A Puntos is an absolutely stunning restored 2 storey farmhouse with private heated pool, set on the outside of a charming hamlet of Mont De Marrast in the Gers, France.
A perfect place to come and enjoy the sun, local food, wine and relaxing atmosphere of the property that has an extraordinary position with a truly panoramic view of the Pyrenees mountain range. A perfect for lazy long days and nights with family or friends on the terrace, around the pool or anywhere in the large and beautiful landscaped gardens.
The farmhouse, which is located up a long drive, is set amongst lots of established trees which include lime, walnut, acacia, plum, fig, cherry and persimmon. The garden lies in 1.5 acres of land lying east/west for all day sun and has its own ancient well with winding gear and herb garden.
A Puntos has a heated swimming pool, 10x5m depth with Roman steps, ideally set for the fabulous views and day long sun. The pool is surrounded by a paved area for 8 sun loungers and a pergola with rattan seating for shade when eating, drinking or relaxing. The pool area also offers unbelievable star gazing at night due to the low levels of light pollution and more than often than not you will see shooting stars and the the odd firefly.
A Puntos has a large covered terrace, accessible via French doors from the kitchen, which is raised above the garden and shaded by a beautiful walnut tree. This is perfect for a sunny breakfast or a more shaded lunch / dinner. The kitchen and terrace both comfortably seat 8.
Furnished to a very high standard with Rayburn oven, Wood-burner, BBQ, dishwasher, 42inch Panasonic SMART TV, British Satellite, DVD Player and free Wifi/ Broadband. The closest town to A Puntos is Trie-Sur-Baise which has most of the things you would require including a decent supermarket, butchers, fruiterer, wine cave and a most excellent artisan bakers. There is also a weekly market held in the square. Tarbes or Auch are both within 45min drive away and the mighty Pyrenees are not much further.

A Puntos is situated on the outskirts of the small village of Mont de Marrast located on the south edge of the Gers with the closet town being Tri Sur Biase, some 5-6k away.
Right on the border between the Midi Pyrennees and the Gers, the house offers total seclusion, peace and tranquillity is guaranteed in the heart of SW France.... the only interruption can be the sound of a tractor working the fields close by.
The house is only 20 minutes drive from the town of Marciac which hosts the world famous jazz festival in July/August and similarly situated from Mirande, where a similarly famous Country and Western festival draws large crowds annually.
The Tour de France takes place every June/July in France and will most definitely pass through a town nearby and, with its enormous circus atmosphere, is most definitely a "must see".
Pau, the gentle university town with historic links to Briton, amazing château and unique architecture should not be missed. and Toulouse, France's second city, is also a bustling university town with great shopping and numerous bars and restaurants.
The Spanish border is only two hours drive away, their ski slopes are wonderful and back in the local towns, there will be a local market every day close by where local produce can be purchased.
The area is, of course, is famous for Fois Gras, Armagnac and Cote du Gascogne wine, all easily sourced from local providers.
Atlantic attractions such as Biaritz, famous for its beautiful people, fabulous beaches, water sports and trendy lifestyle is easily accessed.
