DOWNLAND COTTAGE is a modern two bedroom detached bungalow situated in a cul-de-sac of 3 properties. Nestling in the hills of East Dean it offers easy access to some lovely rural downland paths and also is within walking distance of village shops, a restaurant and local pub serving great food. There is a farmers market on Wednesday. East Dean is located approximately 5 miles from Eastbourne and 20 miles from Brighton. Seaford and Newhaven are close by.
The bungalow is surrounded by gardens and there is a large driveway with parking for 3 cars. It has the attraction of a south west facing garden with decking area for those alfresco evenings, a summer house and also the added advantage of conservatory with comfortable seating. From the front and rear gardens there are lovely views of the surrounding downland and distant views of the sea at Birling Gap. The spacious living room has colour TV (with 20 cable channels), DVD player, Video player and FM radio/CD player. From this room a door leads into a spacious second reception room which also has a double sofa bed, computer table and internet connection, French doors leading out to the rear garden and decking area and, to the front, French doors leading out to a balcony decking area. There is a through archway leading into the dining room and from this room sliding doors lead into the conservatory and further sliding doors lead out to the rear garden. The kitchen is fully fitted and equipped with dish washer, washer dryer, fitted double oven, hob, fridge/freezer and microwave. The bathroom is newly fitted with a full size double ended bath and separate shower, toilet, hand wash and heated towel rail. The separate cloakroom has a toilet, hand wash basin and heated towel rail. The twin bedroom has a small TV/DVD and looks out to the pretty rear garden. The master bedroom has a double bed, sofa and fitted wardrobes and enjoys fine views

The gardens are lawned with mature shrubs. There is a summer house with chairs and table. The decking area has a table and chairs. To the front of the house is a path leading from the driveway up to the front door, and gardens.
Conditions
We require £300 booking deposit and six weeks prior to arrival the balance is due. There is also a returnable house deposit of £100 against breakages/damage which is returned after departure and once the property has been checked. There is a welcome book on arrival and all linen and towels are included in the price. Went Lane is a private drive ending in a quiet cul-de-sac of 3 properties and part of the drive is a little steep and may not be suitable for some elderly and disabled people.

The Coastal town of Eastbourne is approximately 4 miles away and offers a comprehensive range of shopping and leisure facilities.
Eastbourne has a reputation for sunny weather, a major factor in attracting thousands of holidaymakers to this part of the East Sussex Coast. The town boasts more hours of sunshine than almost any other English holiday resort. East Dean is a hamlet approximately 5 miles west of Eastbourne and is surrounded by natural beauty
The Eastbourne / East Dean area
East Dean is downland village with fantastic walks and cycle rides over the South Down Way. Or swimming at Birling Gap. Brighton is close by a bustling cosmopolitan town with all shopping facilities and night life. Or Eastbourne with all shopping facilities, some fantastic restaurants, and the famous marina. There are some lovely pubs serving very good food. Riding and cycling are all close by.
East Dean is surrounded by beautiful countryside and includes the Seven sisters park, Beachy Head, and Birling Gap. Brighton is also close by.
East Dean is a petty village nestling in the south downs and surrounded by natural beauty. Within walking distance there is a local grocery shop, a fabulous pub serving good local food, news agent, restaurant and local butcher. Farmers market on a Wednesday.

Train from Victoria Station to Eastbourne approximately one hour and 40 minutes, or Gatwick airport approximately 45 minutes.
There is a taxi service at Eastbourne Train Station. All car hire can be organised with prior notice, which will take you to East Dean Village approximately 5 miles west over the South downs out of Eastbourne.

We have stayed twice at this accomodation and on both occasions we were not let down. In 2011 we stayed here during August for two weeks, which covered Airbourne in Eastbourne. The accomodation is superb. Plenty of room for two adults and three children to spread. The bedrooms are lovely and the beds were very cosy at night. The addition of the side extension has created the extra room with the second freeview TV and sofa bed. WI-fi access was excellent. The bathroom facilities are superb; an excellent roll-top bath and separate power-shower cubicle. Also the 2nd toilet was very handy. The kitchen is very well equipped and the conservatory and garden saw plenty of use. There is a superb bus service from East Dean which runs between Brighton and Eastbourne. The buses literally run every 15 minutes and on Sundays there is a slight detour to take in Beachy Head. The location: East Dean is such a lovely location. Plenty of walks from here, especially if you are adventurous and fancy walking along the South Down cliffs. Seaford is only a few minutes away and has a lovely quiet pebble beach. Eastbourne is also only minutes away and is a delightful seaside location, full of plenty of things for people of all ages to enjoy. Brighton is only half an hour away, too. We will stay here again and I thoroughly recommend this accomodation. |
