A 5 minute stroll to the sea leads to a beautiful award winning beach whilst the golfer is well catered for with many local courses and St.Andrews & Carnoustie a short car journey away. There are many routes for the cyclist and horse riding is available close by. Although in a good central location for all amenities the property is situated in a quiet street with easy parking.

The property has a unique layout making it an interesting house to stay in. It has lots of space and storage for luggage, sports equipement, bikes etc. There is one family bathroom with shower but also has a downstairs Cloakroom with WC and wash-hand basin.

A lovely Decking area was added recently with table and chairs - available all year. The seating area is sheltered and private - ideal for lunch or a spot of sunbathing!

There is off street parking for one medium sized car.

Children are welcome however as there are 2 flights of internal stairs: may not be suitable for toddlers or people with mobility issues

Pets are welcome with prior arrangement only and subject to £35 supplementary charge.

Welcome pack of groceries can also be arranged upon request.

Broughty Ferry has its own Castle and sits in an ideal position to visit Dundee, City of Discovery with Museums Leisure pool, Theatre and an abundance of shops,bars and restaurants. Broughty Ferry is also close to the University town of St.Andrews famous for its golf and steeped in history. With Carnoustie, another golfing haven, only a 10m drive away and many other private and municipal courses the golfer is well catered for.

Dundee is a south facing city giving it a claim to being Scotland's sunniest and warmest city - it's an ideal location for all ages and interests with great cycle routes and walking for all levels of fitness.

Broughty Ferry allows you to visit lots of places from small fishing towns to HRM The Queen Mothers residence at Glamis Castle just a short car journey away.

The River Tay offers an ideal opportunity for sailing with dolphins and seals in the award winning waters off Broughty Ferry beach. For the cyclist there are cycle tracks from Dudee to the beautiful beach at Carnoustie and beyond. Dundee city boasts two football teams and an ice-hockey team playing out of Dundee Ice Arena.

The area has many parks such as Camperdown Country Pak with a wildlife centre and adventure playground. The annual Blues Bonanza brings Blue's lovers from all over the world and with Dundee's history of scientific activities the "City of Discovery" boasts the RRS Discovery, RF Scott's Antartic exploration vessel.

"Great holiday rental"

This was our second visit to this lovely rental house. As on the first visit (in 2011), the house was very clean and well maintained. The house was as described on the web page and the furnishings were comfortable and attractive. The kitchen was well equipped with cooking utensils, pots and pans, crockery and cutlery and we cooked many meals there. Fridge, stove, microwave, dishwasher were all clean and in good working order. The combined washer/dryer in the basement worked well. Wifi was available and TV had a good selection of channels. Bedrooms and bathroom upstairs were attractive and very clean. The stairs going up to the bedrooms might be difficult for people with mobility issues. There was always hot water available and the shower over bath worked well. The heating system in the house was excellent and ensured a cozy house on cold October days. There is a very pleasant outside patio that I'm sure one would enjoy if the weather permits. There were hanging baskets of flowers on the patio and front door even in October….such is the attention to detail at Embden House. There are many shops, restaurants nearby and bus service is good in the area. We enjoyed very much both of our visits to this lovely rental and hope to return soon.

We always try to maintain the highest standards within Embden House both in terms of amenities and cleanliness and it is therefore very rewarding to have such a recommendation from a returning guest. Thank you

"Disappointing End"

Comments from all Lets are always greatly appreciated for improvement and hope that anyone reading the 1 star review will compare this to the previous 5 star reviews and make their own judgement.

I am pleased you enjoyed your stay and the house met all your needs but disappointed with the review despite all attempts to meet all requirements.
When a Let is being booked the Terms & Conditions, which are signed via the booking form, clearly states a security deposit is required to cover exactly the type of items broken within this Let.

There has never been a previous occurrence whereby the security deposit has been kept but then no other Let left with 2 broken appliances.
Per a professional engineer the dishwasher was "broken due to mishandling". Therefore the claim of "circumstances outwith our control" is not relevant.

Embden House has received many recommendations & re-bookings from families who have highly commended the house, level of cleanliness & high quality furnishings. Indeed I received emails from you enquiring if the Let could be renewed for next year??!!
Despite the d/washer not working for a few days it was surprising to find dishes and d/washer in such a state despite there being a fully functioning kitchen sink.

Our lovely house continues to be highly praised by reasonable people.

"Lovely home, great location"

"A lovely house and excellent location"

We stayed for a week in Embded House whilst visiting our daughter at Dundee University. The location of the property is excellent for all of the local amenities in Broughty Ferry and only a ten minute car journey to the centre of Dundee. The house itself is well furnished and very clean with everything you could need for a comfortable stay. We would definitely book again.

"Fantastic"

Our stay in Embden House was very enjoyable, there is nothing I would change. The house had everything you need and more.
The location was very good for walking to the shops, dinning out,the beach and bus stop if you wanted to go into town.
My family and I will be back to stay at Embden House again.
