ACCOMMODATION

Stable Cottage has three sumptuous bedrooms, all with luxury en-suites. Two of these have a TV embedded in the wall above the bath! There's oak floors and Lawra Ashley carpets throughout. All the rooms have huge beds, beautiful linen, fabulous décor and lighting, plus a computer with Internet access and a gorgeous private landscaped walled garden with its own luxury hot tub and BBQ area!

The sumptuous lounge has spectacular leather sofas, oak furniture and feature fireplace. There's a computer and desk, the computer is connected to broadband at no additional cost and there is also Wifi available throughout the cottage and garden. A Grundig surround sound stereo system, Blueray DVD and 42 inch Plasma TV with Sky+HD package, plus a HD DVD player and a selection of DVD's to enjoy watching.

The 'tack room' offers a hideaway for teenagers and is equipped with a sofa, Sony PS2 Playstation, TV and various games.

OUTSIDE

The patio doors offer access to the landscaped gardens, with luxury patio furniture, hot tub and the BBQ for the budding chefs! The luxury hot tub, which is set within a covered canopy is automatically heated to a perfect 38 degrees 24 hours a day, allowing you to enjoy at any time an indulgent bubbly massage and let your stresses just fade away.

The mature garden has a Mediterranean flavour and has been carefully designed to extend the indulgent experience, which includes the gas BBQ and automatic designer lighting for evening 'al fresco' dining and entertaining.

FREE WELCOME PACK

We provide you with a gourmet 'welcome pack' on your arrival, which includes complimentary wine, our famous local sausage and dry cured bacon, free range eggs plus scrummy home made bread and cakes. All you need to cook your first breakfast.

We have a non-smoking policy throughout and we welcome young children and a well behaved pet (only 1) is allowed in the property, subject to a security deposit.please ask

STABLE COTTAGE FACILITIES-FREE WiFi

Stable Cottage is very near the coast in East Runton 200 metres. It has recently been tastefully updated into a high quality luxury retreat for 6 people + babe in arms, ideal for a Sheringham or Cromer luxury break. There is gorgeous landscaped 'flint walled garden, which encloses the luxurious hot tub, BBQ and table tennis table.

On arrival there is a private gravel driveway catering for up to three cars. The oak floored entrance hall leads to the luxury equipped kitchen diner, utility room and a sumptuous lounge to die for. The oak stairs lead to the 2 luxury upstairs bedrooms, the Master discretely downstairs, having a 6-foot bed with a luxury pocket sprung mattress, a luxury shower room en-suite and High Definition Digital TV with DVD player. All the bedrooms are filled with bespoke oak furniture, linen and curtains. All four luxurious bedrooms have hair dryers and stereos which are iPod enabled.

All the luxury bathrooms are filled with Gilchrist & Soames toiletries, very snuggly bathrobes and towels, complimentary slippers and boast under floor warming, Villeroy and Bock sanitary ware and power showers, the family bathroom have Tilevision TV's embedded in the wall above the bath.

Luxury cottage in Cromer, Norfolk. Stable Cottage on the coast in East Runton was built in1985 and is tucked away at the end of a fine gravelled private drive. In 2008 it was tastefully updated into a high quality luxury retreat for up to 6+1 people, ideal for a Cromer or Sheringham luxury break at the weekend or anytime. There is a very splendid mature landscaped garden, which is very private and secure with flint walls on all sides. The borders are festooned with mature plants and trees and there is a luxurious hot tub.

On arrival there is a private gravel driveway catering for up to four cars. The oak floored entrance hall leads to the luxury equipped kitchen diner and enormous and sumptuous lounge with a stunning fire place. The entrance hall also leads to the Master bedroom two further luxury bedrooms and utility; The Master bedroom has a 6-foot bed with a luxury pocket sprung mattress, a 23" LCD Digital TV and DVD player and a luxury en-suite shower room,. The second bedroom is a twin bedded room and the third is a double. All three luxurious bedrooms have hair dryers and individual luxury stereo systems, which are iPod and MP3 enabled.

PAYMENTS

Luxurious Cottages accepts the following methods of payment: BACS transfer to our nominated bank account for deposits and balances.(details on request)

All the major Credit and Debit cards accepted.

We ask for a 30% non refundable deposit to confirm your booking, upon which we will send you written confirmation together with our information pack.

The balance should be paid 8 weeks prior to your arrival. We accept all major debit cards and do not charge for their use.

However, due to banking charges, we charge a 1.25% contribution towards the cost of handling credits cards, except for American Express, where we charge a 1.75%.

Please note that we no longer accept cheques but as an alternative can accept payments via BACS.

CONTRACT

This Contract is for short-term holiday rentals of with any of the properties of Luxurious Cottages and is between Mr and Mrs Davies the proprietors and the Client. Any issues arising under the Contract should be addressed to Mr and Mrs Davies, Incleborough House, Lower Common, East Runton, Cromer, Norfolk. NR27 9PG. Our email address is enquiries@luxurious-cottages.co.uk This Contract will only be entered into on receipt of the non-refundable deposit and will be subject to all the following Terms and Conditions. The confirmation email/letter will set out the period and price for the hire of the premises and will repeat some, but not all of the terms and conditions. The Client should check the Confirmation email/letter carefully.

