Brand new conversion to holiday bungalow Sept 2010. Set in rural surroundings on edge of a pretty village, in the grounds of our house.

The accommodation is for 2-4 in one comfortably appointed bedroom with a king-size bed which can be converted into two single beds, with a further leather sofa bed which has a pull out double bed. Please note when sofa bed is pulled out it does limit space in lounge. May be more ideal for 1 adult or two children to sleep on sofa bed.

The bedroom is fully carpeted with bedside table and wardrobe.

The lounge is open plan with a fully fitted kitchen including electric oven, grill and hob with a hooded extractor fan. Fridge with small freezer compartment and micro wave. Tiled standing area.

The lounge has a pull out leaf dining table and four chairs with a further two fold up stools. Wall mounted Flat screen TV with free view and sofa and leather bean bag.

The entrance which is tiled leads off to tiled shower room fitted with walk in corner shower, toilet, sink, heated ladder towel rail and storage unit.

Outside is plenty of secure parking. A slabbed patio area is right in front entrance of annexe with seating and table.

The garden will be shared with us but is very large and well landscaped with a very large lawn and mature flower beds.

Beware if accompanied with small children-there is a large pond not fenced off and stream runs down side of property.

20 mins to Cheddar Gorge and Wookey hole .

30 mins to Bath -Royal crescent, Roman Baths and new Spa. tours by open bus to all attractions.

30mins to Bristol - Ships the Matthew and SS Great Britain, with great walks or ferries around the new updated harbour area, lots of places to eat and drink, museums, the Clifton Suspension Bridge, Zoo just to name a few!

20 mins to Wells-Catherdral and Bishops palace. Market in town square every Wed and Sat

35 mins to Street - Clarks village - large discount shopping mall-specially good for shoes. Also great outdoor swimming pool open May to September.

30mins to Glastonbury-Home of famous rock festival but has interesting shops,Ruins of the Abbey ,the Chalice gardens and the Tor.

20 mins to Tyntesfield house Wraxall- National Trust

1hr 10mins- Wye Valley- Chepstow- Monmouth- Symonds Yat-Ross on Wye via Severn Toll Bridge-£6.20 per car

East Harptree

East Harptree is a small friendly quite village but is supported by a excellant pub the Waldergrave Arms - with good food and special curry and Lasagne nights with a drink for £6! small village shop and lovely walks-a wooded combe opposite the Leylands and up to the mendip hills to wonderful views across the Chew valley and lakes or views of the cheddar valley to Glastonbury tor.

The famous Chew Valley lakes-known for good trout and carp fishing-boats,tuition look at for prices.

These Lakes have picnic areas and great walks and cycle paths.

Horse Stables near -Tynings trekking centre Shipham for trekking on Mendip Hills- 15mins

We are 35mins from the Bath and West show ground which holds many venues-Agricultral ,garden shows

Cars,bike,antiques, live bands.craft -all year round.

There are many good country pubs with log fires and good homley food - 5 to 10mins in car away.

Good village shop in West Harptree-Bowdens- open 7 days a week - bakes own bread and provides good selectionof local produced food and wine.

Farm shop near with restaurant and lovely cream teas-5mins drive.

Good base for shopping trips! - Bath new shopping area - Cribbs Causeway Bristol - Cabots Circus Bristol City Centre - Clarks Village Street - Wells markets Wed and Sat mornings - Weston -Super-Mare town Centre.

"great place to stay"

We stayed at Leyland's in sept it was a lovely week , the place is clean and Lynn and Phil were really helpful , we even left our dressing gowns and they posted them back to us free of charge , we were we'll come to use the garden , the area is lovely we would go back again no complaints at all , thank you Lynn and Phil for your hospitality 5stars

"Superb, delightful getaway retreat"

I loved my stay in East Harptree and this immaculate and clean annexe. I felt thoroughly refreshed and envigorated after my stay here. It was lovely to have a view of the sheep field out of the window! It was also very quiet, no busy roads nearby. Very thoughtful hosts.

"Fabulous place to stay with fantastic hosts."

We stayed here just after my son was born. We found Lyn & Phil absolutely brilliant, nothing was too much trouble (even a very talkative little girl didn't seem to bother them!!) The location was great, not too rural that you couldn/t get about but set in beautiful surroundings that were peaceful. Booking was a doddle, they were easy to contact and returned emails and phone calls asap. The accomodation itself was beautiful, well equipped and extremely clean. We would love to revisit, in fact planned on doing so again this year until the children got sick!.

"If you are looking to stay around the Bath / Wells area look no further."

This is the second year we have spent travelling through the Uk during the months of July and August and this is the best one bedroomed accommodation we have stayed in for comfort and the helpful consideration of the owners. A car is essential but if you are visiting this area with so much to see you would obviously have one. The location is superb being close to Bath, Wells Bristol, Cheddar Gorge and if you want tourism Wookie Hole. If you are visiting the cities use the Park and Ride they are excellent! Highlights of the week for us was the visit to Wells and the walk around the old town and a trip to Minehead. Lovely seaside town without the crowds of Weston Super Mare. The owners are very knowledgeable and will recommend a couple of local restaurants which both offer very good food. The photographs do not do the place justice and the outside seating area is much softer now with screening and shrubbery.

"A little gem, larger than appears in photograph, clean, quiet and pleasant."

The owners Lyn and Phil. were very welcoming and helpful and provided some delicious local produce for us when we arrived which was a very nice touch. The accommodation was a lot larger than appears in the photographs, especially the bathroom, which has plenty of storage space as does the bedroom. A nice patio area was provided and the extensive garden was very pleasant. Once we' found our feet' we found it easy to get around, there are plenty of places to visit in the area, with village shop and Farm Shop with cafe not too far away and a delightful bakery/cafe in a village nearby, think it was called Lindys bakery, not sure on this one! Would say it is probably essential to have a car as footpaths scarce along small roads nearby, we did not find this a problem though, however there is a footpath across field to village. Unfortunately we did not use this as we were staying at the property in the worst weather this country has had for years with bad floods, apart from walking across fields, we did not let this stop us travelling about and we still had a great time! From this property it was easy to get to Wells, the park and ride for Bath and Weston Super Mare with its new pier and its very nice restaurant Tiffanys at the very end of the pier. We cycled along the sand at Bream Sands on the one sunny day we had. All ine all I would really recommend this bungalow which is very fairly priced. Thanks again to Lyn and Phil. "Perfect for a country hideaway"

Having arrived after a fairly long drive and taking in a a quick drink at a local public house ;) we arrived to be met by the owners, who made us feel so welcome, we all enjoyed a well earned drink on the sunny patio. Leylands Annex was absolutely perfect for any couple like ourselves wishing to escape to the country and explore all of what the area has to offer (Wells, Bristol, Cheddar and beautiful Bath) be prepared to put some driving in though. The conversion of the annex is to an extremely high spec and has all mod-cons needed for that 'home-from-home' experience. If we had to use one word to describe or break, it would have to be FAB!
