It is an ideal base for the Lake District, Pennines, Dales and Hadrian's Wall, only 12 minutes from M6 junctions 39 and 40. The Eden Valley is ideal cycling country, and there are attractive local walks. The house has two double letting bedrooms, one en-suite, plus second bathroom. Comfortable sitting room with log burning stove connected to modern kitchen, cosy dining room, and large utility room. Off-road parking, and secure bike store. Private garden looks over to Pennines.

The front door opens into entrance hall with stairs at the end.
The living room has two sofas, a log burning stove, TV with freeview and DVD player, Hi-Fi with radio and CDs.
The connected kitchen has oven, hob, fridge, dishwasher, central table.
The dining room has oak dining table for up to 8 people. Large selection of books.
The utility room has washing machine, freezer, micro wave oven, second sink.
Upstairs, there are two double bedrooms, one with en-suite power shower room, and second bathroom with bath and power shower over bath.
The kitchen back door leads to a glass porch and connects with a second single storey studio holiday cottage for a couple called the Bower House, see separate website. Ideal for older generation on family holiday.

Private garden with table and four folding chairs to enjoy long view over Eden Valley to Pennines. Screened car park for one or two cars. Garden opens onto private but shared dog walking field. The house is on the edge of Morland village but only five minutes walk from village centre with 7 day Mill Yard Cafe, open also for pizzas on Friday evenings, and bistro dinners on Saturdays. Crown Inn pub open every evening, serves meals at weekends.
Morland church has only Saxon tower in North West England. Picturesque village street, Water Street, runs beside Morland beck (river), with parallel mill race, white wooden bridge by ford, weir and waterfall.

Short breaks accepted. Closed Christmas and New Year. Greengill House can be combined with the Bower House, for a couple, Jubilee Cottage, for a couple, (opening July 2012), and nearby campsite for up to 5 caravans and campers.

The Lake District is justly world famous, and more beautiful than can be imagined. Inspiration of William Wordsworth and the Lake Poets, and many other later artists and writers, including the great Beatrix Potter.
It is a great playground for the active walker with breathtaking new surprises round every corner. While the central towns are busy, it is easy to get away from the crowds and be alone all day.
The Lake District has some of the country's top restaurants, the excellent Theatre by the Lake at Keswick, Abbott Hall art gallery in Kendal, Zeffirelli's cinema in Ambleside and many other attractions.
The Eden Valley area
Morland is in the heart of the rolling Eden Valley centred on the River Eden with the Lake District on the west and the Pennines on the East. It is a quiet area but very convenient for the M6 motorway and the main London train line. It is lush farming country specialising in dairy, beef and sheep with mixed woods.
Very good touring base for the Lakes, the Pennines, the Dales and Hadrian's Wall, all within 45 minutes. Local walks and cycle rides in all directions. Fishing on the Eden, and scenic local golf courses.
Pretty local towns like Appleby and Kirkby Stephen, mediaeval castles and pele towers, attractive villages.
