The most attractive feature of this villa is the quality of furnishing throughout. There is a very homely feel to this self catering villa and the furniture is very comfortable and modern. The key features are the private pool, outdoor hot and cold shower, house alarm and air-conditioning throughout the villa.

The villa is situated in a quiet Cypriot village. There are a few tavernas/restaurants offering good quality and value for money food. There are a few bars and cafés with amenities such as supermarkets (1 x 24 hour), shopping centre, chemist, 24 hour bakeries, butcher, fruit and veg shop, Bank of Cyprus with ATM, hairdresser, beauty shop and a DVD rental shop. Only 200 metres away there is a modern fully equipped gym with good quality cardiovascular and weight machines and a heated indoor pool and for only 20 Euros per person you will receive 1 week access.

Within a 20 minute walk or 3 minute taxi ride you will find a Blue Flag beach as well as numerous restaurants offering local and international cuisine, bars, hotels, nightclubs, shops, car hire outlets and taxi hire. Also in this area you will find a bowling venue. Approximately 7 kilometres from the villa you will find Larnaca, which is the 3rd largest town in Cyprus. In this town you will find an abundance of facilities and the ever popular, mile long, palm tree promenade by the sea front. Next to the promenade is a marina which offers local boat trips. The town also boasts fine museums.

Mountain Bikes:

There are 4 mountain bikes free to use. However if there is ANY maintenance issues and you do not want to fix ie puncture or chain removed then the property management can be called out to fix for a small local charge.

Mid let clean:

For long stays there is the option of a mid let clean which includes the villa is cleaned and beds stripped and made up with fresh laundry. This is charged at £100 for a full clean and change of bed linen.

*25% non refundable deposit required for confirmation of booking.

*Balance required 8 weeks before arrival along with separate refundable security deposit of £400 (security deposit will be refunded within 21 days providing villa is left as you found it with no damages to villa or it's contents and receiving report from my Property Management Company confirming this).

*We endeavour to be as flexible as possible with entry/departure times. However, if we have departures and arrivals on the same day, we would expect guests to leave by 11.00 hours on the day of departure to accommodate new guests who would not obtain access until 16.00 hours.

This villa is non-smoking and the owner would respectfully request anyone wishing to smoke to do so outside.

The location has been carefully chosen for it's confined attributes such as privacy, access, services, ameties and aesthetics. Conveniently situated in the heart of Oroklini village with some stunning views to the countryside and the sea only 1.5 km away.

Oroklini public beach has some fine hotels and is only a five minutes drive away , Larnaca promenade and Marina is 12 km away (10 min ride), the centre of Larnaca is 15km (12 min ride), Larnaca International Airport is 18km (15 min ride), Ayia Napa is 35km (20 min ride), Nicosia is 45km (30 min ride), Limassol (45 min ride) and Troodas Mountains can be reached in an hour.

Oroklini

The villa is situated in a quiet cypriot village. There are taverna's / restaurants offering good quality food and value for money. There are bars, supermarkets, chemist, bakery, Bank of Cyprus with ATM, hairdresser and much more. Also on offer is a leisure centre, go-karting, horse / donkey riding and a DVD shop which offers DVD and playstation 2 games for hire.

With a 15 minute walk or 3 minute's in a taxi you will find Larnaca's Blue Flag beach, as well as numorous restaurants offering local and international cuisine, bars, hotels, nightclubs, shops, car hire outlets, and taxi hire and a ten pin bowling venue. Approximately 7 kilometres from the villa you will find Larnaca, which is the 3rd largest town in Cyprus. In this town you will an ubbundance of facilities offering everything from multiplex cinemas, internet cafes, music shops, boutiques and the ever popular, mile long, palm tree promenade by the sea front. Next to the promenade is a marina which offers local boat trips and fishing. The town also boasts fine museums and historic landmarks.
