Between the Lakes and The Dates. This pretty, former Farm Cottage is located in open countryside between Kendal and Kirkby Lonsdale. It is an ideal place to relax and enjoy peace and open space.

Located in the countryside, just 3 miles from the M6 Junction 36, this cottage is in an ideal location for exploring both the LAKE DISTRICT and the lovely YORKSHIRE DALES. Kendal, Windermere and the Lakes are to the west of the property. The lovely market towns of Kirkby Lonsdale, Sedbergh, Dent, Ingleton and the Dales are just a few miles to the north and east of Holmescales Cottage. With a railway station just 4 miles away, you can also take a train to Edinburgh for the day, or head down the coast to enjoy the delights of Blackpool Pleasure Beach. The nearest seaside town is Arnside, just 10 miles south-west, with Morecambe further down the coast. The lovely coastal town of Grange-over-Sands is also easily reachable for a day trip.


Kendal is the closest town to Holmescales Cottage (10-minute drive away) and offers a twice weekly market, restaurants, museums, galleries and bars. There are plenty of shops and supermarkets in the town, and Asda will deliver if you wish. The Brewery Arts Centre in Kendal offers musical events, art exhibitions and holiday activities, as well as a cinema. Kendal has activities to suit all ages. The cottage has been fully renovated (Summer 2013). This is a rural cottage and a car is required. It is an ideal place to find peace and tranquillity - surrounded by green fields, with plenty of local (low-level) walks. If you prefer a more strenuous hike, then the Lake District is easily accessible. We also offer an Activity Centre and a Riding Stables just a few minutes' walk away - see more details below. Holmescales Cottage is one of a pair and its neighbour is still used as a farm-workers cottage. You will frequently see cows and horses passing your front door - a rural idyll ! Please remember to keep the gate closed so you do not find the garden full of cows or sheep !

This is a pretty, cosy, country cottage with wood-burning stove and full oil-fired central heating, large garden and downstairs cloakroom - PLUS use of the adjoining field, if you wish - although there are horses in there sometimes. ENJOY AN OUTDOOR FIRE IN THE EVENINGS, ALL YEAR ROUND.


The main bedroom has a delightful view onto the fields across the lane, where you will frequently see Shetland ponies grazing. This has a large double bed, wardrobe / chest of drawers, and a very pretty vaulted window with countryside aspect. This bedroom sleeps two, with an additional folding bed for a child, if needed. The bedroom has a TV with Freeview and DVD player.

The second bedroom has twin beds, and views across the lovely garden to fields beyond. This room also has a TV with Freeview and DVD player. Ideal for two adults or children.

The spacious bathroom is in Victorian style, with wooden half-panelling and delightful garden views. We have a freestanding cast iron bath, with shower over, plus WC and basin. Lie in the bath and enjoy the view !


The kitchen is brand new (installed July 2013) comprising German Schuller units, with dishwasher, NEFF double electric oven with gas hob, plus microwave, fridge and all you would expect from a professionally designed kitchen. The kitchen has lovely views over the garden to the fields beyond.

There is a very useful ground floor cloakroom with WC and basin - ideal for children.

The sitting / dining room has a sofa bed, and dining table and chairs for 4-5 people. There is a flat-screen TV with Freeview and DVD player. This is a snug and cosy room, with a cream wood-burning stove adding extra character. We have a wi-fi hotspot at the cottage which works well for up to 3 laptops. This is fine for checking e-mail and accessing the internet, but we do not have capacity for down-loading (streaming TV, video games etc) as this is a rural area with insufficient signal for more than basic use.

We have a rear porch and utility room housing the boiler, and with washing machine, dryer and freezer. The house is heated by oil-fired central heating and we also have an immersion heater for extra hot water.

The garden is a major feature of this property. With a country lane down one side, and open fields on the other, this is a peaceful and pretty open space where it is delightful to relax. We have created a large flat area, idea for childrens' games and football. At the top of the garden we offer a chiminea, for those outdoor fires on lovely evenings. Distant sea glimpes of the coast at Arnside.

You will find garden furniture and barbeque in the two outhouses at the rear of the property.

