A truly magnificent property.  A highly

original Art Deco villa and not a typical holiday home. Situated on a south

facing hillside, the house is light and spacious and has been designed to

maximise the breath-taking views over the town, the surrounding countryside

and the sea. It has beautiful large windows and three of the bedrooms open on

to balconies. Interior is decorated and furnished to a high standard, with

the original tiled floor and attractive staircase.

Ground floor: A spacious living room (70m²), with comfortable sitting area,

satellite television, DVD, CD player and Wi-Fi. Dining area with French

windows opening onto a terrace. Kitchen well-equipped with 4-ring hob, oven,

dishwasher, microwave, fridge-freezer and electric kettle. Separate WC.

First floor: Double (2m). Double (160cm). Double (140cm). Twin (90cm).

Bathroom with a bath, shower and WC. Bathroom with bath and shower. Separate

WC.

Lower ground floor: Bedroom with sofa bed and shower (this room is of a simpler

standard than the rest of the house). Laundry room with washing machine,

dryer and freezer.

Outside:

The charming enclosed garden (1000m²) is terraced with Mediterranean plants,

palm trees, olive trees and a fountain. Sunny and shady spots available for

sitting out and a wide terrace with six loungers for sun-bathing by the pool.

Pool is solar heated (27-30 °C in summer). Gas BBQ, garden furniture for

outdoor meals. Boules and badminton are available. Parking for two cars

within the property. Please note that there are about 30 steps up from the

parking to the main level of the house.

 

The Provence Alpes Cote d'Azur region

Property is situated to the east of Grasse, near Maganosc, about 1k, a pleasant 10-15 minute walk, from the centre of Grasse. From Grasse there are regular buses taking you to Cannes, Nice and Nice airport for just EUR 1. The coast is about 18k and the nearest sandy beaches are at Mandelieu-la-Napoule, Cannes and Antibes. There is an excellent rail link from Grasse to Cannes and along the coast (free parking at station and the trains run frequently until late at night). Cannes has a wide range of restaurants and it is possible to eat well without spending a fortune. Some of the little restaurants on the beach, la Plage du Midi, near the old part of the town are particularly good. The marché Forville behind the picturesque old harbour has a terrific range of local produce. The property is well placed for exploring the 'arrière pays' of the Côte d'Azur with its ancient perched villages such as Biot and Gourdon. Also, well worth a visit are nearby lively villages of Mougins and Valbonne with excellent restaurants. In the immediate area: nightclub and casino about 2k, perfume museums also 2k, tennis 4k, golf 5k, miles of marked paths for walkers in the hills behind Grasse, local markets in the neighbouring villages and world class art galleries in the nearby towns such as Nice and St Paul de Vence. Nice airport is about 20k
