The apartment has recently been tastefully modernised with an elegant decor, suiting discerning travellers requiring quality, homely comfort and relaxation. It is extremely well maintained and always presented in the highest condition of cleanliness. It is located on the third floor (there is a lift/elevator) at the front of this historic Art-Deco building. It features superb views from all rooms, particularly the sitting room which has an outstanding outlook over the city and Edinburgh Castle, with spectacular illuminations at night. This is a great place to stay, particularly if you are seeking a very central location, and cleanliness, comfort & excellent value for money are important factors in your accommodation selection.
Lothian House is a unique Art-Deco building and is an Edinburgh landmark. It's unusual architecture reflects a part of the city's history, depicting scenes of canal workers on the building's exterior friezes. (This location was at the end of the historic Union Canal - the area has been re-developed and it is now possible to enjoy a lovely walk along the refurbished canal area, including being able to stop for a drink or to dine there, if desired.)
The central location makes sightseeing very easy, with many attractions close by. It is only a few minutes easy walk to Princes Street, down Lothian Road. The Edinburgh International Conference Centre is across the road and major banks, theatres, cinemas, restaurants, public car parks, shopping and Edinburgh Castle are all within a 5-10 minute walk. Bus stops are only a minute away and taxis pass the front door.
This lovely property is ideal for single travellers and offers very good security (particularly for women, being 'female friendly'), but it is also great for couples seeking a romantic city centre hideaway, or for small families needing a comfortable base whilst sightseeing.
There is a leisure complex in the basement of Lothian House, which our guests are welcome to use. There is a heated swimming pool, sauna, and gymnasium with very basic equipment. As we have no direct control over these facilities (they are shared between all Lothian House residents), we do not charge for their usage, but will provide pool and gym towels if you wish to use these facilities during your stay. **PLEASE NOTE: The Lothian House pool is currently closed for essential maintenance, we do not know when this will re-open but will keep guests advised. The gym is still open.

The apartment is quite compact, however, the master bedroom offers a comfortable king size bed (with dual control electric blanket so you will be cosy on those cold Scottish evenings). The bathroom is small but has a full size bath with electric power shower above the bath, a toilet and vanity wash basin. The sitting room enjoys superb views and overlooks Lothian Road. The well equipped modern kitchen has a dining area suitable for 4 people. This property is a lovely city centre pied-a-terre for visits to Edinburgh.

Edinburgh is full of wonderful things to see and do in this famous Capital city! It is home to some of Scotland's most important historic buildings, places of interest, museums, galleries, theatres, cinemas, culturally enriching experiences, sporting venues, theatrical events & literary tours. It is also easy to take half day trips to a multitude of interesting surrounding places, attractions, general areas of historic note & beautiful countryside such as the Borders. Day trips as far afield as the Highlands are also possible from Edinburgh. Over the past 16 years our guests have regularly said they wished they could have stayed longer, and many have returned for those promised longer 'return visits'!
Apartment 39 Lothian House is located on the corner of Lothian Road & Morrison Street (EH3 9DD), in the heart of Edinburgh's city centre. It is easy walking distance to attractions, theatres, cinemas, clubs, pubs, restaurants, shops, and Princes Street with its beautiful gardens. These gardens are superb for relaxing, or even enjoying a picnic on a summery evening, when the long twilights encourage visitors to enjoy the extended daylight hours. Edinburgh Castle & the Royal Mile are close by - this historic mile is a road leading down the hill from the Castle to the Palace of Holyrood House. The famous Grassmarket is another vibrant area to visit, there are historic pubs where you can enjoy a relaxing meal, do a bit of shopping, or take in some entertainment. The weekly Farmers Market is only 5 minutes walk away from Lothian House, each Saturday morning. This apartment really is in a fabulous location, right in the heart of the action - particularly at festival times. Edinburgh has many festivals, including the Edinburgh International Festival, Fringe Festival, Military Tattoo, Book Festival, Film Festival & Jazz Festival - to name some of the main ones! Events are mainly based at venues within the city centre area, and so are either an easy walk away, or a short bus or taxi journey. Frequent public transport passes the front door of Lothian House, so it really is easy to travel about. A visit here will truly help to create memories of a lifetime!
