The barn is located in a community of three dwellings. With the adjacent fields being used for cow and sheep rearing. Chickens and ducks roam around the farm yard and can be a joy to watch whilst seated in the kitchen dinner or living room. Free Range eggs and home made jam can be bought from the Farm House. For the youngsters it maybe possible to arrange feeding the chickens and/or collecting eggs.
The accommodation is arranged over two floors with three bathrooms. The ground floor having two bedrooms a bathroom and a cloakroom. The second floor having 3 bedrooms, 1 of which is ensuite and an additional bathroom. Bedroom arrangements are as follows:

a. Entrance Hall
On arriving at the property you are greeted by a double height entrance hallway.
b. Kitchen Diner
The property benefits from a traditional farm house style arrangement with central dinning table comfortably seating 12, and can be reduced in size for smaller groups, a range cooker, beautiful stone walls at either end of the room, dish washer etc.
c. Living room
The living room has two stone walls, exposed beams, a wood burner, HD Freesat, Blue Ray DVD player with surround sound. The room has four leather sofas with wonderful views down the valley through the double height windows.
d. Galleried Library
Overlooks the living room and contains a quiet, comfortable seating area, stocked with a wide range of books.
e. Bedroom 1
Contains a double bed and connected to the entrance hall by a small passage on ground floor. The room is adjacent to the downstairs bathroom/wetroom which has a toilet, sink bath and shower area.
f. Bedroom 2
Is also adjacent to the entrance hall and is furnished two single beds.
g. Bedroom 3
Contains a double bed and connected to the upper entrance hall by a small passage way on the first floor. The room is adjacent to the upstairs bathroom which has a toilet, sink, jaccuzi bath with shower equipment.
h. Bedroom 4
Is also adjacent to the upper entrance hall and is furnished with two single beds or a double bed depending on the request of our guests, unless specified otherwise this will be configured as a twin room.
i. Master bedroom
The master bedroom is directly above the kitchen diner with a kings sized bed. There is an ensuite bathroom containing a roll top bath, separate shower cubicle, toilet and double basins.
j. Utility/ Cloakroom
The kitchen diner has a separate utility room with everything you need to wash and dry clothes. The area also contains a cloakroom.

1. CANOEING DETAILS
We can plan a pretty river journey or lake outing suitable for your party. Transport to the launch site within approx 20 mins drive will be required. Sessions will usually be based on 3 hours. Suitable for families friendly open top canoeing on a local river. Prices start at £30 per person.
a series of flowing exercises focusing on breathing technique designed to increase strength, flexibility and mobility performed to soft music. The Pilates technique improves concentration and focus resulting in a meditative state.
3. GUIDED WALKING DETAILS
Walking (or Nordic walking) – learn how or continue to enjoy Nordic walk. a range of walks can be organised including
a. hilly loop around dolanog including 360 degree views 1-2 hour walk.
b. Mathravel Woods trails from the doorstep for 2-3 hours
c. The Ann Griffiths way riverside walk 3 hours
d. Bespoke walks of varying difficulty and time on request
minimum booking 2 hours, Poles provided (as required). Guided walking in other areas also supported on request.
5. GUIDED MOUNTAIN BIKING DETAILS (bikes not included)
Guided Mountain biking – many local routes ranging from a 1 to 3 hours. A range of routes available of varying difficulty very from family friendly to expert. Routes include
a. 1 hour woodland trail from the doorstep,
b. 2 hours moderate/difficult in woodland around Lake Vrnwry (travel required)
c. 2- 6 hour flat Mawdach trail running down the estuary from Dolgellau to Barmouth, associated trails and back.
d. Downhill cycling around Machynlleth inc Climax, Coed Y Brenin, Llandegla or downhill trails including Revolution, Nant Mawr and Eastridge Woods for those seeking thrills.
e. Bespoke cycles of varying difficulty and time on request
We can also offer An Non-guided biking advice for an hour over the phone or phone and face to face (two hours).
6. TAI CHI –
This Chinese exercise system uses slow, smooth body movements which increase core strength, balance and mobility whilst achieving a state of relaxation for both body and mind.
7. ACTIVITY PLANNING HELP –
For those who are happy to do their own thing, but just want some local expert advice about where to go to meet their needs, and maybe learn about a few hidden gems.

The Powys region
There is plenty to do in the area and a basket with many tourist attractions is kept at the barn along with a local walking map.

b. Dolanog a mile and a half walk towards with an ideal spot for paddling.

• Livestock market. Every Monday Europe’s largest sheep auction swings into life from 06:00 until late (usually after 17:00) well worth a visit just to see the auctioning.
Llanfair Caereinion – about 10 minutes has a Spar shop and a petrol station
Welshpool – about 15 – 20 minutes by car. Has a good range of supermarkets (Sainsburys, Morrisons, Somerfields, Iceland), all your high street favourites – Boots, WHSmith, plenty of cafes and coffee shops, and some interesting shops. Of particular note are:

We strongly recommend buying any meat you need from this local butcher. The food just has that much more taste than something from the supermarket.

"Lots of light and space inside, surrounded by peace and countryside beyond."
Celebrated our Ruby Wedding week here with 7 adults, a teenager, a 2 year-old and 3 dogs. Loads of space to gather in - or disperse to. Full-length windows fold to give level access to patio and lawn, secure for children and dogs. Integral espresso machine! Ice-maker was too difficult to work out! But, be aware, narrow lanes inhabited by mad postie van! Worth the trips to dine at Seeds Restaurant in Llanfyllin, to picnic and waterfall-wander at Lake Vrynwy, to golf at Welshpool GC on top of the world, and to explore the gardens at Powis Castle which beat anything we've ever seen. Of course, the weather was mostly brilliant, which helps, but the Old Granary has games and books aplenty - and lots of space to find your own play area inside when the rain falls. Stunning!

Absolutely beautiful property which boasts stunning views. Plenty of parking and enough space inside for 10 people to be comfortable. This house was clean beyond clean and very well equipped! If charm, character, location and peace is what you are after then this is the place for you! A great place for a family gets away or for a group of friends looking for a base. I would definitely book again. Communication with owner is easy and he always responds in timely manner.

"A fantastic stay at The Old Granary"
There were 9 of us staying at this lovely property and there was more than enough room for all of us. It was great to have the teenagers sleeping downstairs with the younger children baby and adults upstairs. We could all sit round the table to eat and all sit in a comfy seat to watch TV or the sun set in the evenings. The bathrooms are to die for and the beds are so comfy I slept like a baby. A lovely setting we had a fantastic time and would recommend A stay here to any large groups who don't want to be cramped. This place has everything you need for a fantastic stay
