An attractive detached character property located in the rural hamlet of East Dean and surrounded by gardens and grounds of approximately one acre and also with a heated swimming pool and pool house.

The Spinney is a superb base for those that love walking, relaxing, swimming, or town facilities. Nestled in the heart of the South Downs and close to the South Downs Way and in an area of natural beauty. Walks from the property can take you to a different hamlet each day. The Spinney is owned by local hoteliers and are offing all the little extras one would expect in hospitality-fluffy white towels and Egyptian cotton. The property has two reception rooms (dining room and sitting room) a conservatory and further sun room. with views The fully equipped and spacious kitchen also has a breakfast room. There is also a boot room and downstairs cloakroom. The master bedroom is a spacious double and can accommodate an extra z bed The family bathroom also has a shower. The 4th bedroom has bunk beds. There is also a twin bedroom and further double bedroom. Each room has Tea/coffee making facilities.

The garden is 1 acre and mostly lawned surrounded by trees making the property completely secluded. There is a shed for bikes. The swimming pool has a patio area and a changing room. There is parking for up to 6 cars.

Conditions

We require £300 booking deposit and six weeks prior to arrival the balance is due. There is also a returnable house deposit of £150 and £40 over per additional person against breakages/damage which is returned after departure and once the property has been checked. There is a welcome book on arrival and all linen and towels are included in the price.

The Coastal town of Eastbourne is approximately 4 miles away and offers a comprehensive range of shopping and leisure facilities.

Eastbourne has a reputation for sunny weather, a major factor in attracting thousands of holidaymakers to this part of the East Sussex Coast. The town boasts more hours of sunshine than almost any other English holiday resort. East Dean is a hamlet approximately 5 miles west of Eastbourne and is surrounded by natural beauty

East Dean is downland village with fantastic walks and cycle rides over the South Down Way. Or swimming at Birling Gap. Brighton is close by a bustling cosmopolitan town with all shopping facilities and night life. Or Eastbourne with all shopping facilities, some fantastic restaurants, and the famous marina. There are some lovely pubs serving very good food. Riding and cycling are all close by.

East Dean is surrounded by beautiful countryside and includes the Seven sisters park, Beachy Head, and Birling Gap. Brighton is also close by.

East Dean is a petty village nestling in the south downs and surrounded by natural beauty. Within walking distance there is a local grocery shop, a fabulous pub serving good local food, news agent, restaurant and local butcher. Farmers market on a Wednesday.

Train from Victoria Station to Eastbourne, Polegate or Seaford approximately one hour and 40 minutes, or Gatwick airport approximately 45 minutes.

There is a taxi service at Eastbourne or Polegate Train Station. and Seaford Train Station, car hire can be organised with prior notice, which will take you to East Dean Village approximately 5 miles west over the South downs out of Eastbourne.
