Casa Gorgacce is an old stone farmhouse with lots of character beautifully converted with all modern comforts. It has a private garden and pool, complete privacy yet with great access and only a few kilometres from 2 lively villages; Meratale di Cortona and Lisciano Niccone where there are shops, restaurants, pizzerias, gelaterias, bars and cafes. It is situated in the much sought-after Niccone Valley which runs between Tuscany and Umbria, Gorgacce is on the Tuscany side. The house has Wifi. There are views along the stunning Niccone Valley and walks from the front door.
The living accommodation is all on the first floor with broad steps up from the parking area to a loggia which has a dining table and chairs and a retractable awning providing shade. The front door opens into the open plan living room. Immediately to the right is the fully fitted kitchen with oven, 4 ring gas hob, dishwasher, washing machine, toaster and kettle, cupboard space and plenty of work surfaces. Beside the kitchen is a dining table for 6 people. beyond the kitchen is a sitting room area with comfortable sofa and armchairs, Satellite TV and fireplace with wood burning stove.
The master bedroom is off the living room to the left and has a Queen size double bed, wardrobe and chest of drawers and an en-suite bathroom with shower, WC and basin.
The other 2 bedrooms and bathroom are off a hallway from the living room. The Bathroom has shower, WC and basin. The double bedroom has Queen size double bed, wardrobe and chest of drawers. the 3rd bedroom has twin beds, wardrobe and chest of drawers.
The house has the original ceiling beams through out and terracotta floors.
Outside is a covered open barn area with large dinign table and seating for 8 people, there is a barbecue here. The pool is fenced and gated. The pool measure 10m x 5m and has a deep end and a shallow end, the steps are sunken steps at the shallow end. It is paved all around with sunbeds with head shades and 2 parasols, the pool has a thermal cover to stop heat escaping at night. There is a table tennis table.
The owners keep their own apartment on the opposite side of the building on the ground floor. They do not use the pool when there are guests staying at the house and respect the privacy of all their guests.

Casa Gorgacce is just inside Tuscany on the Tuscany-Umbria border. It is in the sought-after Niccone Valley which runs through the 2 regions. It is a great base for visiting the southern Tuscan towns; Cortona is within 35 minutes drive, the Chianti region is just over one hour's drive as is Siena and the famous wine towns of Montepulciano and Montalcino. In Umbria, Lake Trasimeno is a 30 minute drive, there is a beach at Tuoro with sunbeds and parasols for hire and children's play equipment, trampolines etc. pedaloes for hire and ferries for trips to the islands. The nearest town is Umbertide which has a colourful local market weekly and many shops and restaurants. The Umbrian towns of Perugia, Assisi, Gubbio, Todi and Orvieto with their wealth of artistic treasures, sublime architecture and long histories are all within each reach.
The village of Mercatale di Cortona is a traditional Tuscan village. There are 2 small supermarkets, a baker's and 2 butchers shops, 3 cafes/bars and an excellent trattoria. It is a very friendly village and well liked by visitors. The neighbouring Umbrian village of Lisciano Niccone has 3 restaurants/trattorias and a few other shops both villages have festas in the summer months with music, dancing fireworks, and evening meals. The Niccone Valley is a beautiful green valley dotted with castles and stone farmhouses and cypress lined drives. It is a very peaceful area and good for walking. Try Martin Daykin's "Circular Walks on the Tuscany and Umbria border". There are walks from the front door of Casa Gorgacce. In May and June the valley abounds with wild flowers.
