The Guesthouse East
About the home
The 4 star, silver-rated Guesthouse East B&B in Eastbourne was awarded 1st place in the The Independent‘s Top 50 B&Bs.
It offers self catering accommodation with the option of bed and breakfast that is contemporary yet laid back, stylish yet comfortable – the ideal place to escape with family, friends or someone special.
Set in an elegant Grade II-listed Regency villa just 50m from the sea, this boutique guest house in Eastbourne, Sussex has six stylish holiday suites, each complete with bedroom, bathroom and kitchen, plus a seventh large family bedroom with ensuite bathroom. And if you don’t fancy self catering, opt for bed and breakfast.
Several of our larger suites offer family accommodation. Some of our family accommodation has room for 5, with futons, sofabeds and/or pull-out beds giving extra bed flexibility. For even bigger families, or for older children that need their own room, there’s also the option of taking over a whole floor by booking two suites.
We’re also very baby friendly. If you’re travelling with a baby we can provide travel cots, high chairs, booster seats, bottle sterilisers, baby bath, bouncy chair, bumbo chair, plastic crockery/cutlery and even a few books and toys. And each suite has a flatscreen TV with DVD so pack favourite films.

The South East England / Sussex region
Officially the sunniest spot in the UK, Eastbourne was voted Britain’s number one holiday-friendly destination in a survey by Virgin Money Travel Insurance.
This award-winning seaside resort nestles at the foot of the South Downs and Beachy Head, with unbeatable walking and cycling to be enjoyed. Located just 25 miles from Brighton, and 17 miles from Hastings, Eastbourne attracts almost 5 million visitors each year.
The Eastbourne / Town Centre area
Whether you fancy taking in a West End show or concert at Eastbourne’s fabulous bandstand, enjoying a stroll on the pier, roller skating along the promenade or even having a go at some water sports, Eastbourne can offer it all.
The charming town centre has a surprising number of excellent restaurants and a good selection of shops to while away a few hours – including a Museum of Shops. There is also the excellent contemporary Towner art gallery, plus four theatres, bars and clubs.
It’s also a family friendly resort – to keep the kids entertained, the Eastbourne Miniature Steam Railway, Treasure Island and Fort Fun offer plenty of entertainment, including rides, crazy golf and go-karting, and there are bags of further attractions to visit within the surrounding region.
Our lovely clean, pebble beach has been featured on TV as exceptionally family friendly. KidzSafe waterproof identification wristbands are supplied free of charge so that parents can tag children with their mobile phone numbers. The pier offers traditional seaside amusements and if you’re trying to drag them away, Fusciardi’s ice-creams are unsurpassed as bribery!
Eastbourne has something for everyone – whether you’re looking for a traditional seaside holiday or a culture break.

From the moment we arrived Sarah and Carl couldn't do enough for us. Our rooms were spotless the linen and furnishing were of very high quality and I cannot rave about out stay enough. The added convenience of the kitchenette was brilliant very well equipped and spotless. I would recommend to any one.
Thank you so much! I hope other potential guests enjoyed your feedback as much as we did!
We really put our hearts into providing a lovely set up and service here and it is so rewarding to hear that our guests enjoy themselves - it makes it so worthwhile.
