A beautiful thatched cottage on a quiet private road overlooking the allotments on the border of Sway and Ashley. In the heart of the New Forest we are a mere five minutes drive to the open forest and and coast for beautiful walks.

We run the house as part live /part let and can cater for family groups of 8-10 guests. Alternatively, we will let rooms on an individual room basis at quieter times.

Sole let :- 4 to 8 guests with up to 4 bedrooms(not the owners) .front garden:- £350 per night.Minimum two night stay.Weekly rate £1500.

The property is new to the the lettings market after being meticulously renovated as a private residence. We let for no more than 140 days a year as per regulations. You are assured a very high standard not found in other standard lets - even the sheets and towels are of high quality along with the beautiful house furnishings. Designed as a family home, this certainly isn't a house set up for lets and we believe that is why we have 100% positive feedback from all our lovely guests.

Woodside is a beautiful, tranquil cottage and is a fabulous place to have family gatherings and wonderful dinner parties. It's a perfect base in the centre of the New Forest. Our wish is that guests really enjoy the peaceful surroundings and tranquility of the garden. It's a wonderful home away from home, far away from the hustle and bustle of the city and you'll leave fully de-stressed!.

If you're looking for a party venue this is not the place for you. This is a strict letting condition and we ask you to keep the house safe and not upset the neighbours or tranquility of the quiet lane.

The rooms to let in the main house are all large/kingsize and all have their own individual decor. Some share the main family bathroom and two have ensuite. We rarely let to capacity as we choose not to overfill the house.

Rooms can be let individually or as multiples giving better discounts. All rooms have luxury linen and towels.

If you have pets please check with the owner.

For family groups letting the main house for sole private use; the let is for 4 bedrooms and includes full use of the kitchen, dining room, conservatory, front garden, lounge, three toilets and two bathrooms. The owner will never be in the main house while you are letting to allay any concerns. It is for your sole private use.

The dining room table seats up to 8 comfortably and has an extension so 10 can fit at a squeeze.

For groups of 10 (the maximum permitted) the owner may let his private quarter (a fourposter super king bed, dressing room and ensuite bathroom) for an extra charge of £50 per night on the lettings charge.

Note to all those that are unclear: No!..the owner does not stay in the main house when you are staying.

Please note when the main house is solely let the owner lives or lets the private side annexe. It is totally separate from the main house and you are assured complete privacy and there are no adjoining doors.

Parking is for a maximum of two cars although we can squeeze in three however no campervans please! Please leave the space in front of the garage for the owners car or those letting Little Woodside. The gates must also be shut at night to keep the clever sneaky deer out!

The property has beautiful gardens designed by an award winning Hampton Court landscape gardener.

This is a new modernised thatch cottage and has all the mod cons to make your stay a very comfortable one indeed.

Important note for those wishing to let 1-4 rooms on a room only basis, not the house as sole use

Each room is priced at £110 per night (low season only) on a room only basis with discounts available for block bookings. For those letting individual rooms we allow use of the kitchen (not washing machine or dishwasher please) at agreed meal times and will give you a cupboard for your food and shelf in the fridge. The dining room is free for use at meal times and you can relax and watch tv in the conservatory in the evenings.

The lettings pricing can be misleading from holiday lets so to clarify; rent is for one room not the whole house. We are happy to discount for volume bookings. Please email the owner and ask for quotes if you are unclear.

Important note for those wishing to let 4 rooms and have sole private use of the main house

To let the full main house the cost is £350 per night for a minimum of two nights ,4-8 guests and up to 4 bedrooms. The size of the group cannot exceed the agreed booking and we permit one well behaved dog to be kept in the kitchen overnight but please check with the owner first. You've full use of all facilities bar the study, garage, laundry room and owners quarters. The front garden is for your private use and has a swing and outdoor dining table and chairs.

Please note, there is the option to rent a 5th bedroom which is the owners. It comprises of a luxury superking sized four poster bed, dressing room and ensuite and is available for an extra £50 per night only for sole house rental. We rarely let this out unless a bigger family group requires the room.The maximum permitted in the house is 10.Babies under two not included.

