Studio Garden Apartment, 100m to beach (Plage Du Midi),WiFi, private garden, private locked garage with shared pool/sauna.

It is situated in a peaceful location, 2 minutes walk to beach, 20 minutes walk Cannes Centre/Croisette/Closed Garden

Sleeps 2-4 (couple with 2 children or 2 couples).

Just 2 mins from the sea, this garden flat is in a small chic residence in an exceptional situation, with swimming pool and sauna surrounded by a private, walled park. Step outside through double glazed patio doors into a large terrace of 15sq.m surrounded by private enclosed garden of 70sq.m within the extensive park. Garden furniture (table and chairs, sun loungers and sun-shades provided). Interior: furniture is high quality and modern. WiFi/TV/DVD. Large double bed folds up with ease into wall-unit freeing up the sitting-room for general use during the day.

Separate area with two fold-up single beds OR a double sofa-bed also available. Kitchen is well-equipped, including washing machine. Tiled bathroom with shower over bath. Rental price is all inclusive. No extra charges for linen, towels, final clean etc. Also offered is a complimentary 'welcome' basket with fresh bread, home-made jam, coffee/tea bags/sugar and a bottle of wine. Everything you need to start the perfect holiday! Owner always contactable.

Our preferred changeover day is Saturday, but we try to be flexible. Arrival and departure times are also flexible but normally guests leave before 11am. Please just ask and if possible we will try to accommodate your specific needs.

Quiet neighbourhood, yet close to centre of Cannes, Palais des Festivals/Croisette/Rue D'Antibes. Railway Station (1.5km), from Nice Airport bus no. 200 drops off short distance from Studio. Cycle or walk everywhere or take the bus, all journeys in Alpes Maritime cost 1.50 euro; e.g. to Nice, Monaco, Grasse, Antibes, Juan les Pins etc.

Accessibility:

Being a ground floor garden flat, it is suitable for people with slight mobility problems but wheelchair users would find it difficult within the apartment. Access to the swimming pool should be without problem for slight mobility problems but would definitely not be suitable for wheelchair users.

Outside:

The main advantage of this apartment I believe is its private outside space, where there is an extraordinary large terrace with summer furniture, and private closed garden - perfectly adapted from French Riviera living. The grounds of the residence include manicured gardens and lovely pool area. All garden furniture (loungers, tables and chairs etc) and sunshades are provided for use in private garden. Just a few steps away there is access to a shared swimming pool (10m x 5m) and sauna, communal showers, changing rooms. This is a private Residence and not a Resort Hotel which means it is quiet and well kept. It is for those who are looking for a calm situation.

Coast/Beach:

2 minutes to walk to the beaches of Cannes, however by car or bus a large selection of beaches are accessible in less than half an hour, e.g. Antibes (10 minutes), Juan les Pins (12 minutes), Nice (30 minutes), Monte Carlo (40 minutes) or in the other direction St Tropez (1 hour). Bus stops are only a few steps away from Residence. If you decide that you want a change from the coast then Grasse is about half an hour by car or bus (610 stops outside and costs 1 euro).

Golf:

In the region, there are more than 20 golf courses. Information will be provided on request.

The Provence Alpes Cote d'Azur region

This region speaks for itself - an average of 300 sunny days per year and that's why so many want to come here from other parts of Europe and the world. This is the reason also why so many great artists came to live and work on the Cote d'Azur. There is a luminosicity like no where else.

The contrasts are striking, especially on arriving on the coast you will see the azur blue of the Mediterranean sea on one side and the low Alps (sometimes snow-capped) on the other. I've heard many guests say that flying into Nice International Airport is one of the most beautiful experiences they have ever had.

You will be mesmerised by breath-taking views of the Mediterranean (le grand bleu), les Isles de Lerins (2 islands just off the coast of Cannes which are a 'must' to visit), the hills of L'Esterel (which will seduce you if you like to hill-walk) and much more besides. Of course you can visit not only Nice, Monaco, Antibes and any number of coastal or hinterland medieaval townsand villages but did you realise that you are only about 1.30h from Italy!

Cannes

I bought this Studio apartment as an investment and for pleasure. It is so close to the beach and to the centre of Cannes, where we spend quite a bit of time. It is within walking distance to everything, including the Foreville Market, the famous Croisette and Palais des Festivals, Rue D'Antibes.

From the apartment there is easy access by car or bus/train service to attend the Nice Carnaval in February, local Village Festivals celebrating the mimosa, the violet, the orange in March and April; the Cannes Film Festival and the Monaco Grand Prix in May; Jasmine Festival in Grasse in August. This will give you a flavour of just some of the things you can enjoy while here as well as nice weather nearly all year round.

Further details:

Restaurants and local shops, 100 metres. All along the beach promenade, there are beach restaurants and snack bars to suit all tastes. You can walk or cycle the promenade in either direction towards Antibes or to Mandalieu-La Napoule and beyond.