Just a 5-minute walk down the lane you will find Holmescales Riding Centre and Holmescales Activity Centre. The Riding Centre offers riding courses, or individual hacking and trekking. The Activity Centre offers paint-balling, shooting, quad-biking, archery, tank driing and off-roading. See their individual websites for more information and booking.

The lovely market town of Kendal is just 5 miles away. Oxenholme Railway station is 4 miles away, and here you will find the nearest pub - The Station Inn. Taxis are available to bring you back from Kendal if you decide to have an evening out, and leave the car behind.

Holmescales Cottage has off-road parking for 4 vehicles. We welcome up to 2 well-behaved dogs, and the large garden and adjoining field are excellent spaces for them to exercise.

TO COMPLY WITH LOCAL REGULATIONS THIS PROPERTY IS ONLY AVAILABLE FOR LETTING FOR 14 WEEKS EACH YEAR. THESE ARE SCHOOL HOLIDAYS AND HALF-TERMS (6 weeks in summer / 2 weeks at Christmas / 2 weeks at Easter / and three half-term holidays of one week each). One further week will be allocated during the year.

The Lake District

Holmescales Cottage is located 300 metres from Holmescales Farm, where you will find a Riding Stables and an Activity Centre. Further afield you have the Station Inn pub (4 miles away) offering excellent food and local beers. Just 3 miles from Junction 36 of the M6, the cottage is totally rural and very peaceful. The garden is extensive, and we also own the adjoining field. Just down the lane is a lovely waterfall - a delightful walk. If you prefer to drive, you can be in Kendal in 10 minutes or Kirkby Lonsdale in 15 minutes. Both are delightful towns with markets, and many interesting shops, restaurants and pubs. Holmescales Cottage is perfectly located to enjoy a day in the Lake District, to a day visiting Sedbergh, Dent and Ingleton in the Yorkshire Dales. We can give lots of suggestions for fun days out in the local area, whatever your requirements.

We have a cosy wood-burning stove for those chilly evenings, and you are welcome to have an outdoor fire, and enjoy marshmallows on twigs, under the stars ! if you want to hire the field for camping, or your horse, just let me know and I can make the necessary arrangements.

You will see horses, sheep and cows passing the door. Remember to keep the garden gate closed, or you will find them in your garden! This is a lovely country cottage, with great transport links to all areas of the Lake District and the Yorkshire Dales. The seaside town of Arnside is just 10 miles away and is a lovely day out, and you can take the train across the viaduct to Grange-over-Sands if you wish, which is another lovely Victorian town by the sea. This property offers a multitude of things to keep you busy - but if you prefer to snuggle by the wood-burning stove and enjoy the many books and games we offer, or music on the I-Pod / CD deck, that's fine too. Bring your dog(s) if you wish - they will love the huge garden and the field.

Old Hutton

Old Hutton is a small village with a primary school and a church. We used to have two village shops, but alas, those days are gone and you will now have to go to Asda, Morrisons, Marks & Spencer or Booths supermarkets in the nearby town of Kendal. Asda or Tesco will deliver if you wish. We have a huge fridge, and a small freezer, so you can stock up at the beginning of your stay and not have to waste valuable time shopping again. Don't miss the market in Kirkby Lonsdale on a Thursday, or the markets in Kendal (Wednesday and Saturday). Kirkby Lonsdale has lots of interesting shops, bars and restaurants and is a popular tourist destination. You can continue to Ingleton, Sedbergh and Dent, for a feel of those lovely Yorkshire Dale towns.

Most people will probably head for Lake Windermere, and explore the delights of the Lake District. This is an easy drive from the cottage, and there are lovely views on the way. You can take a taxi into Kendal if you want to leave the car, or just head for the Station Inn - a lovely pub just 4 miles away from the cottage.

If you enjoy horse-riding, or other outdoor activities, you can find lots to do at Holmescales Farm, just down the lane - a five-minute walk. This is the south Lakes, so it is easier to reach than the remote northern areas, and is just a few minutes drive from the M6 motorway junction 36. It's a great base for exploring all areas of the Lake District and the countryside is literally, right on your doorstep. Contact the owner if you would like any more information on anything.