To allay any concerns the owner doesn't stay in the main house when letting the main house as a whole.

** We wish to make it clear that guests renting the main house are not permitted to have loud parties and music. We want you to have a wonderful time at Woodside but politely ask that the house is respected for its peace and tranquility (and the neighbours!) We ask that the expensive furnishings and decor are well cared for and left as you found them for future enjoyment for guests and our family. Therefore, if it's a party venue you're looking we're not the place for you. That's our only polite request and strict condition please **

The property is perfect for family groups and has a lovely warm and welcoming atmosphere. The garden is currently starting to bloom and the new wisteria is shooting up mixing with the roses.

We would ask for a maximum of 3/4 well behaved children please. Children below two years old are free but we don't provide cots and high chairs due to health and safety regulations.

Public holidays: Bank holidays, half terms and New Year is a minimum of three nights. The minimum stay for Christmas and Easter is 1 week. Please enquire for separate costs.(We are already booked for Christmas 2014)

We ask for a £250 damage deposit which will be repaid three days after the house is fully checked for damage and missing items. You will be billed accordingly.

If you have pet allergies please be aware we have a family dog. She is a cockerpoo so hypoallergenic and very sweet!

We have just got back from staying at the annexe at woodside cottage and was delighted with the accommodation everything was spotless and Mike the owner was very helpful in telling us the places to go and eat,we had a private garden with table and chairs and 2 sunbeds,absolutly superb.The Crown Inn at Everton and the East End at East Ends where the food was delightful.

My husband Ian and I had an amazing stay at this beautiful 1 bed annexe off the main cottage (which you can also hire out part of) for our wedding anniversary. The owner Mike was a pleasure to meet and get to know. Nothing was too much trouble and he had great tips for restaurants, taxi's, walks etc. He also left us to our own devices, so you could have as much or as little contact with him depending on what you want. The annexe was beautiful, it was more like a little cottage and we had the use of the back garden as Mike and his son use the front, so you are completely private. You have every appliance in the Annexe you could wish for; for your stay. The taxi driver Carlos we were introduced to by Mike was a great character and ferried us around - the passenger ferry to the IOW was only 15mins away so a perfect day out! All in all we had one of the best wedding anniversaries ever. I would thoroughly recommend this place to stay and the warm welcome and information you receive from Mike. Truly an anniversary to remember!! THANK YOU X

We enjoyed our stay at Little Woodside. Accommodation was modern and clean with the facilities/equipment we needed for our short stay. Suitable for us as a couple with a toddler. We had use of the back garden within the grounds of the main house and didn't feel overlooked.

Car required, easy to visit Brockenhurst, Milford, Milton on sea, and Lyndhurst.

Would recommend and would stay again.

Myself & 2 friends stayed in the annexe, Little Woodside, for a long girls weekend away & it was absolutely fantastic! It was the perfect size and they even put up a lovely single bed downstairs to save us having to make up the double sofa bed every night. We had private use of the back garden and the annexe had everything we could have wanted. The decor is beautiful and even though we had lots of days out planned, we ended up staying in 2 out of the 3 evenings as we wanted to make the most of our lovely accomodation. There was a party staying in the main cottage at the same time as us however we didnt even know they were there and you really felt like it was your own little place and forget that there is a large house attached! so peaceful! Couldnt have wished for anything more and really made the weekend for us! Already looking at trying to go back with my husband as havent stopped raving about it since ive been back! Mike, the owner, was always so quick at responding to emails and happily answers all our questions & recommendations of where to go. He made us feel confident that we had definately picked the right accomodation. Would highly highly recommend! Thank you for an incredible stay!

We arrived aug bank hols to a very pretty house with lovely kept gardens.the annexe entrance is through a side gate which leads to very private garden and wonderful bi-folding doors which you enter the property.Inside is so well done and also cosy you felt you were at home.very comfy bed and great shower.what made me choose this property was the fact we could stay for 2 nights as we did not have the luxury of 3 days off and many self catering property's are 3 days min.we certainly would stay again.