DEPOSITS AND PREPAYMENTS:

A non-refundable deposit of 30% of the rental fee is payable if the booking is made more than 8 weeks before the start of the rental. Upon receipt of this, a written confirmation pack is sent to you. The balance shall be payable 8 weeks before the commencement of the rental. Non- payment of the balance of the rent on or before the due date shall be construed as a cancellation of the contract by the Client. For bookings made less than 8 weeks before the commencement of the rental the total fee is payable. All payments shall be made payable to Luxurious

CANCELLATION:

Any cancellation made by the Client for whatever reason shall be in writing and addressed to Mr and Mrs Davies at the address in 'Deposits' above or at our email address enquiries@luxurious-cottages.co.uk If you cancel, you are still liable for the payment of your balance of hire money. We will endeavour to re-let the cottage. If the property is re-let for the whole period, a refund of all the monies paid (not including the deposit) will be made less an administrative charge of £50 (plus VAT) per booking. If the property is let at a lower price or for part of the period booked, a refund will be made up to a maximum of the hire charges we receive on re-letting, (not including the deposit), less (1) the rental amount received for the period which is not re-let and (2) an administrative charge of £50 (plus VAT) If we are unable to re-let the cottage, the Client is legally responsible for payment in full.

For this reason we strongly recommend you ensure that you have adequate and valid holiday cancellation insurance.

Ask for details of our recommended scheme. If the property is not re-let at all, then all monies paid by the Client shall be forfeit to the Proprietors. To qualify for a potential partial refund, all cancellations must be notified to the Proprietors in writing. It is your responsibility to ensure that you take out holiday insurance and that it covers cancellations in the United Kingdom. In all cases the client remains liable in accordance with the Booking Conditions.

CHANGES OF DATES:

Your holiday booking is not transferable. For this reason we strongly recommend you ensure that you have adequate and valid holiday cancellation insurance. Ask for details of our recommended scheme.

VAT:

VAT at the rate current when the booking is made is included in the rental fee where applicable.

TARIFF:

The prices quoted in the tariff are inclusive of all utility costs and the supply of a gourmet welcome pack (as advertised for each cottage/house) on arrival.

PERIOD OF HIRE

Rentals commence, unless otherwise notified from 4.00pm on the day of arrival (Friday or Monday) and terminate at 10.00am on the day of departure (Friday or Monday)

WEEKEND BREAKS are for 3 nights from Friday to Sunday inclusive MIDWEEK BREAKS are for 4 nights from Monday to Thursday inclusive WEEK BREAKS are for 7 nights either from Friday to Thursday or Monday to Sunday inclusive.

USE OF PROPERTY

The number of persons occupying the property must not exceed the capacity of the cottage/house as advertised. The property will be used for personal and domestic purposes only. The property shall not be used for any commercial purposes without written consent. The property shall not be used for any purpose that is unlawful or prohibited by these terms and conditions. We may ask you and/or any member of your party to leave immediately if this condition is not observed. The right is reserved to refuse entry to the entire party if this condition is not observed.

BEHAVIOUR AND COMPLIANCE WITH THIS AGREEMENT

You are responsible for the behavior of all members of your party.

Behavior should not be excessive, noisy or disruptive, especially at night. Offensive or illegal behavior will not be tolerated and may result in the police being involved. Offensive or aggressive behavior or language towards the proprietors or our staff is not acceptable. We may ask you and/or any member of your party to leave immediately if your conduct results in police attendance or is considered by us to be inappropriate; likely to cause or harm; or impair the enjoyment, comfort or safety of anyone; or is likely, in our belief, to breach any of this agreement. No refunds or compensation will be given in these circumstances and we reserve the right not to accept any future bookings from you or any member of your party. We have the right to cancel your booking, or to instruct you or your party to leave the house immediately, without compensation or refund, should you or any of your party not comply with this agreement, particularly terms relating to behavior and conduct.

COMPLAINTS

We try our utmost to ensure that your stay with Luxurious Cottages is an enjoyable and memorable one. However, with the best will in the world, sometimes errors and oversights are made. Therefore, should there be any cause for complaint during the occupation of the property we would like you (the Client) to notified us or other nominated member of staff promptly, to allow us time rectify the situation as soon as possible. Any serious problems must be confirmed in writing directly to the Proprietors. If you have a problem or are dissatisfied, please tell us about it.

"If we do not know it's broken, we can't fix it!" If you are delighted with the property and service, please tell your friends.

BREAKAGES OR DAMAGE SECURITY DEPOSIT

At 8 weeks before your arrival, whilst paying your balance, we will require a refundable damage security deposit, to cover loss of keys, additional cleaning and breakages. Deposits are charged at £100.00 for Stable Cottage and The Brambles and £250.00 for Incleborough House. Group / party bookings will be required to pay a £500.00 damage security deposit.

