This well equipped four bedroom holiday property has flexible accommodation with plenty of space for a family holiday or for a short break at any time of year. The front of the house boasts a large decking area and first floor balcony, a perfect place to have a drink and watch the rolling waves.

Ground floor

The front door leads into a small porch with hooks for coats. Through the inner door is the main hallway. Off the hallway is the dining room. Large sitting room with gas log burner to keep you warm on those winter evenings. Leather sofas and chairs for relaxing, flat screen digital TV/Freeview and a separate DVD player and iPod docking system. Windows at the front of the sitting room look straight out onto Pevensey beach and the french doors at the back of the sitting room lead out onto an area of decking and fully enclosed pebbled garden with paved area to the front of the garage.

Cloakroom with WC and basin.

The kitchen is fully equipped and has a small kitchen table, electric double fan oven with gas hob, toaster, microwave, coffee percolator and a large American style fridge/freezer which dispenses chilled water and ice, dishwasher, flat screen TV/Freeview and CD player. Storage cupboard with shelving, high chair and travel cot. The kitchen door leads out onto a large enclosed decked and pebbled area offering outside dining with a table and chairs for 8 - great for BBQ's and outside entertainment on a summer's evening. First floor

Single bedroom with chest of drawers,wardrobe, bedside table and bedside lamp. Double bedroom with king size bed, bedside tables and ensuite shower with WC and basin. The bedroom boasts a lovely large balcony which runs the length of the front of the house with views out to the sea and can be accessed from this bedroom and the family sitting room. Wonderful for those summer days to relax and enjoy the views and a drink as the sun goes down.Twin Bedroom with 2 single beds, bedside tables and cupboards.

Family Sitting Room with futon which pulls out to a double bed, two chairs, TV, Freeview decoder, DVD player, and a selection of family games. French doors leading out onto the balcony. Family Bathroom with bath with overhead shower, WC and basin.

Please note: Due to the spiral staircase this property is not suitable for young children who are mobile.

There is parking for 2 or 3 cars immediately to the front of the property or at the rear in front of the garage which then allows access to the rear of the property through the back gate.

This property is happy to accept dogs by previous arrangement only. There is a £20 fee per dog per week which must be pre-booked. Please remember that dogs are not allowed to be left unattended in the property at any time and they must remain downstairs and are not allowed on the furniture or beds.Strictly no smoking in this property. Prices include bedlinen, bath towels (please bring your own beach towels) all utilities, pre-arrival and departure cleaning and a welcome pack.

The changeover day for weekly bookings is Saturday the high season. Other start days may be possible on request in the low and mid-season. Short breaks may commence on any day.

There is a £24 booking fee per holiday and a £250 security deposit is required prior to arrival which can be pre-authorised on a credit/debit card.

The South East England region

Just 13 miles along the coast is Hastings, with its artists community, delightful old town, fishermans' huts, funicular railway, Smugglers Adventure and seaside pier. For the odd rainy day there is Clambers Indoor Play Centre and The Blue Reef Aquarium. Go inland for a more educational trip to visit the site of The Battle of Hastings in the aptly named Battle, a delightful market town with the English Heritage site of Battle Abbey where King Harold fell and history changed forever.

East Sussex offers a variety of places to visit and activities to do which accommodate for all ages, all year round whatever the weather.

Eastbourne

On your doorstep is Pevensey Castle, one the last and strongest of the Roman 'Saxon Shore' forts that acted as the landing place of William the Conqueror's army in 1066.

Eastbourne provides an array of restaurants and shops as well as activities for all the family. Drusillas is the ideal way to entertain the children, whilst only being a 20mins car journey away. Brighton is further a field but the pier attracts a great teal of tourists each year, whilst its beaches are a hotspt during the summer months.
