There is very comprehensive guest information in the cottage, as well as maps, books, magazines, a variety of games and a varied DVD library. Anna and Matt, the owners, live nearby and are on hand if needed, whilst fully respecting the privacy and comfort of guests.
Originally built in 1800 for stabling and housing horse-drawn coaches, the Georgian Coach House and Stables conversion now has 5 stylish bedrooms, a spacious Living area, Large Farmhouse Kitchen-Diner, Morning Room, Utlity Room,Courtyard Garden Terrace and Large Front Garden. Detached and set in it's own large gardens, The Coach house is completely private and self-contained. Outside is a playhouse with outdoor toys/games and mini John Deere Tractors. To the side are 4 acres of private lawns with open countryside views and plenty of space to kick a ball or fly a kite! Plenty of parking and storage for bicycles. A luxurious retreat with a host of thoughtful extras and plenty of brand new bathrooms. The Coach House welcomes 8-10 guests with flexible sleeping options (single,twin or kingsize) in 2 of the 5 bedrooms. There is a useful downstairs bedroom opening onto the pretty courtyard.
The Coach House is quietly situated at the end of it's own sweeping driveway on the edge of the peaceful riverside village of Hilgay, 4 miles south of the historic town of Downham Market. Tucked away but ideally placed for touring the Big Skies of this beautiful region, being close to Suffolk and Cambridgeshire and only a short drive from Norfolk's glorious unspoilt coastline. In walking distance are a general store/butcher's, farm shop, pub and Dent's 'Barn Cafe' open 7 days a week serving delicious meals from locally sourced produce, local beers and ales. The Carvery on Sundays is very popular as is the Farmer's breakfast! Arbuckles American Diner is 3 miles away and a further choice of restaurants,pubs, swimming pool, supermarkets and services are to be found close by in Downham Market. Superb fishing lakes are located less than 1 mile away at Dent's Farm, Golf at Ryston Park and Denver (with floodlit driving range) are both 3 miles away. The village has an excellent play area with new equipment. Church Farm at Stow Bardolph (4 miles) is an excellent children's attraction with animals, tractor rides, indoor and outdoor play area. The Cathedral City of Ely, King's Lynn, Cambridge and Norwich are within easy reach on good roads. Thetford Forest is a short drive with the famous GoApe treetop adventure and 50,000 acres of pine forest, including 30 miles of superb bike and walking trails. 8 miles away is the exceptional Welney Nature Reserve; 1,000 acres of abundant wildlife and wildflowers.
Bedrooms include: 1x kingsize with ensuite, 1x double with ensuite, 1x twin plus 2 additional bedrooms with flexible sleeping: either 2 x single rooms, twins or Kingsizes. The twin and upstairs flexible room are next to the family bathroom, with WC, bath and shower. The downstairs flexible bedroom is near the WC whilst quietly located in the converted old stables. Bedrooms have black-out blinds as well as curtains and are thermostatically controlled by guests.
Outside, the Mediterranean-style courtyard garden is bathed in sun all day. There is plenty of space to BBQ, dine and relax around the olive tree and step straight out of the kitchen, lounge or stables bedroom for morning coffee. The ground floor is on one level with no steps and a smooth floor. At the front, large, private enclosed gardens are ideal for younger guests to enjoy the playhouse as well as kick a ball or fly a kite. The mini John Deere Tractors are very popular! Enjoy sitting amongst the mature oak trees taking in the stunning Norfolk sunsets and rich wildlife or take peaceful strolls along the river in the village. A Norfolk 'Green Lanes' for cycling passes along the end of the driveway. During the evening, you will see the resident barn owls flying low over the fields surrounding The Coach House. All manner of wildlife including squirrels, deer, pheasants and woodpeckers are a familiar sight as are regular more 'unusual' visitors from Welney Wildfowl Trust, 8 miles away.

We enjoy a wander around our ancient market town of Downham Market, 4 miles away, known locally as 'The Gingerbread Town', also home to a clean, well-run swimming pool and leisure centre.
Enjoy a superb mix of shopping, history, cinema and entertainment in King's Lynn, a maritime town packed full of things to do and lots of lovely places to eat. We like the Bankhouse on the quay.
It's not everyday you see your local butcher in a London Bus on the river! Hilgay Raft Race, a hilarious fun-packed, fund-raising event on the river in our normally very sleepy little village! Every July.
Dinosaur Adventure, a favourite with our children! A truly 'monster' day out with brilliant indoor and outdoor activities. Too much for one day!
BeWilderwood, another favourite! A huge, award winning forest of family fun and outdoor adventure. Treehouses, zip wires, jungle bridges, Crocklebogs, Twiggles and Boggles, storytelling, boat trips, marsh walks and really yummy food! Our children loved building a den..http://www.bewilderwood.co.uk/
Stow Hall Gardens; a very local well-kept secret! Shh! Welcomes dogs on a lead. A true secret garden!

