This home was designed to be the ultimate get-away-from-it-all retreat. Its location on over a quarter of an acre of lawned gardens directly overlooking the sea and the golf course allowed us to design a substantial fabulous home for enjoying life.
From the sleek German designer kitchen to the four marble clad bathrooms, to the opulence of our white drawing room, this home offers every comfort and indulgence. But above all this is also a family home with the attractive family room having the much loved wood burning stove to compliment the plate glass windows overlooking the sea and mountains outside.
The separate TV/Reading room is always a hit with kids and adults alike who want peace and quiet away from the busy family room or formal drawing room.

With four reception rooms downstairs there is plenty of choice as to where to sit and relax. The two bathrooms and two en suites are fully fitted with modern showers and one master en suite offers a roll-top bath. Next to this bath is a marble plinth with an antique bust and lots and lots of candlesticks. This is the perfect spot for a late night bathe by candle light, where you can star gaze through the window above the bath.
Downstairs and the designer kitchen offers all mod cons and is fully equipped. The utility room has a separate washing machine and tumble dryer. Satellite TV offers a good cross section of channels including RTE 1 & 2,TV3, TG4, BBC 1 & 2 , Channel 4, E4 and a number of other children's and documentary channels. An upgrade to full Sky provision can easily be arranged.
Accommodation
As you walk into An Teach Ban through the heavy wooden arched door set in the Donegal stone porch turret, you enter the light filled hallway and to your left is the TV/Reading room which also has an extremely comfortable leather double sofa bed. To your right is the main downstairs bathroom and beyond that is the formal 'white' drawing room which opens onto the deck. Opposite the drawing room and across the hallway lies the kitchen which leads to the family room and dining area and out onto the deck. Also from the kitchen you enter the separate utility room and rear entrance hall with cupboards and storage space.
On ascending the curved staircase you will find the two master bedrooms to the seafront elevation, each with their own en suite and deep cushioned window seats overlooking the ocean. One master has a super-king and the other has a double bed, both mattresses are new and V sprung. The bedlinen is our point of pride as we love nothing more that getting into fresh white sheets in our holiday home. Across the landing you will find the triple room which has a double and a single bed and next to the that there is the shared bathroom which the triple room shares with the bunk bedroom. The bunk bedroom overlooks the golf course with Tramore beach in the distance. The two sets of bunk beds are new and bought form The Great Little Trading Company so they are of the highest quality. They have full adult sized single mattresses. We can make these bunks up for girls or boys in themed bedlinen, or they can be made up in quality white bedsets if the guests will be 'big' kids.
Further details outdoors:
The outside garden is laid out in lawns and the remaining outside area is tarmaced. One can walk around the house and the smooth tarmaced route around the house gives the children plenty of space to cycle or skate. There is an extensive outdoor deck, directly attached to the house and overlooking the sea and mountains. We have a substantial children's climbing frame with swings, and we can arrange to set up our sons goals on the lawn if you so wish. We have Winchester teak outdoor loungers and a selection a garden furniture for use on the deck and lawn.
Further details
The home must be left cleaned and in exactly the order that it is found. In order to make the most of the last day of your holiday and as this is a substantial home we strongly recommend that you prebook an exit clean at a cost of €100. In our experience seasoned holiday makers choose to avoid the hassle of the thorough exit clean and instead pass this directly to our trusted cleaner. NB: For those who do not wish to avail of the exit clean option, any excess cleaning incurred will be deducted from your security deposit.
The white drawing room is furnished with white and cream fabrics and designed to be a beautiful oasis for the adults to retreat to, as such it is not suitable for children. We ask that children use all the other rooms and facilities in our home, but leave this white drawing room strictly to the adults.
The theme of this house is 'get away from it all' and 'relax', as such we do not welcome hen parties or groups who want to use the house as a party base, this property is a top quality home from home and we wish to keep it that way.
Conditions
A refundable breakage deposit of £300 stg or €400 to be paid with the final rental installment and will be refunded within two weeks of departure, subject to satisfactory property inspection. 25% of rental fee due upon booking in order to secure the reservation, final balance of rental due a minimum of 8 weeks before the date of your stay.

County Donegal is a feast for the senses. From its rugged coastline to its countless beaches, its challenging hillwalks to its forest parks and its world famous links Golf Courses.
It's equally as famous for its hospitality and musical tradition, with lots of much loved pubs guaranteeing great craic.Their cosy interiors, turf burning fires and traditional music sessions are all part of the experience.

The Downings / Magherabeg area
Downings is on the stunning Rosguill Penninsula and its well established Atlantic Drive touring route.
The handwoven tweed for which Donegal is famous may be inspected by visitors at McNutts and the craft shops in neighbouring Dunfanaghy.
Beaches
Downings, the peninsulas main fishing village is situated on a beautiful curved beach. This EU blue flag beach is ideal for children as the water is very shallow, this beach is only 0.7 miles from our house. Our personal favourite beach is Tramore, situated down the sandy lane, which runs past the Golf Clubhouse.
It is approximately 1 mile from our house. This beach which is awe-inspiring (see our photos) is approximately 2.5 miles long. From our front door to the end of Tramore and back is an invigorating 11km and after running or walking that 11km, you are filled with endorphins and a good blast of bonhomie.
Another fantastic beach is Tra at Rosguill, which we call The Sunset Beach for obvious reasons. It has to be one of the most romantic spots to watch the sun go down.
Golf at Rosapenna
The Old Tom Morris Links has been attracting golfers from all over the world for decades and now with the addition of the magnificent Sandy Hills Links, Rosapenna is set to become one of the leading golfing Links destinations in the world. The Golf Club is 0.8 miles from our home. Visit www.rosapenna.ie
Other Activities
There is a privately operated, pay as you use, swimming pool and gym facility 0.7miles from our house, this building also houses a new soft play area called 'Kidz Kingdom' which offers entertainment for the younger children, particularly useful on days when they can't play outside.
The local fish factory which opens in July and August is one and a half miles away and offers a wide range of fresh fish.
The local village, 0.8 miles away, offers a grocers shop, numerous bars and restaurants and the Jaws surf shop and school (www.jawswatersports.com) Our favourite bar is The Harbour, fondly known as Martins in respect of its hospitable owner. The view out of the original sliding sash window in the front bar has to be seen, and the Guinness is great too!
Other activities include horse riding, sailing, surfing, kite surfing, Pitch & Put, McNutts tea shop for legendary cakes and high tea. Great days out include trips to the Ards Friary, Ards Forest Park, Doe Castle and Glenveagh National Park and Castle, to name but a few.
Remember if you are heading out for the night we can recommend a super babysitter (an experienced mother herself) and a reliable taxi driver if you don't fancy strolling back the mile or less from Martins.

A wonderful house in a fantastic setting with beautiful scenery and facilities close to hand. Ample accommodation for our party of 3 families and all rooms furnished to an exceptionally high standard. The garden is a real bonus especially for any children in a party as there is a lot of space for ball games/riding bikes and scooters etc. For children there is an excellent swimming pool and soft play centre 2 min drive away and pitch 'n' putt is 2 min the other way. We had a very relaxing week in An Teach Ban and Conor and Brenda certainly have a property to be very proud of. |
