Positioned overlooking private land and with a beautiful village at the end of the lane, this beautiful holiday home is simply heavenly. Not so grand that you wouldn't feel at home but unique to make you feel special - we absolutely loved it when we came to visit and inspect. (We felt that Christmas here would be idyllic!) The big log-fired hearth is the focal point of the lofty living room. The kitchen is very 'contemporary farmhouse', beautifully equipped and with a classic kitchen table. Up the stairs are two large bedrooms (plus two bathrooms) with super comfortable beds and downy pillows. Perfect! You'll sigh with the luxuriousness of it all. Outside? Acres of private fields down to the river, bird-busy trees and your own patio area. Oh, and Bath is about 10 mins drive away too.

COTTAGE ACCOMMODATION

Entrance through to grand hallway, leading to living room.

Living Room with large Chesterfield sofa, armchair plus additional seating, large flatscreen TV with Freeview and DVD player housed within cupboard, open fire and flagstone flooring. There is a beautiful and original Welsh dresser here too.

Kitchen/Diner with a lovely woodburner and original flooring. Fully equipped with an electric hob, oven and grill, microwave, dishwasher and large fridge freezer. (There is a washing machine under the stairs). The dining table comfortably seats up to eight people.

Outside

There is a terrace area to the front of the property which looks towards the no through lane and fields beyond. There is a large table and chairs. The fields which surround the manor and coach house are part of the manor and therefore for guests' use. There are approx 40 acres, which include a 1km stretch of the River Avon. There is ample walking here or around the village and beyond.

The Wiltshire region

The farmhouse is a stunning building which sits on the edge of the village Holt, a small, working village about 3 miles from the famous Georgian town and antique centre of Bradford upon Avon. The village dates back to the 17th Century and has an attractive collection of period buildings. There are two pubs in the village, but The Tollgate Inn is certainly worthy of mention, with a great reputation for excellent food and wide selection of local beer (they also have a Deli Shop too). This is about 5 mins walk. The second pub is on the village green and about 3 mins walk.

Holt

Holt, which is located to the east of Bath, is the home to the National Trust 'Court's Gardens' which is one of the region's finest gardens, open to the public on most days, but please check. The location is convenient for many other day trips including The Westonbirt Arboretum (25 mins) which is delightful, the stunning and unspoilt village of Castle Combe (15 mins), Lacock and Dyrham Park both very nearby. Equally any number of attractive villages are all nearby and well worth a visit.

6 mins drive away is Bradford upon Avon, which is a beautiful village-come-town with some attractive achitecture and a hosst of antique shops. Perhaps most appealing is the heart of Royal and Ancient Bath with excellent tourist attractions, shops and restuarants which is about 12 mins away. There is regular public transport to the city
