As this is our own home, we like to offer it as a 'home-from-home' experience, which means it is fully stocked with all the comforts you might need to enjoy your holiday from the outset.

The spacious lounge boasts deep ornate cornices, a large chandelier, and an ornate gilt mirror above the impressive mantelpiece. The centrepiece of the room is the real log/coal burning fire (with an electric fire-lighter to make for hassle free fire lighting!).  There is also a flat-screen HD television and the room is wired for surround sound to provide a cinematic TV viewing experience. There is a large 4-seater sofa in the lounge which could be converted into an additional (7th) single bed if required.

Off the lounge, and with a separate door back into the hall, there is a dining room with glass topped table and seating for 8 guests.  Along one side of the room there is a large bookcase with many books for guests to enjoy during their stay, whilst along the facing side there is an antique decorative glass panel through to the hall.

The sunny front bedroom has a huge feature window, which overlooks the central gardens. It also boasts deep cornices, a decorative fireplace/mantelpiece, comfy brass framed double bed (with memory foam topper), and brass chandelier.  There are folding wooden window shutters in both bedrooms (to ensure a sound night's sleep!), as well as in the lounge/dining room, and the kitchen.

The master double bedroom is to the rear of the apartment overlooking private gardens below. The centrepiece to this room is the grand carved mahogany bed with an extra-large (5'5”) memory foam mattress. The bed is framed by antique bedside units and there is also an ornately decorated antique french armoir.  There is a walk in wardrobe with plenty of storage space, above which is a mezzanine level study area with bureau and chair (accessible by removable wooden ladder).

The spacious kitchen has bespoke made solid wooden units and includes a granite breakfast bar with seating for two people. Since our apartment is intended to have a home-from-home feel, it is fully stocked for you with all the cookery basics (tea/coffee/ sugar/spices/herbs/salt/dried pasta/rice etc.) as well as all crockery/glassware/pans and other kitchen utensils you might need. We shall also provide a welcome pack of fresh bread/milk/butter/eggs/juice to ease you into your stay.

From the kitchen, there is an ornate spiral staircase which leads down to the second guest room. This has a comfy sofa bed which sleeps an additional two guests.

The large family bathroom features an iron double-ended, roll-top, bath with candle sconces on the wall above and decorative Victorian style tiled floor.  There is a powerful (twin-headed) 'waterfall' shower housed within a separate alcove with glass door. The bathroom unit is stocked with essential medical supplies including plasters, flu relief, and of course paracetamol (for those hangovers!). Both the kitchen and the bathroom are connected to the main stereo system via stereo speakers to allow guests to enjoy music throughout the apartment.

Flat screen televisions are provided in the living room, kitchen and second sitting room/guest room. The TV, DVD, and CD systems in the lounge/dining room are controlled by a single touchscreen device.  There is high-speed wireless internet access, and Virgin Media's XL TV package provides over 200 TV channels including 38 HD channels to choose from.

A baby's cot, high chair, and stair gate can be provided if required, along with a whole range of toddler aged toys & books.

The Lothians region

Famous the world over for its hilltop castle, cultural festivals and Hogmanay (new year's eve) street party, Edinburgh provides a magical backdrop for Christmas shopping, nights out and exceptional winter events.

Edinburgh, the inspiring capital of Scotland, is an historic and cultured city. The setting is wonderfully striking; perched on a series of extinct volcanoes and rocky crags. If you're looking for a broad mixture of great things to see and do, Edinburgh is the place to be. Admire stunning scenery, striking architecture, fine food, and first-class attractions.

Edinburgh Castle dominates the city-centre skyline and is the focus for the New Year's Eve fireworks display. From its ramparts you can look down on medieval lanes and elegant, sweeping terraces that hold over a thousand years of history, mystery and tradition. Yet you will also see a modern capital where, galleries display cutting-edge art, and bars, restaurants and clubs create a lively, cosmopolitan atmosphere with a distinctly Scottish twist.

Edinburgh's Hogmanay is one of the biggest and best New Year celebrations in the world. Edinburgh's Winter get underway on 30 December with the spectacular Torchlight Procession. Join thousands of torch carriers as they create a river of fire from the historic Royal Mile to the son et lumiére and fireworks finale on Calton Hill.

On Hogmanay itself, the action moves to Princes Street in the very heart of the city of Edinburgh beneath the spectacular backdrop of Edinburgh Castle. Around 80,000 people party their way into the new year at the Concert in the Gardens featuring incredible live music and entertainment, DJ's, giant screens, outdoor bars and of course, the world-famous Edinburgh Hogmanay Midnight Fireworks on the castle ramparts.

And if you need something to clear your head the morning after, why not take part in the (literally) breathtaking Loony Dook, the annual splash in the River Forth at South Queensferry. Take part in the Dookers Parade through the High Street before taking the plunge in the freezing Forth with the iconic Forth Bridges as a backdrop. And don't forget your fancy dress!

Whatever the scale of the event and wherever it's held, Scotland's Hogmanay celebrations guarantee a warm welcome and more new friends than you ever knew you had, all in a frenzy of goodwill!

Tickets are now on sale for Edinburgh's Hogmanay celebrations. See: www.edinburghshogmanay.org/
