******NEW LISTING***** Gorgeous extended farmhouse boasting amazing panoramic sea views across the adjoining open countryside and to the spectacular mountain range of Snowdonia beyond, Tyddyn Mawr is an extended detached stone built farmhouse situated alone on the edge of the scattered rural village area of LLaneilian, part of a designated area of outstanding natural beauty, on the delightful North East coast of Anglesey. Positioned within easy walking distance of the popular coastal path and only a short drive to the family friendly golden sands of LLigwy beach, it is the perfect holiday home for both families with children and active walkers/sightseers alike. Consisting of 3 spacious bedrooms (1 en suite) and bathroom including shower cubicle upstairs, two good sized lounges (one of which includes a sofa bed), wc, an extensive fully fitted modern kitchen with eating areas and adjoining conservatory furnished with large dining table and chairs, the property is practically and comfortably furnished throughout, easily accommodating 7 guests and a further 3 by means of the sofa bed and an additional single trundle in the twin bedroom. The conservatory door opens onto an enclosed (if required) patio, ideal for barbecuing. The majority of the impressively sized garden is grassed making it a great area for the children to play (there's a good selection of outdoor games available to use) and guests both young and old may fancy having a bounce on the trampoline! With the sun shining on the garden all day long, the less energetic, may prefer to sit and relax in the tranquillity of it all, watching and listening to the abundance of bird and wildlife this idyllic setting gives home to. Anglesey has numerous award winning beaches and attractions, all of which are only a short drive away. The coastal path stretches 125 miles around the Isle giving opportunity to walk along cliff top paths and explore deserted coves, Porth Y Gwichiaid (Periwinkle bay) is a small shale cove less than a mile from Tydyyn Mawr . There are many places close by to enjoy cycling, boating and fishing (fishing trips go from Amwlch port just over 3 miles away) and with ample room on the drive for a boat and up to 8 cars. Tydyyn Mawr is an ideal place to stay when planning on participating in one or all!

3 spacious bedrooms - 1 super king with en suite bathroom including shower cubicle, toilet and washbasin , 1 super king + shorty single, 1 twin bedroom with option of extra single - all with sea views.

Bathroom with bath, separate shower, basin and wc.

2 lounges - 1 with 2 x 3 seater sofas and log burner, 1 with 3 seater chaise long style sofa and 2 seater sofa bed - both with sea views and large lcd tvs.

Large kitchen with breakfast bar and small dining table and chairs.

Conservatory with large dining table and chairs seating up to 8 - with sea views.

Ground floor wc with wash basin.

Washing machine, dishwasher. 2 x TVs with Freeview, dvd player and WiFi, selection of books, games and dvds. Bed linen and towels inc. in the rent ( please bring own beach towels). Travelcot, highchair and stairgate on request. Off road parking space adequate for 8 cars and a boat. Lawned garden with patio & patio furniture. Trampoline. BBQ selection of outdoor toys and games. Sorry, no smoking inside the property. Sorry pets by prior arrangement. Shop/Post Office and pub 1.3 miles.

No single sex groups please. ( teenage / young )

The property does allow pets by request.

Large Kennel block in the lower garden away from the house with a 5m x 3m secure run and kennels.

There is a private area with its own entrance and parking to the rear of the garages where the owners have a static caravan which they sometimes use but this does not effect the privacy of the house and is not used as a holiday let.

WE THOROUGHLY ENJOYED OUR STAY AT TYDDN MAWR. THE HOUSE WAS SPACIOUS, WELL EQUIPPED AND MAINTAINED. THERE WERE MANY EXTRAS NOT USUALLY FOUND IT HOLIDAY LETS , EG. WI-FI, EXTRA KING SIZE BEDS AND AN ENORMOUS VERY WELL EQUIPPED KITCHEN. THE OWNERS HAD PROVIDED AN EXCELLENT RANGE OF BOARD GAMES AND CHILDRENS GAMES. THE SURROUNDING VIEWS OF PASTURE LAND , SEA , AND THE SNOWDONIA MOUNTAIN RANGE WERE STUNNING. SILENCE WAS BROKEN ONLY BY THE BIRD LIFE. ALL THIS AND ONLY 10 MINS TO THE NEAREST BEACH. WE WOULD NOT HESITATE RECOMMENDING THIS PROPERTY AND VERY MUCH HOPE TO RETURN.

"What a gem!"

An absolutely fabulous property with lovely grounds,wildlife and owners. Would recommend this property for family holidays, couples and families with dogs (but only if the dogs like sheep). I have been to Anglesey many times over the past 25 years and found this to be one of the best houses I have stayed in to date. Mustn't forget to mention the barbeque, it deserves it's own five stars. Would love to visit again and hope to in the near future.

"Great location & views but decor tired. Work in progress"

Great location with superb views and close to sea. Bedrooms clean, modern decor and comfortable. Bathrooms need updating as does some of the decor which is looking tired. Kitchen modern and well equipped. Gardens require some work and maintenance as they were overgrown, unkempt and contained a derelict dog run. A little dangerous if considering bringing a dog in my opinion.

Overall had a great holiday as the location is peaceful and a superb base to see the island With a bit of work this could be a little gem.

We visit Anglesey at least twice a year since 2008 and have stayed in some great properties, but this is for us, the best yet. With ages ranging from 15 to 76, its not easy finding a suitable property… More
