Welcome to Lakevalley Guesthouse!

We provide a comfortable and spacious resting place for holiday and business travellers alike in the heart of Edgewater, North Perth.

We offer a spacious and light living area consisting of a luxurious queen size bed with private bathroom. A lounge area overlooking the pool with A/C, TV, DVD, Foxtel (cable TV), gas oven & stove, kitchen table, fridge, microwave and tea/coffee facilities. For extra sleepers, we have a wonderfully comfortable sofa bed that sleeps 2 people located in the lounge area.

Walking distance to the lake and public transport and only 10-15 minute drive to the most pristine of beaches. We have Joondalup Lakeside Shopping Centre within 5 minutes drive, where you can shop to your hearts content or the local IGA convenience store, only 2 minutes drive away, where you can pop in for those bits and bobs you need at the last minute.

We are a 40 minute drive north of Perth International and Domestic Airport and a 5 minute drive from the Edith Cowan University in Joondalup. It takes approximately 20 minutes to drive into the CBD and just as long on the train.

Lakevalley Guesthouse is a place where you can put your feet up and relax after a hard days work or play. We provide off road parking and a private entrance. We know our guests will love the warmth and outstanding hospitality provided. Nothing is too difficult or impossible and we will go out of our way to ensure your stay is hassle free and enjoyable.

The Western Australia region

The City of Joondalup is a region that covers an area of 97km square from beach to bushland. The City Centre has a relaxed, casual atmosphere and is a combination of cultural, civic, commercial and residential properties built on the edge of the stunning Lake Joondalup.

Residents and visitors enjoy the cosmopolitan feel and excellent selection of restaurants and cafes around the City Centre. There are many beaches and parks to explore.

Our beautiful City has always attracted international guests and immigrants with over 50 per cent of our population born overseas.

The Joondalup City Centre is located 25 minutes north of Perth along the Mitchell Freeway. There are frequent trains from the Perth Underground Station to the City Centre and surrounding suburbs.


Joondalup enjoys a sunny, Mediterranean climate. Summers are hot and dry with an average temperature of 32 degrees during the day. Winters are cold and wet with an average day time temperature of 18 degrees.


Banks are open from 9.30am - 4.00pm Monday to Thursday, and 9.30am to 5.00pm on Fridays.

Automatic Teller Machines (ATMs) are plentiful and readily available 24 hours a day, seven days a week across the city.


The City boasts 17km of stunning coastline, stretching north from Beach Rd in Marmion, through to Burns Beach Rd in Burns Beach.

The beaches within the City have many facilities, which makes visiting them a pleasurable experience for residents and tourists of all ages. Several are opposite parklands, which are ideal for picnics with facilities such as BBQs, play equipment, toilets and adequate parking. Beach Patrols

PatrolsThe most popular beaches are Sorrento, Hillarys and Mullaloo. The Sorrento and Mullaloo Surf Life Saving Clubs provide lifeguard patrols on weekends and public holidays, while midweek lifeguard patrols are supplied by the City in conjunction with Surf Lifesaving WA. The hours of patrol at these beaches are:

Sorrento Beach from 6.00am to 6.00pm

Hillarys Marina from 8.00am to 6.00pm

Mullaloo Beach from 6.00am to 6.00pm


The City has one of the region's largest cultural programmes with festivals, exhibitions, concerts, children's events, markets and cultural celebrations just some of the events organised by the City each year.

The Joondalup Festival is the region's largest cultural event and represents the finale of the City's Summer Event Season. Highlights include a licensed festival tent with a program of performances by local, national and international award-winning companies.

The Little Feet Festival is a free annual event for children under twelve and their families. The Festival started in 1993 and has become the premier event of its kind in the region. The focus of the festival is on participation and the program is full of high-quality, fun, hands-on activities to challenge, stimulate and excite children.

Music in the Park offers free summer twilight concerts held in parks across the City each year for the enjoyment of residents and compliments another highlight of the cultural calendar, the annual Valentine's Concert held in the grounds of the Joondalup Resort.

Other popular events include:

Sunday Serenades - a series of afternoon concerts held on the third Sunday of every month, from April to December, in the City of Joondalup Civic Chambers. The focus of the concerts is fine music including chamber music, musical theatre, opera and other traditional styles. Tickets are priced to ensure accessibility for patrons.

Joondalup Eisteddfod - one of Western Australia's largest Eisteddfods, providing valuable performing experience to up-and-coming talent in Western Australia. Performers take to the stage before a supportive live audience, with feedback from professional adjudicators.

Joondalup Twilight Markets – featuring original and handcrafted clothes, art, toys and giftware developed by local artists, designers and craftspeople. Free to browse, with live music and children's craft activities, these markets offer a great evening experience for the whole family.

Community Invitation Art Award - a highly prestigious, annual visual arts exhibition that aims to recognise the skills of prominent West Australian artists who are living locally or who are members of the Joondalup Community Arts Association and to provide the City of Joondalup community with access to a high quality contemporary art exhibition.

Community Art Exhibition - an annual exhibition, open to all residents of the City, and members of local visual arts associations. This exhibition celebrates the creative talents of the local community.


The City's passive parkland areas are a great place for family picnics and barbecues or just to relax and walk the dog (dogs are permitted at most of the City's parks).

Active parks are used by sport and recreation groups for activities such as football, rugby, cricket, soccer, hockey, baseball, softball, tee-ball and many other outdoor leisure pursuits. Parks can be booked for sporting fixtures, community events and private functions. Conditions apply and applications need to be made for community events and private functions.

Edgewater is a suburb of Perth, Western Australia, located 23 kilometres north of Perth's central business district. Edgewater was approved as a suburb name in 1974, and its local government area is the City of Joondalup. It is a very quiet suburb with only 3 entrances in and out, so traffic is relatively quiet. It is Perth's best kept secret, with the Lake full of birds, turtles and if you go for an early morning or evening walk, you're bound to come across some kangaroos! The walks are beautiful and plentiful.
