This fantastic 3 bedroom Georgian apartment is located in the heart of the City on a small lane just between Princes Street and the trendy shops of Multrees Walk, including Harvey Nichols.

The flat is a short walk from many of Edinburgh's attractions, but still provides very comfortable, quiet accommodation for the perfect stay.

The flat has great views of the Balmoral Clock from the back bedrooms and magnificent views out over the Firth of Forth to the Kingdom of Fife from the lounge / dinning area and kitchen, and is dripping in period features.

The apartment is located on the 3rd floor.

Please note that if you're enquiring about a stay during the Fringe Festival, please note that I'm currently only considering bookings of 6 nights or more.

Lounge / Dining room

The Lounge is large, bright (large windows) and with 'big comfy' leather sofas, Fireplace, 42" Flat screen Tv, DVD player and Dining area with seating for 6 adults.

Master Double Bedroom

The master double bedroom is very spacious with a solid double bed, wardrobe, storage etc. The room has great views of the Balmoral Clock towards Princes Street.

The bedroom also has a wall mounted 32" LCD TV, DVD player, and also a Vanity sink.

Double bedroom

This is another good size double bedroom with double bed and ample storage. There's also a 24" LCD TV with DVD player and an original fireplace.

Mezzanine double room

This quirky bedroom has a fitted desk/work area with plenty of storage.

A solid steel wall mounted ladder with safety bar leads up to a double bed on the mezzanine level.

The room also has a futon sofa/bed as well. This, like the master bedroom, also has its own Vanity sink with wash area.

Bathroom

Nicely laid out family bathroom with bath / shower.. fully tiled with storage shelves.

Kitchen

Good sized kitchen with Belfast sink and solid wooden worktops. Oven, Gas Hob, Washing machine, and dishwasher.

Parking

Parking is available at the long-stay car park at Waverley Station.

"Thought I knew Edinburgh quite well until I found this little gem!"

We were looking for welcoming accomodation that suited a lot of different needs and this definitely was it! If possible I would have no hesitation in returning here again and again! Absolutely no need… More

"Perfect apartment, perfect location, perfect landlord!"

My wife and I and our 2 small children, aged 7 and 18 months, stayed in this wonderful apartment for 5 nights in June of this year. I cannot write positively enough about this place and the terrific people who own and run it. Let's begin with Reza, the owner. I am very picky when it comes to accommodation for my family, and Reza was very willing to jump on the phone with me, calling from America, to discuss the features of the apartment. Let me say that the pictures don't do the apartment justice. It is spacious, private, and the views from the kitchen and living room are terrific. All 3 bedrooms are roomy and very well appointed. My daughter had the unique room with inbuilt bed and ladder and absolutely loved it.
One of the concerns I raised with Reza was the location. We have stayed in Edinburgh before and always on the Royal Mile and this seemed removed from that. It is, but wonderfully so. The Royal Mile is a short walk across the bridge, very accessible, and the apartment gives a wonderful reprieve from the hustle and bustle. The castle etc are very easily accessed from the apartment (even for us with 2 small kids and a stroller), but you are in your own delightful slice of Edinburgh where the apartment is located - down the stairs and around the corner is great shopping, upscale cafes & restaurants. And it is a very safe area - I had a night away from the family on business in London and knew they were safe and sound.
Great owner, great apartment, great location - and great apartment manager. Jon works with Reza to make sure everything is ship shape with the place. Jon met us at the apartment, showed us how everything opens and shuts, and told us to get in touch if we needed anything. A couple of times we had trouble with the key in the front door and called Jon in. He was there in a few minutes and replaced the lock immediately. He had fabulous suggestions for us to see the real Edinburgh and we took him up on his suggestions much to our benefit.
I often have business in Edinburgh and if possible, we will never stay anywhere else ever again. In short, fantastic apartment, fantastic location, fantastic owner, and fantastic manager. Thanks Reza and Jon for a wonderful stay.
