Attractive restored "casa rural" set in 2.5 acres of olive groves and gardens of the owner's country house. Stunning large raised pool for sole use by guests. The 8 x 5 pool has spacious raised sun terraces with stunning views over the national park and distant mountains. The pool area is walled and gated for privacy but without obscuring the views. There are covered outdoor dining areas and an outdoor kitchen area with sink, hob, barbecue and paella ring. The private garden/play area has swings and games court.

This area also has ample parking.

The owners are available to help with information about the area, restaurants etc. if you wish.

Enjoy sampling the owner's home made produce including first press extra virgen olive oil from their own olive groves.

Go for early evening walks as the sun goes down and meet our spanish neighbours who do this every evening in the summer.

Watch an authentic paella being made for you then enjoy it as you watch the eagles soaring overhead! - although we cannot guarantee this on every occasion!!!

For the more energetic play badminton on the games court or go exploring on the bicycles.

Explore the surrounding villages in this relatively undiscoved part of the real Spain.

Good road links to the surrounding area/beaches, including numerous local villages and historic Xativa with hilltop castle and great selection of shops and restaurants to suit every taste.

Unlike many other spanish towns it has a cosmopolitan feel to it although still very spanish but with a thriving theatre, various museums and art collections.

The Fallas in March is a large fiesta in Xativa and the August Feria is of national tourist importance.

Less than an hour from Xativa by train to the centre of Valencia.

Drive to the south of Valencia and visit the City of Arts and Sciences with its spectacular modern architecture

and superb recreational facilities.

The local village of Chella celebrates the Fallas in March and Moors and Christians in August.

There are many bars and restaurants in the village where you can enjoy the local atmoshere

The village of Chella has all amenities including supermarket, bakers, butchers, chemist, banks, bars and restaurants, with additional facilities in the neighbouring villages.

Have Sunday lunch in the neighbouring village of Navarres at a barbecue restaurant overlooking the dam and reservoir on the Jucar river.

A number of beaches can be reached within an hour with the choice of natural unspoilt beaches or Gandia with miles of wide sandy beach and watersport facilities.

Or why not visit the Albufera at Anna 15 minutes from the villa - a recreational area including boating lake and natural swimming pool with waterfall or Los Charcos near Quesa and swim in the cool clear spring water pools.

During the summer mix with spanish families at Antella where there is a weir across the Jucar river that has created a recreational area with picnic areas, bars and swimming in the cool river water.

The well-equipped kitchen is modern Spanish style with breakfast bar.

The sitting room has 2 large sofas and patio doors to spacious covered dining "nayas" with additional large gas fridge freezer.

Satellite TV is Sky freeview. Bring your own Skycard to view additional channels.

The cottage enjoys a mix of sun/shade throughout the day and the bedrooms tend to remain cool for comfortable sleeping. The windows are netted for mosquitos and can be opened at night. Our slightly elevated position on a flat plateau means that the summer overnight temperatures are bearable.

Floorstanding fans are available if needed.

The plot is flat and set back from a quiet country road. The immediate plot is enclosed by a low wall topped by a fence. The pool is walled with the only access being via a flight of 8 steps and is fitted with an access gate for privacy and security.

The property is on one level but access between rooms sometimes involves either one step up or down therefore not suitable for wheelchair access.

Please note you are responsible for the safety of your children at all times especially around the pool area.

The tiled, filtered and treated 8m x 5m pool (depth 1.4 metres throughout) has Roman steps and underwater lighting and is exclusively for use by Nirvana guests.

It is elevated and walled so is private without obscuring the stunning views of the mountains and surrounding countryside. The pool sun terraces are spacious with 6 sunloungers and tables, chairs and parasols.

There are several seating areas on the terraces and in the gardens allowing for a mix of sun and shade throughout the day.

Ample parking is available.

The summer kitchen has a double sink, 2 burner gas hob, gas barbecue and Paella ring.

The garden area has children's swings and is planted with young trees and shrubs.

The central area can be used for ball games and is large enough to layout out a full size games court.

The Costa Blanca/Valencia region

The area south of Valencia city and inland from the Costa Blanca enjoys a mediterranean climate with hot summers and mild winters.

The general area is considered by the World Health Organisation to have one of the healthiest climates.

The landscape is a mixture of fertile valleys and more mountainous areas further inland.

It appears green throughout the year due to the evergreen orange and olive trees abundant in the rural landscape.

It is one of the main orange producing areas of Spain.

Xativa, the nearest large town to the villa, has a mediaeval centre with a castle overlooking the town from a high ridge above. As well as being of architectural and cultural interest it is also a vibrant working town with every amenity.

Valencia city is an hour's drive away or a similar time train journey from Xativa or Alcudia de Crespins.

The nearest beaches of Tavernes and Cullera including a waterpark are an hours drive from the property.

Other attractions within easy reach include the City of Arts and Sciences just south of Valencia city where the New European Grand Prix will be taking place from 2008.

The Ricardo Tormo race track at Cheste for the Moto GP and Formula 1 pre season trails.

The Macizo Caroig National Park with prehistoric cave paintings just outside the village of Bicorp.

Xativa

The nearest village of Chella is a ten minute drive.

There are a number of other villages of different sizes within a 15km radius. Historic Xativa is a 20 minute drive from Chella and offers a wider selection of facilities.

Drive north from Chella and pass through the other villages of the Canal de Navarres and explore the National Park.

The area is both traditional yet cosmopolitan. You have the opportunity to sample rural Spain in a modern environment. The villages in the area can provide bars and restaurants to suit all tastes and budgets. The nearest village of Chella has a supermarket, bakeries, butchers, grocery and hardware shops, banks, bars, coffee shops, restaurants and a medical centre. The surrounding villages expand on the facilities available. There is a large outdoor swimming pool in the village, which is open in high season and provides bar and food services in pleasant surroundings. Anna, the next village to Chella also has a shady boating lake with natural swimming pool and waterfall and is served by a number of bars/kiosks and restaurants in season.

The local bars and restaurants provide everything from tapas to bocadillo sandwiches and menu of the day which is a low cost fixed price all-inclusive menu, normally with choices and normally only served at lunchtime on weekdays.Some restaurants also provide a takeaway service, including the local pizza restaurant.

There is also a shop specialising in takeaway food at the weekend.

At weekends the restaurants tend to go "a la carte", but it is still possible to eat well on a budget.

Xativa is well served by large supermarkets and is noted for its selection of shops and fine restaurants

Many of the villages including Chella have weekly markets. The biggest of these is in Xativa held on Tuesdays and Fridays.
