This charming cottage offers 3 bedrooms: 1 master double with en-suite shower room with WC and a further 2 twin rooms situated on the first floor making the most of the river views. The family bathroom is also situated on the first floor the bath and shower over and WC. The spacious ground floor offers two lounges, dining room, kitchen and utility room plus a downstairs WC and shower room. The main lounge has a woodburner ample comfy seating with TV and DVD player. whilst the second lounge is designed to double up as a play room with TV and DVD player with the downstairs WC and shower room just off. THere is also a conservatory off the rear porch area.THe cottage kitchen is well equipped with an electric oven and hob, dishwasher, microwave and integrated fridge.

Outside there is an enclosed garden with lawn areas, patio with garden furniture and BBQ. There is off road parking for 2/3 cars to the rear.

Axmouth has two pubs, the nearest is next door, both serving local produce and freshly cooked meals. The river estuary is less than 100 metres away with a grassy seating area to enjoy the large variety of feeding birds. Seaton is about 1 mile with a pebble beach and Lyme Regis is about 6 miles with the seaside regency town of Sidmouth about 7 miles.
