Casa Riozzo has a fabulous position on the south-facing hillside of the Niccone Valley in Umbria. The views from the house, garden and pool are stunning, over the valley to the hills beyond. It is a short, 2km drive to the valley floor where there is access to Umbria, Tuscany and beyond! The village of Spedalicchio is a few minutes drive, there are 3 excellent restaurants within 10 minutes drive and the town of Umbertide with its shops, supermarkets, restaurants and colourful weekly market is a 15 minute drive.
Casa Riozzo has a wonderful pool area. It is completely fenced and gated making it safe for families with young children. Within the pool area is a complete kitchen for cooking outdoors, a large seating area with comfortable wooden furniture and a bathroom with jacuzzi. The pool itself measure 14 by 5 metres, it has sunken steps in the shallow end and conventional steps in the deep end. There is a thermal cover to stop the pool losing heat overnight. The pool is open from end of May to end of September.
Also special for Casa Riozzo is its tennis court, although this has seen better days it is good enough for the amateur player who wishes to have a knock about or for children to play ball games. There is also a full-size snooker table in the house.
It is a spacious house with an extensive garden, once the family home of the owners. The accommodation is over two floors and not suitable for wheelchairs. There are insect screens on the windows and internet access which works best in the pool annex.
The downstairs living room has sofa and easy chairs, a fireplace and TV, DVD and CD players. A games room with a full size snooker table is off to the left, to the right is a bathroom and the kitchen with washing machine, dishwasher, electric oven, gas hobs, fridge and freezer. Also on the ground floor is a double bedroom. Outside the main entrance is a shady veranda with comfortable outdoor furniture.
On the upper floor are a double bedroom with ensuite bathroom and two rooms each with 2 single beds. There is also a cloakroom with WC and basin and a study with sofa. At the end of the upper hallway is a picture window and a stair that leads directly to the garden terrace.

Casa Riozzo is located high above the Niccone Valley which runs between Tuscany and Umbria. Casa Riozzo is on the Umbrian side. The nearest town is Umbertide which has a colourful local market weekly and many shops and restaurants. The Umbrian towns of Perugia, Assisi, Gubbio, Todi and Orvieto with their wealth of artistic treasures, sublime architecture and long histories are all within each reach. In Tuscany, Cortona is within 45 minutes drive, the Chianti region is just over one hour's drive as is Siena and the famous wine towns of Montepulciano and Montalcino.
The Niccone Valley is one of the most sought-after locations on the Tuscany-Umbria border. It is a beautiful green valley dotted with castles and stone farmhouses and cypress lined drives. It is a very peaceful area and good for walking. Try Martin Daykin's "Circular Walks on the Tuscany and Umbria border". There are walks from the front door of Casa Riozzo. In May and June the valley abounds with wild flowers.
