Spacious, modern, clean and with lots of character, we have a 3 bedroom townhouse built in 1780, but converted to residential units in the late 1990s for rent. 10 minute walk to Murrayfield Rugby Stadium. 15 minute walk to Haymarket train station and 20 minute walk into city centre or a 10 minute bus ride from the front door which will take you into the heart of Princes Street, The Royal Mile, Castle and Old Town. There is free parking included in the rental.

The house is carpeted through the bedrooms and hallways, and the large kitchen, dinning and living room is wood flooring. The kitchen/dinning room has a double height ceiling, as does the master bedroom. The kitchen is brand new and is extremely well equipped with quality equipment.

Both bathrooms in the property were renovated in June 2014.

Master Bedroom: Solid wood furniture. Bed is superking size with a Cloud 22 Tempur Mattress and quality sheets with Hungarian Goose Down Bedding. Plasma TV and DVD player. En-suite bathroom with power-shower. Double height ceiling.

Second Bedroom: Solid wood furniture. Bed is superking size with a memory foam mattress and and quality sheeting. There is also a sofa bed in this room which is acceptable for 2 young children, or 1 adult.

Third Bedroom: There is a good size double sofa bed here which is extremely comfortable for two adults. It's a top of the range sofa bed with slatted springs - more like a normal double bed than a sofa bed and very supportive firm mattress. Hungarian Goose down bedding with quality sheets.

Shared Bathroom. Bath, power shower and toilet / sink.

Public Toilet. On the same level as kitchen / dinner / lounge.

Balcony. Small, but quaint. Neither of us smoke, but if you do I'm ok with you using the balcony for smoking. It is accessible directly from the lounge.

Lounge. 2 large (3-seater) sofas. Real leather. Extremely comfortable. 50" Panasonic TV with You-vue box, quality stereo system and lots of DVDs Blu-Rays which you are welcome to watch. Stereo system includes a small headphone jack so you can plug in your ipod/phone etc. Wifi Internet.

There are a couple of friendly local traditional pubs a 5 minute walk from the house - The Calley Sample Rooms and also the Athletic Arms/Diggers (Both offer a lovely range of Scottish fare and fantastic ales/whiskies). Harrison Park is a lovely outdoors area only a 5 - 8 minute walk away along the banks of the Canal and you can also choose to walk into the city centre along the Canal which is lovely. The local high-street (1-minute from the front door) offers a Morrissons Local, Scotmid, Butcher and fish-monger.

If you are using this as a base to explore Edinburgh it is a fantastic starting point and is extremely well served by a variety of buses from numerous points in town (there are instructions in the welcome pack). Alternatively town is a 20 minute walk, or £7-£9 taxi ride.

Edinburgh

Situated half-way between Shandon and the George Highstreet. The property is part of the Sinclair Place development, a mixture of flats and town-houses. Quiet and clean the development is nice and its location between the two arterial roads makes it one of the best served areas in Edinburgh in terms of buses from the town centre. Murrayfield 10-minute walk, town 20 minute walk along the canal side.
