wishing to use the car during their stay, can make use of our free parking guide, available in the guest book at check-in. Free parking can be found a 5 minute drive from the apartment (a 15 minute bus ride).

On street parking is available Monday - Friday from 8:30am - 5:30pm, outside the apartment for up to 4 hours at £1/ hour.

On street parking is free from Monday - Friday after 5:30pm until 8:30am the following morning. On street parking is free on Saturday and Sunday.

If you are bringing a car, ask us about parking prior to your arrival, or chat with us when you arrive. We will be glad to help you.

The apartment is a short and picturesque 20-25 minute walk from all the attractions of the city centre. It benefits also from being a short hop from the artisanal shops, cafes and bars of Bruntsfield. Try some of the finest chocolates, pubs, restaurants and beers in Edinburgh without venturing far. "Home away from home!"
