Waterside on the Lower Mill Estate, is a beautiful family home in a prime location, arranged over three floors. It is glass fronted and has wonderful, uninterrupted views overlooking Somerford Lagoon, the largest of the seven lakes on the Lower Mill Estate which has the advantage of only having houses built on one side of the lake.

Set within 550 acres there is some amazing wildlife to discover including badgers, beavers, otters, deer and some fascinating birdlife.

You will have free access to the award-winning Artspa, which is only available to residents and guests of Clearwater Village. It is within a short walk of the house and has three swimming pools, one indoor heated pool, one outdoor heated pool and an unheated lily-filtered outdoor eco-pool. There is also a steam room, sauna and in the treatment rooms over sixty therapies are available.

On the ground floor there are two double bedrooms, one with an en-suite bathroom. There is also a bedroom with two sets of bunk beds. The bunk room has a TV/DVD with built in Freeview, so ideal for children. The double room and bunk room share a family shower room. Full length glass sliding doors open on to the decking area which has a large dining table and a gas BBQ. This is fully enclosed giving you extra peace of mind with young children.

A staircase leads up to the first floor where the kitchen, sitting room/dining room area is situated. This really is the heart of the home and has plenty of seating on large, comfortable leather sofas and a wood burner. There is a dining table with chairs for 8 and additional seating at a breakfast bar. There is a TV/DVD with Freeview and an IPod docking station. The spacious kitchen is extremely well equipped and includes a five ring hob and oven, large fridge/freezer, built in microwave, washer/dryer and dishwasher. There is also a separate WC on this floor.

On the first floor balcony there is a table and chairs which overlook the stunning Somerford Lagoon, the perfect place to relax and enjoy the stunning scenery with a glass of wine.

On the second floor, the spacious master bedroom has a king-size bed and en-suite shower room and aTV/DVD with Freeview.

For our younger guests we can provide a travel cot and highchair and for older children we have lots of toys, board games and DVD's available.

The Cotswolds region

Lower Mill Estate is set in the Cotswolds and is an ideal location from which to explore the beautiful local villages and nearby towns such as Cirencester and Cheltenham.

On the estate itself there is a small farm shop (restricted opening times) where you can stock up on basic provisions and buy fresh croissants for breakfast.

As well as the facilities at Artspa there are tennis courts, a children's play area and a trampoline. You can also hire canoes, fish on the lakes and hire bikes nearby.

Within walking distance there are some fabulous local pubs and if you venture into nearby historic roman town of Cirencester 6 miles away there are some excellent restaurants, lovely shops and a farmers market and antique market.

Lower Mill

Keynes Water Park is just across the road where there is a small safe beach area, boating, climbing, picnic area and fishing. Further down the Spine Road towards the A419 you will find other water activities such as sailing, windsurfing and water skiing.

Other activities in the area include Cotswold Wildlife Park which is less than a 30 minute drive away.

Apart from fishing available on the Estate, there is a range of fishing available within the Cotswold Water Park. Please be aware that a rod licence is required.

Horse riding is available year round for all abilities at the South Cerney Riding School in Cerney Wick which is a 10 minute drive away.

For our guests who enjoy some 'retail therapy' there are is an excellent selection of designer shops selling goods at heavily discounted prices at the McArthur Glen Desinger outlet in Swindon. This is about a 15 miles from Lower Mill.