No-one ever forgets their first glimpse of Oxborough Hall! A magnificent 15th Century moated Manor House (National Trust). We are fortunate to be surrounded by many National Trust Properties locally.
The Royal Sandringham Estate. Beautiful house and gardens, but to honest we go there for the fantastic woodland children's play area and hearty home-cooked lunches!
Cycling and motorcyclists: The gently rolling countryside and quiet back roads are ideal to explore by bike, we have somewhere safe to store bicycles, let us know in advance so we can move the tractor!
Walking: The region is simply a haven for nature lovers and those enjoying the great outdoors. We provide maps and suggested walks in The Coach House.

"Ely Pantomime Accommodation"
The Coach house in Hilgay is simply outstanding, after a long day in the theatre it was amazing to return to such luxury accommodation to relax and recharge for the next days shows. The facilities provided are fantastic and nothing is too much for the helpful owners. Would highly recommend the Coach House to any of my friends.

"What a place!"
The Coach House was a wonderful place to stay. The house is absolutely beautiful and finished with some lovely personal touches (such as homemade cream tea on arrival!). The kitchen is well stocked and the lounge has its on log burning fire which was perfect for cold nights (all though the house was never cold due to the underfloor heating). The owners were very welcoming and live in a separate building on site - far enough away to have your own privacy but on hand if you need anything! Perfect for a large family get away or a break with friends.

"A home away from home..."
We were very fortunate to stay at the Coach House at Lodge Farm for the bank holiday weekend in August. It is quite possibly, the most beautiful holiday cottage that we have stayed in as a family.
The cottage itself has been recently refurbished and the owners have made the place feel very luxurious, whilst retaining the charm and character of the original building. We spent meal times in the spacious kitchen which comfortably sat the whole family. The courtyard outside is also a really nice place to sit and eat. There is also a bedroom downstairs (and bathroom next to it), which was ideal for my grandparents (aged 90+).
The young children in our family loved the big garden at the front of the house. My nephew and niece would rush to eat their breakfast in the mornings so that they could go out and play.
We sat outside in the evenings, feeling relaxed and peaceful, watching the sun go down between the huge trees.
The cottage is situated in a great location, making it easy to see some of the beauty that Norfolk has to offer. We really enjoyed visiting King's Lynn, the cathedral at Ely, Hunstanton beach and Thetford Forest.
I express sincerest gratitude to Anna and Matt - we couldn't have asked them for anything more. Their friendliness and warmth is reflected in the Coach House, which immediately feels like a home.

"First Class Property, fantastic location!"
What an amazing place! We had our yearly family holiday at the Coach House and have honestly never stayed in such a fabulous cottage. Anna and Matt were the perfect hosts, they greeted us, gave us a quick tour and were always on hand, but gave us our privacy. We felt instantly at home with every possible comfort, it was really spacious, well-thought out and the place was absolutely spotless. The beds were super, comfortable with a choice of pillows and crisp linen. All the windows had black-out blinds as well as curtains, great for the younger children who went to bed whilst it was still light and we actually got a few lie-ins! We found having so many bathrooms and en suites really useful, this was one of the main reasons we booked this property. Our elderly parents were happy to have the downstairs bedroom and loved having a door straight onto the terrace in the morning. The children (3,7, 10 and 14) all loved the huge front garden. There are 3 mini John Deere tractors and lots of outside games and toys as well as a playhouse on stilts! The garden had the most stunning oak trees, apparently one is over 300 years old. There is a great courtyard garden, we enjoyed most of our meals outside and could easily have been abroad, it was so warm and sheltered. Everything you could want is in the cottage, plus lots of things you don't expect! The kitchen was luxurious, modern and new with granite worktops, there was a massive and very smart fridge-freezer which easily fitted a weeks shopping for 10 in it! The cinema surround system was a treat and we would love to return in the cooler months to use the fabulous woodburner. The cottage is tucked away but also close to local amenities, so the best of both worlds. The butcher in the village sold just about everything and the pub was in walking distance. Anna recommended the farm shop about a mile away, this had the most amazing display of local produce. The Norfolk coastline is beautiful and we had a great day out in King's Lynn along the quay, and Ely where we visited the Cathedral and took a boat trip on the river. We would recommend Hunstanton and Wells beaches; although we were there in the summer holidays there was still plenty of open spaces. The water was great for our kids being shallow for a long way out and they spent hours searching for shells and crabs in the rock pools. Oxborough Hall was beautiful and The Hare Arms in Stow Bardolph was great for food and welcomed the kids. We would like to return to the Coach House to visit High Lodge and do 'Go Ape' and BeWilderwood . We would also like to venture further along the coast. We could have done with another week! In short, a stunning property in a great location and a real find, no expense has been spared on this renovation, everything is top notch and the hospitality and welcome we received was second to none! You won't be disappointed! Thank you Anna and Matt.
