About the home

Situated on the beach-front in the thriving seaside village of Pevensey Bay, this lovely house offers everything you need for the perfect holiday. It is quiet and peaceful yet less than 5 miles from Eastbourne.

Just 2 minutes walk into the village centre with local shops, pubs and restaurants. Less than 2 miles from Sovereign Harbour with it's shopping complex, restaurants and cinema.

Leading from the two main bedrooms there is a balcony with stunning seaviews. It also has the benefit of a fully enclosed front garden leading directly onto the beach and a patio garden at the back of the house.

Downstairs, the property houses a good size lounge looking out to the sea, with Freeview TV and DVD player, plus a selection of dvds and plenty of books and games.This opens out at the back to the dining area and then round the corner (open plan)to the kitchen. Tilt and slide patio doors open on to the front decking area which looks out over the sea.

The fully equipped kitchen has a gas hob and electric oven, dishwasher, washing machine, fridge freezer, and microwave. There is a shower room which is really convenient for when you come off the beach! The fourth bedroom, with full size bunk beds is also downstairs and enjoys sea views. Upstairs there are three comfortable bedrooms, 2 doubles both leading out onto a balcony with table and chairs overlooking the sea, and a twin bedroom.
There is also a shower room and a bathroom with bath and washbasin.

There is off-street parking for up to 2 cars. One to the rear and a further space at the front.
In front of the house,on the beach there is a fenced garden which is part lawn, part seating area. A gate leads directly on to the beach.
The beach is a mixture of sand and shingle. There is always plenty sand for a couple of hours either side of low water.
To the rear of the property there is a completely enclosed, private patio area with garden furniture and a rotary clothes line.
To the side of the house there is a lockable shed containing a charcoal-fired barbecue and a pair of reclining garden chairs.

Conditions

Refundable breakage deposit of £100 required with final balance payment, to be returned within 2 weeks of your departure (subject to satisfactory inspection of property).
Deposit required to secure your booking - £250 per week for July, August, Christmas and New Year bookings, £200 for other times.

The South East England / Sussex region

The area is known as " the sunshine coast" as it has it's own mini climate and the highest average number of sunshine hours in England.

Pevensey is on the South Coast between Brighton and Hastings ans also very near the South Downs.

The Eastbourne / Pevensey Bay area

In the heart of 1066 country with it's many walks. Beachy Head and Seven Sisters Country Park within a few miles
Pevensey Castle about a mile away (you can even walk across the fields to get there!) Also near Herstmonceaux Castle, Battle and Hastings.
There are theatres in both Eastbourne and Hastings. There is a concert hall in Bexhill on Sea and we are only 20 minutes by car from Glyndebourne with it's summer opera season.
The Sovereign Centre (app. 3 miles) has a gym and 2 swimming pools, one with wave machine.
Drusilla's Zoo and Fun Park nearby.
2 golf courses within a few minutes drive.
Spray Watersports runs windsurfing and sailing courses for anything from 2 hours upwards.
Bring your own dinghy or windsurfer and set off from the beach outside the house!

By car - At the Pevensey roundabout on the eastern end of the A27 take the A259 following the signs for Eastbourne and Pevensey. Turn L at the lights and follow the road until you reach a small one-way system. Follow the road round to the right and take the 2nd left into Bay Road. The Promenade is at the end of this road. Turn R at the end. No1 is the first house on the right.

By rail -Pevensey Bay station (0.7 miles) offers a very limited service of about 5 trains a day. Pevensey & Westham (1.8 miles) is on the mainline service from London Victoria to Hastings.
By bus - Pevensey Bay is served by the No 99 bus from Eastbourne to Hastings. There is a 15 minute service throughout the day and the bus stops at the end of Bay Rd.

By coach -There is one National Express coach (Service SH024) from London Victoria Coach Station departing at 15:00

“Perfect Location” Just back from our fabulous holiday in 1, The Promenade, Pevensey Bay. With five kids, two adults and a budget, it's tricky to get both a lovely house and a great location - usually there's a compromise. This year we got both and I can't stop raving on about how great it was to be directly on the beach and to have the balconies looking out. The best part for me was the little garden out the front. Perfect for a cup of tea and a book, sunbathing, kids playing and people watching. The house gave enough room for us all and with the back yard we had an extra dining space. We did happen to get the best weather ever so I may be biased but would highly recommend and would go back just to sit in the front garden all day.

“We had such a wonderful time” We had a great holiday. I am delighted to say that me and my family had a wonderful stay at Pevensey Bay. The location of the house is amazing. One, the Promenade is a holiday home on the waterfront. Imagine sitting on the balcony or in the garden and watching the sailing boats coming and going. This property offers truly superior accommodation. An extra special place to stay. The house is excellent and in beautiful surroundings. It is a very well maintained house with excellent facilities. It is a proper beach house – a garden leading straight to the beach. Stunning views over the sea. Sleeps 8 in four bedrooms with three bathrooms. It was very clean, comfortable & well equipped. The beds were superior to other self catering accommodation we've stayed in. The site was very peaceful . Eastbourne town is just a short bus ride away. We really had a lovely time in Pevensey Bay. Everything was thoughtfully and beautifully. The welcome vine was very much appreciated. Many thanks to Teresa.

“Fabulous family home in perfect beach location” If only i could remember everything i wrote in the visitors book on the day we left!! We had such a wonderful family time. The compact house had everything we needed and we will definitely go back soon if we can. Waking up to the beautiful sea view in the morning is priceless!
