South Beach is a lovely development of 3 & 4 bedroom houses situated about 5 minutes walk from the wonderful fishing and tourist town of Duncannon.

Duncannon has a number of shops, pubs and restaurants and also a fabulous, wide, vehicle-accessible beach. A secluded part of the beach can be accessed directly opposite South Beach via a narrow lane. Also opposite South Beach is a basketball court, tennis court, a children's play area, a skate board ramp and various items of outdoor exercise equipment.

No. 41 South Beach is an elevated, very light, 4 bedroom detached house with views of the sea & open spaces to the front and fields to the rear. The accommodation comprises 4 bedrooms, large family bath room with separate power shower, en-suite shower room, separate toilet at ground floor, living room, large kitchen/diner, utility room, front and back gardens and a large timber deck to the rear for relaxing on those balmy Irish evenings!

Check-in for weekly lets is from 4.00pm Saturday ; check-out 11.00am LATEST on the following Saturday to allow for cleaning etc. Sorry, NO pets allowed and NO smoking in the house ! Also NO stag (all male) or hen (all female) parties.

ACCOMODATION : The house is fully furnished with modern furniture and all necessary bed linen, duvets, pillows, window blinds or curtains. It has oil fired central heating , electric power and mains drainage. At ground floor level and in the toilets & bath/shower rooms the floors are tiled ; the staircase and 1st floor landing are fully carpeted and the 1st floor bedrooms have varnished and polished timber floors with rugs.

The house has a pocket-sized, WiFi Hotspot device from Meteor. Wi-fi is can be obtained via the owner in advance. The cost is £15 for a 1 week/ 2Gb bundle (whichever expires first).

Living room - with leather 2 piece suite, coffee table, table lamp, decorative fireplace with mirror over, 28'' TV, DVD/video, display unit.

Large kitchen / diner - with range of laminate faced wall and floor units, large separate fridge/freezer and built in fridge, s/s sink and drainer, built in dish washer, halogen hob, gas cooker, built in extract, microwave, toaster, electric kettle, all crockery, saucepans, cutlery and cooking utensils, solid oak dining table and 6 solid oak chairs, and patio doors to garden. There is also a remote controlled TV mounted on a wall bracket.

Bedroom 4 - with 2 single beds, 2 bedside cabinets, table lamps, & single wardrobe

Utility room - with washing machine & dryer, ironing board / iron, clothes airer and work top

Toilet - with WC, WHB, mirror and shelf.

Stairs - to 1st floor

Rear garden - large garden laid to lawn with fences all round for security. Large timber deck with a timber 'pub' table and benches, 4 plastic chairs, 4 textilene chairs, glass topped table and large parasol. External power and water supply.

The Province of Leinster region

Duncannon is situated in the 'Sunny South East' of Ireland.

The ferry port at Rosslare Harbour is approx 30 minutes drive from the house. Waterford City and Waterford Airport are approx 40 minutes drive away via the Passage East ferry and Wexford Town is approx 25 mins drive.


Duncannon has a number of shops, pubs, cafes and restaurants. Some have internet access.

Roches and The Strand Tavern are the 2 pubs in Duncannon which serve traditional Irish food and also normal pub grub. Both pubs are very family friendly and always welcoming. At various times they provide entertainment from music to quizes. In addition, Roches shows live English Premier League games and also Gaelic football, hurling, rugby, horse racing etc on a large screen.

For more sophisticated dining there is Squigl's in the village, and the multi award winning Aldridge Lodge Restaurant (5 minutes drive) and Dunbrody Country House Hotel (10 minutes drive).

Duncannon has a fabulous, wide, over 1km long, vehicle-accessible beach. Cars can be driven onto the beach with all your beach and sports equipment and food and drinks.

A secluded part of the beach can be accessed directly opposite South Beach via a narrow lane.

Also opposite South Beach is an all weather basketball court/football pitch, a tennis court, a children's play area, zip-lines, slides, a skateboard ramp and various items of outdoor exercise equipment.

Activities in the area include golf (many 18 hole courses and a par 3 course about 5 minutes drive away), boating, horse riding, and fishing. The World famous Duncannon Sand Sculpting Festival takes place each August (dates vary). As well as access to the professional and amateur sand sculptures the Festival also includes a massive firework display, singing & dancing and activities for all the family.

There are many historic buildings and sites in the locality including Duncannon Fort, Tintern Abbey, The Dunbrody Famine Ship and The Hook Lighthouse. The John F Kennedy Arboretum (dedicated to the memory of John Fitzgerald Kennedy, President of the United States from 1960 to 1963) in New Ross is a massive park & plant collection of international standing. It covers 252 hectares (623 acres) on the southern slopes and summit of Slievecoiltia.

"Lovely house for a family holiday in a great location"

This is a well-equipped, spacious house in a lovely setting. Our kids loved being so near the playground and the beach. The house is an ideal based from which to explore Hook Head.

Great location, only a couple of minutes walk to the beach and playground where we spent most of our time. Great size house for large families and everything you could need. Lovely enclosed back garden and deck. A clothes line would have been most welcome though.

"Lovely bright, modern house will great sea views"

We (parents and 2 teenagers and 1 five year old) had a lovely stay in Duncannon. No. 41 has everything you need for a self catering holiday; plenty of room and is bright and airy. It was well stocked with everything you need from utensils to dryer! The sea views from the house are lovely, as is the decking area at the back. There's plenty to do in and around Duncannon. We will definitely be back!

"Fantastic location with wonderful views and just a stones throw from the beach"

The property is light and spacious and ideally located. It has a great kitchen that can easily accommodate large families and a very comfortable lounge with great views of the sea. The bedrooms are large and beds extremely comfortable while the bathrooms both have fantastic showers. There's a large playground with a tennis court and football pitch across the road from the house where the children in our party spent many a happy hour. The village centre with restaurants and friendly local pubs are a short walk away and the beautful sandy beach is accessible by car so you can drive on with everything you need in the boot. Altogether we thoroughly enjoyed our stay and would highly recommend this vacation home to friends and family.

"Home from home"

Perfectly located with great views of the sea. A real home from home - it has everything you & your family could need. Lots of spcae inside the well equipped house & a great deck outside for al fresco dining. Located in a safe, quiet area with good local ameneties - and the beach just a short walk away. I wouldn't hesitate to return!