This will be refunded within 7 days of your departure assuming no other additional charges have been incurred.

In the unlikely event that breakages occur, please let us know about it before you leave. The Client is legally bound to reimburse the owner for replacement, repair or extra cleaning costs on demand. An accommodation inventory is available in advance on request and is provided in your accommodation on arrival. We reserve the right to charge you by deduction from your security deposit for any extra cleaning, missing items or damage. A full report will be provided upon request if any deductions are made.

CARE OF THE PROPERTY

The Client shall take all reasonable and proper care of the booked property and its furniture, pictures, fittings and effects in or on the property and leave them clean and tidy and in the same state of repair and condition at the end of the rental period as at the beginning.

HOT TUB USAGE AND SAFETY

All our luxury properties have hot tubs, which are unsupervised; by booking your holiday you acknowledge and abide by the Luxurious Cottages Safety Code. It is the parent or guardians responsibility to supervise the safety and good conduct of children at all times whilst on any of the properties. Usage of all of the facilities provided by Luxurious Cottages is entirely at your own risk. NOTE: Under no circumstances are children below 12 years of age allowed to use the hot tub without the constant supervision of an adult.

LIABILITY

FORCE MAJEURE

We cannot accept responsibility or pay compensation where the performance or prompt performance of our contract with you is prevented or affected by reason of circumstances which amount to 'force majeure'.

Circumstances amounting to 'force majeure' include any event which we could not, even with all due care, foresee or avoid. Such circumstances include the destruction or damage of the cottage (which cannot reasonably be remedied to a satisfactory standard before the start of your holiday) through fire, flood, explosion, storm or other weather damage, break-in, criminal damage or any similar event beyond our control. Such circumstances also include riots or civil strife, industrial action, natural or nuclear disaster, fire, adverse weather conditions, war or threat of war, actual or threatened terrorist activity and all similar situations beyond our control.

The Owners shall not be liable to the Client or third parties for any accident, damage, loss, injury, expense or inconvenience, which may be suffered, incurred, arise out of or in any way connected with the rental. No term of the contract is enforceable under the Contracts (Rights of The Third Parties) Act 1999 by a person who is not a party to the Contract. If a property that the Client has booked becomes unavailable or unusable for some reason, then the Owner's obligation will be to (1) provide a suitable alternative property, or failing which (2) to return to the Client the appropriate monies paid for that property.

CHILDREN:

Well-behaved and supervised children are welcomed in all of our properties.

PETS:

Registered guide dogs are accepted for which there will be no charge. We can also accommodate well-behaved dogs in the cottage iin which case a small charge will be payable and a refundable security deposit will be needed at the time of booking (T & C's on request).

PRICES:

We reserve the right to vary the rates quoted, without notice at any time.

PROPERTY DETAILS:

The East Anglia region

The Norfolk Coast was designated as an Area of Outstanding Natural Beauty in 1968, under the 1949 National Parks and Access to the Countryside Act. It has a total area of just over 450 km2, which is mainly undeveloped coast and hinterland (up to 6km inland in places) and includes intertidal areas as well as many small towns and villages. A summary of the story behind its designation can be found in supporting information to the Management Plan.

Stretching from the silt expanses of the Wash in the west through the coastal marshes, soft cliffs and hinterland of north Norfolk, to the dune system at Winterton in the east, it is an area of remarkable beauty, diversity and scientific importance.

The designated area comprises three separate areas of coast and hinterland.

The main section is a long coastal strip from Old Hunstanton in the west to Bacton in the east. The designated area excludes the settlements of Sheringham and Cromer and the coastline between them, and the settlements of Mundesley and Bacton, because of existing development at the time of designation. This main part of the AONB includes the remote coastal marshes of the North Norfolk Heritage Coast from Old Hunstanton to Weybourne – a dynamic landscape of sand and mud flats, dunes, shingle, saltmarsh, reedbeds and grazing marsh which has a strong wilderness atmosphere, with its internationally important and renowned bird life. It also includes the soft, eroding cliffs of glacial sands and gravels east of Weybourne, which are important geologically as well as scenically, and the rolling farmland, estates and woodland of the coastal hinterland, with important areas of heathland.

In addition, there are two small outlying designated areas. The western outlier, north of King’s Lynn, includes part of Sandringham Estate and comprises part of the Wash mudflats as well as coastal marshes and lowland heath and bog, along with farmland.

The eastern outlier, between Sea Palling and Winterton, comprises sand dunes and the low-lying marsh and arable farmland behind them. There is a small area of overlap with land designated as the Norfolk and Suffolk Broads.

The concept of “natural beauty” includes the area’s distinctive wildlife and cultural heritage (buildings, settlements and archaeology as well as traditions) as well as the scenic beauty of its landscape, and all of these are closely linked.