This is the perfect property for a visit to the new Forest - The property is beautifully presented, feels cosy and welcoming and has the additional benefit of its own private garden. It has all the modern amenities and necessities required for a very comfortable stay and Mike the owner is very helpful and knowledgeable about the area - what to see and do and where to eat. Although it is attached to the main house, guests in that part of the property did not impact on us at all during our stay. The location was ideal for accessing both the New Forest and the coast and whilst a car is necessary nothing is too far away - all in all, the perfect house in an ideal location.

This cottage located in New Milton adjacent to the New Forest has been renovated to an incredibly high standard. Furnishings and decor are first class. Could not have asked for a better venue to spend the weekend with good friends. 5 rooms with double beds comfortably accommodated our group of seven.

Owner Mike is a sailing fanatic and the cottage is not a great place for unsupervised small children as there are numerous (beautiful) model ships and paintings in the house.This is also a nice quiet cul de sac so if you are looking for somewhere to throw a big weekend party away then look elsewhere. If you want a classy place to stay in complete comfort then this is your cottage.

Beaches in the area

Avon Beach

Christchurch BH23 4AN

The main beach for Christchurch is mostly sandy with stunning views of the Needles on the Isle of Wight in the distance. There is a café, kiosks, shop and beach hire (including canoes). There are 2 car parks and in the height of the season it's advised to arrive early!

Barton-on-Sea

This is a stony beach with sandy areas as the tide goes out. The cliffs are subject to considerable erosion but the area is just stunning for a walk in the evening either along the beach sitting next to the waves or along the cliff top past the golf club

Highcliffe

Cliff Road, Milford on Sea, Lymington

Highcliffe beach is a mixture of sand and stone. It can be accessed either by Highcliffe car park or via Highcliffe Castle car park. All facilities are found on the cliff top above the beach.

Mudeford Sandbank

This sandy beach adjoins Hegistbury Head with picturesque views of Christchurch Harbour. The beach is well known for its beach huts. Unlike the normal beach hut, the Mudeford ones have residential status and they're probably the most expensive fetching prices of over £140,000. The beach can only be reached by foot or bicycle (and landtrain from Hegistbury Head). We recommend the ferry from Mudeford Quay where there is good parking, but arrive early as it's a very popular spot.

Milford-on-Sea

Milford on Sea is a stony beach with good views of the Isle of Wight and the Needles and an excellent walk along Hurst Spit to Hurst Castle. Next to the beach is the Needle Eye cafe, an ice cream kiosk and a children's play ground. The art deco Marine Cafe on the east side of the beach has recently been rebuilt; the upstairs has excellent panoramic views. There are 3 car parks. The shops and pubs in Milford on Sea village are 500 yards away.

Hordle Cliff

Cliff Road, Milford on Sea, Lymington

A continuation of Milford on Sea (forming part of the coastal path), Hordle Cliff is a stony beach but has amazing views of the Isle of Wight and the Needles. Cliff walks are very popular with all ages and there's plenty of seating along the tar macadam paths. There are 2 car parks along the cliff top with the more westerly park having a kiosk.

Friar's Cliff

Christchurch, Dorset

This beach is mostly sand and quieter than nearby Avon Beach. The car park is at Steamer Point from where you can also enjoy a tree lined cliff top walk to Highcliffe Castle (meandering through the Steamer Point Nature Reserve).

Lepe Beach

Near Beaulieu

This beach is a 30 minute drive from the house but well worth the views and a personal favourite.The beach is at the heart of the Beaulieu river and looks out onto the Solent and Cowes.Take in Exbury gardens on the way and its a great day out.

New Forest

The beauty of the forest behind the house is very tranquil and the allotments to look out over.

5 minutes drive and your at the coast of Barton on Sea and some wonderful hill and beach walks.The lovely town of Milford on Sea with some lovely restaurants and a great sea path walk or ride(my son and I love the bike ride around the coast).The bustling town of Lymington 10 minutes away with its saturday market.Isle of wight ferry to Yarmouth .Christchurch and Mudeford are just a short distance away as is the Chewton Glen hotel for dinner!

Brockenhurst is near by and then a beautiful forest drive over to Beaulieu ,Bucklars Hard and Exbury gardens .Lepe beach is just marvellous.
