There is very comprehensive guest information in the cottage, as well as maps, books, magazines, a variety of games and a varied DVD library. Anna and Matt, the owners, live nearby and are on hand if needed, whilst fully respecting the privacy and comfort of guests.

Originally built in 1800 for stabling and housing horse-drawn coaches, the Georgian Coach House and Stables conversion now has 5 stylish bedrooms, a spacious Living area, Large Farmhouse Kitchen-Diner, Morning Room, Utlity Room,Courtyard Garden Terrace and Large Front Garden. Detached and set in it's own large gardens, The Coach house is completely private and self-contained. Outside is a playhouse with outdoor toys/games and mini John Deere Tractors. To the side are 4 acres of private lawns with open countryside views and plenty of space to kick a ball or fly a kite! Plenty of parking and storage for bicycles. A luxurious retreat with a host of thoughtful extras and plenty of brand new bathrooms. The Coach House welcomes 8-10 guests with flexible sleeping options (single,twin or kingsize) in 2 of the 5 bedrooms. There is a useful downstairs bedroom opening onto the pretty courtyard.

The Coach House is quietly situated at the end of it's own sweeping driveway on the edge of the peaceful riverside village of Hilgay, 4 miles south of the historic town of Downham Market. Tucked away but ideally placed for touring the Big Skies of this beautiful region, being close to Suffolk and Cambridgeshire and only a short drive from Norfolk's glorious unspoilt coastline. In walking distance are a general store/butcher's, farm shop, pub and Dent's 'Barn Cafe' open 7 days a week serving delicious meals from locally sourced produce, local beers and ales. The Carvery on Sundays is very popular as is the Farmer's breakfast! Arbuckles American Diner is 3 miles away and a further choice of restaurants,pubs, swimming pool, supermarkets and services are to be found close by in Downham Market. Superb fishing lakes are located less than 1 mile away at Dent's Farm, Golf at Ryston Park and Denver (with floodlit driving range) are both 3 miles away. The village has an excellent play area with new equipment. Church Farm at Stow Bardolph (4 miles) is an excellent children's attraction with animals, tractor rides, indoor and outdoor play area. The Cathedral City of Ely, King's Lynn, Cambridge and Norwich are within easy reach on good roads. Thetford Forest is a short drive with the famous GoApe treetop adventure and 50,000 acres of pine forest, including 30 miles of superb bike and walking trails. 8 miles away is the exceptional Welney Nature Reserve; 1,000 acres of abundant wildlife and wildflowers.

Bedrooms include: 1x kingsize with ensuite, 1x double with ensuite, 1x twin plus 2 additional bedrooms with flexible sleeping: either 2 x single rooms, twins or Kingsizes. The twin and upstairs flexible room are next to the family bathroom, with WC, bath and shower. The downstairs flexible bedroom is near the WC whilst quietly located in the converted old stables. Bedrooms have black-out blinds as well as curtains and are thermostatically controlled by guests.

Outside, the Mediterranean-style courtyard garden is bathed in sun all day. There is plenty of space to BBQ, dine and relax around the olive tree and step straight out of the kitchen, lounge or stables bedroom for morning coffee. The ground floor is on one level with no steps and a smooth floor. At the front, large, private enclosed gardens are ideal for younger guests to enjoy the playhouse as well as kick a ball or fly a kite. The mini John Deere Tractors are very popular! Enjoy sitting amongst the mature oak trees taking in the stunning Norfolk sunsets and rich wildlife or take peaceful strolls along the river in the village. A Norfolk 'Green Lanes' for cycling passes along the end of the driveway. During the evening, you will see the resident barn owls flying low over the fields surrounding The Coach House. All manner of wildlife including squirrels, deer, pheasants and woodpeckers are a familiar sight as are regular more 'unusual' visitors from Welney Wildfowl Trust, 8 miles away.

We adore the glorious sandy beaches at Hunstanton. A Victorian seaside town with charm and character; renowned for its striped cliffs and magnificent sunsets. Have a go at kite surfing! Explore the coast and visit Wells, Heacham, Burnham Market, Cromer and Sheringham.

We enjoy a wander around our ancient market town of Downham Market, 4 miles away, known locally as 'The Gingerbread Town', also home to a clean, well-run swimming pool and leisure centre.

Enjoy a superb mix of shopping, history, cinema and entertainment in King's Lynn, a maritime town packed full of things to do and lots of lovely places to eat. We like the Bankhouse on the quay.

It's not everyday you see your local butcher in a London Bus on the river! Hilgay Raft Race, a hilarious fun-packed, fund-raising event on the river in our normally very sleepy little village! Every July.

Dinosaur Adventure, a favourite with our children! A truly 'monster' day out with brilliant indoor and outdoor activities. Too much for one day!

BeWilderwood, another favourite! A huge, award winning forest of family fun and outdoor adventure. Treehouses, zip wires, jungle bridges, Crocklebogs, Twiggles and Boggles, storytelling, boat trips, marsh walks and really yummy food! Our children loved building a den..

Stow Hall Gardens; a very local well-kept secret! Shh! Welcomes dogs on a lead. A true secret garden!

The Hare Arms, 5 miles away, simply good local food and beer in a beautiful setting, conveniently opposite Stow Hall Gardens

Wicken Fen National Nature Reserve, the National Trust's oldest nature reserve and England's most famous fen.

The Cathedral City of Ely, home to 'The Ship of The Fens', one of the most magnificent Cathedrals in England, we enjoy tea by the river or lunch in the Cloisters.

Fishing at Dent's in Hilgay, just across the road, 5 well-stocked fishing lakes. People come from miles away to fish here.

Ryston Park Golf Club, in the next village, welcomes visitors.

WWT Welney Wetland Centre, for year-round 'birding' also well-organised activities for all the family.

Church Farm, Stow Bardolph, 5 miles away. A wonderful children's farm, with many rare breed animals and tractor rides, serving healthy local produce with large outside and indoor play areas.

No-one ever forgets their first glimpse of Oxborough Hall! A magnificent 15th Century moated Manor House (National Trust). We are fortunate to be surrounded by many National Trust Properties locally.

The Royal Sandringham Estate. Beautiful house and gardens, but to honest we go there for the fantastic woodland children's play area and hearty home-cooked lunches!

Cycling and motorcyclists: The gently rolling countryside and quiet back roads are ideal to explore by bike, we have somewhere safe to store bicycles, let us know in advance so we can move the tractor!

Walking: The region is simply a haven for nature lovers and those enjoying the great outdoors. We provide maps and suggested walks in The Coach House.

Variety is the name of the game in this region, with unspoilt coastline and rolling countryside rubbing shoulders with a medieval port and family-friendly seaside resort.

History seekers can step back in time and discover West Norfolk's rich heritage, nature lovers can take advantage of the great outdoors, wildlife enthusiasts will enjoy seeing animals in their natural habitats, walkers and cyclists can roam to their heart's content, and visitors of all ages will enjoy a great day out at one of West Norfolk's many excellent visitor attractions.
