Recently renovated 3 bedroom stone barn with private heated pool set in 9 acres with beautiful views across the valley to the medieval bastide village of Monflanquin (classified as l'un des plus beaux villages de France). A rural location but within easy access to local shops and services, this is the Ideal holiday base for families or a group of friends to explore the Dordogne, Lot, Garonne and Tarn valleys whatever the time of year.

The accommodation is all on one level and includes 2 king size bedrooms with shared en-suite walk-in (roll-in) shower room and one twin bedroom with wash basin. A double sofa bed is also available for additional guests. The separate family bathroom includes roll top bath with stunning views across the valley to Monflanquin. There is also an additional shower room.

Relax in the spacious and light open plan living area which comfortably accommodates up to 8 people, with sofas and an eight seater dining table. Facilities include UK and French HD TV, Bluray/DVD player, free WIFI access and ipod docking station and CD player.

The living area flows into the spacious and well equipped modern kitchen, with its own breakfast table. Facilities include cooker, microwave, kettle, toaster, coffee maker, dishwasher, washing machine and iron and ironing board.

Large patio doors lead out from the kitchen onto the private and secluded outdoor dining terrace and barbecue area set in a walled garden with ancient bread ovens. The stunning views across the wooded valley make this a wonderful space for relaxing with family and friends.

Three charming stone archways lead out to the private south facing sunbathing area with private heated pool (heated May to October)

and games room. There is also a swing set for younger children as well as a badminton net and table football.

The owners live on site in a separate building, but guests are welcome to explore the nine acres of land which is a mix of woodland, prairie and more formal gardens, for peaceful walks and wildlife spotting.

The Aquitaine/Dordogne region

Within easy access to the Dordogne, Lot, Garonne and Tarn valleys, there is plenty to see and do whatever your interests and age and whatever the time of year.

You can explore numerous bastide villages (e.g. Monflanquin, Monpazier, Villereal), medieval towns (e.g. Penne d'Agenais, Pujols, Bergerac, Sarlat, Beynac, Domme), chateaux (e.g. Biron, Bonaguil, Gavaudun, Monbazillac, Beynac, Castelnaud, Bridoire), caves including those with prehistoric cave paintings and dwellings (e.g Lascaux, Font de Gaume, Roque St-Christopher, Pech-Merle), vineyards of the Cahors, Bergerac and Bordeaux regions, producers of other local products (e.g. duck, prunes, honey, walnuts, truffles), gardens (e.g. Marqueyssac, Limeuil, Eyrignac).

Lot-et-Garonne has beautiful countryside for walking and there are over 300 well mapped and maintained circular walks for all abilities to download free from the tourism website. Ask the owners for advice and to print maps for a small charge. Alternatively you can enjoy activities such as cycling, swimming in local lakes and rivers, fishing, canoeing, boat trips, horse riding, quad biking, sky parks, animal parks, tennis, golf etc.

Monflanquin

Monflanquin is <5km away (50 minute countryside walk) and has all amenities including supermarket, boulangeries, weekly local produce market, restaurants, bars, pharmacy, doctors, banks and post office. In July and August many local villages in the area, including Monflanquin have weekly night markets where you can enjoy local food and wine sat at communal tables in the village square listening to music and other entertainment. A great opportunity to become immersed in local village life.

The town of Villeneuve sur Lot is <20km away and has even more extensive amenities and shopping, including hyper-markets and a Michelin star restaurant.
