Great Higham Barn is a truly stunning conversion of a very early barn dating from the 1600’s. The rooms make the most of the wonderful oak beams found throughout the building and the layout has been especially designed to enhance the lofty heights and cathedral like proportions of this historic building. The owners have made very clever use of light with contemporary glass, wood and steel staircases and banisters shedding light right down through the layers of this wonderful building.
A mixture of contemporary and antique furniture adds a quirky but comfortable touch to the interior. Large squashy sofas abound in the seating areas which are scattered throughout the building so that groups can sit and share those special holiday moments whether in the kitchen breakfast room, the galleried play area or the more formal sitting room.
A particular feature of the barn is the annexe which can be used as part of the barn (it has an inter-connecting staircase) or separately with its own front door – ideal for members of the party who perhaps are looking for a little privacy.
The very spacious kitchen has every conceivable machine and is split into areas, with excellently equipped cooking area in the heart of the building, ideal for preparing for even the largest of parties. There are both formal and informal eating areas, comfy sofas, and the utility area tucked away.
The barn is surrounded by woodland and fields with lovely views from many of the rooms, there is parking for several cars in the driveway with a fully enclosed private garden surrounding the house and the shared use of a heated swimming pool(summer only as outside pool), wood-fired hot tub, and tennis court within the complex.
All in all, a truly stunning property ideal for the larger parties with enough space to give everyone the chance to relax, unwind and above all enjoy!

A double height barn door leads into a double height glass walled atrium with wonderful views across the surrounding farmland. The spacious dining hall with lovely refectory table seats 18.
The kitchen is split into three ‘rooms’ – the main cooking area is in an oval shape with wonderful contemporary feel comprising sink, double range electric oven and extractor fan - to one side there is a charming seating area overlooking the garden, and the other is a breakfast area with benches to three sides, ideal for those informal family meals. In addition there is a storage area with large cupboards housing china and glass, the two dishwashers and a large fridge. The utility room has a washing machine and separate dryer.
There are five double bedrooms on this floor, the master bedroom has a king size double bed and the other four bedrooms have twin beds that can either be made up as a double or two singles – if you have a preference please let us know when booking. The master bedroom has an en suite bathroom with bath, integral shower, WC and wash hand basin. Bedroom 2 has an en suite shower room with a further family bathroom on this level and separate cloak room.
Glass wood and steel stairs lead to the first floor where the very most has been made of the wonderful proportions of the building. There is a sitting/play area with Playstation 2 (sorry no games provided), and TV. A galleried landing leads to the formal seating area with banks of wonderfully comfy sofas surrounding a central coffee table, TV and DVD. The area leads to a large walk in cupboard with adjoining WC and spiral staircase leading down into the annexe.
At the end of this landing is an enormous family room with four single beds and a pair of bunk beds, sleeping six in all, with an en suite bathroom with walk in shower and bath, wash hand basin and WC.
The annexe is approached from either the spiral staircase or from its own front door and comprises double room with twin beds, and en suite bathroom with bath, shower, WC and wash hand basin.

Outside there is a private garden with large patio area. There is parking for several cars on the driveway. There is a wood fired hot tub for 6 people situated in the woods behind the Barn.

This is a carbon neutral development and all heating is supplied by the estate’s own coppiced woodland at no charge to the holidaymaker. In addition much of the electricity comes from a renewable source. Dogs are welcome at a supplement of £20 per dog as long as they behave themselves - note the garden is not fully enclosed. A refundable security deposit of £500 is payable in case of any breakages/damage. Cots and high chairs available upon request. Please note Friday changeover day. Booking fee of £26.40 payable.

The Doddington, Kent area
Great Higham Barn is part of complex of converted barns at Great Higham Farm. The property is about a mile from the village of Doddington with pub, garage and general stores and children’s playground. There are several pubs nearby offering good pub food, the nearest of which is in Milstead.
The house is part of the Torry Hill Estate and holidaymakers will have full use of the estate, its 30 km of woodland paths and bridle paths. On the estate there is an established circular walk through the elegant parkland and along a Victoria carriage drive. In the spring the bluebell woods and blossom from the cherry orchards are a sight to see! There is a riding stable nearby for horse riding and mountain bikes are available for hire together with maps of recommended routes through the estate’s woodland. In addition clay pigeon shooting can be organised by prior arrangement, at a cost of £45 per person which includes cost of cartridges.
The county town of Maidstone is 15 miles away to the west with the historic cathedral city of Canterbury within 25 minutes. Access to the Channel Tunnel is at junction 12 of M20 and it can be reached in half an hour - crossings take 35 minutes. Bookings can be made via the link on our website. For day trips to London, there is a regular service every half hour from Sittingbourne which takes about an hour. The North Kent coast is only a few miles away, where the reserves at Elmley and Oare offer some of the best bird watching in the south-east, especially in winter.
Further afield the house is well placed for visits to Sissinghurst Castle and Gardens, the naval dockyards at Chatham or a visit to the wonderful medieval castles dotted right along the Kent and Sussex coast (we have more castles in Kent than any other county!). We stayed here as a group in the past and recommended it to friends with whom we returned this year. The Hot tub was in a bad condition and had to be cleaned before we could use it. The owners were extremely unreasonable about returning the deposit we paid - and said they had to do extra cleaning where we know we had left the property in more than an acceptable state. This isn't a cheap place to rent and I feel the owners were very unreasonable. They have also been very slow to respond to communication. This is a shame because we had planned to make this a regular trip. I would suggest that any large group planning to stay here thinks very carefully about whether this is the right place unless they are prepared to lose their deposit |

This old barn has been restored to a fantastic standard. We have stayed here before and planned to stay again but I'm afraid to say after unreasonable owners not releasing £300 of the deposit to replace an old, already worn pool cover, we will not return and strongly advise anyone that wants to stay to ask themselves "can I afford to loose that sort of money?". |

Weekend short break prices for 2011 are charged at £2600 for 2 nights, £2800 for 3 nights and £3000 for 4 nights throughout the year. Mid-week short break prices (ie Monday, Tuesday, Wednesday & Thursday nights) for 2011 are charged at £1000 for 2 or 3 nights, and £1300 for 4 nights. Weekend breaks for 2012 are charged at £3000 for 2 nights, £3150 for 3 nights and £3300 for 4 nights. Mid-week short break prices (ie Monday, Tuesday, Wednesday & Thursday nights) for 2012 are charged at £1000 for 2 or 3 nights, and £1300 for 4 nights.
