Bedroom 1 - double bed, en-suite and dressing room. Bedroom 2 - double bed, en-suite and separate access from tce. Bedroom 3 - double bed, fitted w'robe. Bedroom 4 - double bed, fitted w'robe. Bedroom 5 - double bed, fitted w'robe. Shower room.

Bathrooms: There are 2 en-suite bathrooms, one of which has a jacuzzi bath. There is also a fully fitted shower room beside the pool terrace.

Kitchen: The kitchen is fully fitted with oven, hob, expelair, fridge, dishwasher and microwave. There is access to a large terrace perfect for al fresco eating and enjoying the extensive views of the surrounding countryside and distant sound of church bells. Utility Room: Washing machine, dryer, 2nd fridge and separate freezer. Iron and ironing board and clothes horse. Hoover. Clothes line behind villa.

Living Rooms:The lounge/dining room has Sky TV, and the basement also has a TV/free to air and WC. Large patio doors lead onto another terrace/access to garden which is shaded but still affords lovely views of the countryside. The lounge is also air-conditioned.

Other:The bedrooms are air-conditioned and fully furnished. Two of the bedrooms have access to the pool from two of the terraces. The downstairs basement has a TV and opens onto a terrace overlooking the garden and facing south as are the 3 upstairs bedrooms.

Cleaning/towels/linen/maid service: Linens are included in the price as is the first and last day cleaning. Any extra housekeeping can be arranged at an extra cost to the client per day. There is a gardener to maintain the pool and grounds. TOWELS are not included.

The infinity pool overflows into a reservoir and gives the illusion that you are swimming into the trees in the garden. There is a fully fitted and tiled shower room and WC outside. The lounge/dining kitchen/dining also has outside access. 3 terraces to the front are south facing, large and perfect for evening dining as you watch the sunset and sip the local Rose wine. From the garden there is also access to a basement living area which has a south facing terrace and patio doors into the basement to a TV room.

A boules court to play the local game on a balmy evening while the BBQ coals are heating up. There is also a table tennis table for your use as well. The summer kitchen is fitted with a fridge, sink, dishwasher, 2 ring hob and pizza oven, toaster, kettle, utensils. Outside shower room, fully fitted and tiled so it is very convenient to shower without having to go into the villa on a regular basis. Ample parking in the driveway, full size table tennis table on this courtyard.

The villa is fully enclosed with separate electric gates and is a quiet area and is less than 2 kilometres from the picturesque villages of Valbonne and Plascassier. There is a supermarket less than 1k from the villa and both villages have too many lovely restaurants to recommend any one of them, however, an evening in the village square of Valbonne is an absolute must. You will only be a few minutes drive from many wonderful golf courses and horse-riding centres and the local tennis club which will welcome you any time for a game or a lesson. Laurie wil take good care of you.

Nearby, in Antibes, there is a theme park which is good fun, crazy golf and a fantastic sea world all accessible from the one car park. The tropical garden and butterfly are wonderful and children love to see the alligators. In sea world the whale and dolphin shows are not to be missed and the shark tunnel is both scary and exciting. If its a hot day sit near the front rows of the whale and dolphin shows and you'll get showered in cold water. After this you can go to the old town of Antibes and relax and dine outside in a variety of restaurants to suit everyone's taste. If you can't survive without Heinz baked beans there is an English shop near Valbonne called Brittains Homestore where Caroline will sort you out with beans and Walkers Crisps and cheddar cheese.

The beaches of the Cote d'Azur are a short drive away. You can be in Cannes, parking the car in less than 20mins. Mouans Sartoux, 5mins drive, has a great train service for getting to the coast and to Monaco/Nice/Cannes/Marseilles. There is also a bus station in Valbonne. There is a bus stop at end of the road outside villa for the bigger kids to use Most nights there are fireworks somewhere along the coast and posters with times and places are usually found in the local Presse or shop windows.

Golfers will be spoiled for choice when it comes to local golf courses with the exclusive and magnificent Mougins golf course less than 15mins away. The nearest course is less than 2kilometres from the villa. There are 5 top class golf courses less than a 20min drive from the villa. The course at St. Philippe is worth playing if only to be stunned by the breathtaking views of the mountains and the sea. The villa is less than half hours drive on the A8 motorway from Nice Airport where car rental is available if needed. Car rental is recommended for getting around the Cote D'azur.

The villa is less than 2k from two of the local villages, Valbonne and Plascassier where you will find shops restaurants a wonderful bakery and deli. The village square is a must for morning coffee, lunch and dinner.

It is only a short drive to the motorway and Cannes and the beaches are only 20mins away.

Its less than 30mins to the bustling city of Nice. 20mins from the Film Festival in Cannes for which the villa is also available.

Valbonne

The village of Valbonne sits in the centre of a vast residential area spread through the surrounding woods. This area outside the village includes luxury villas, housing estates for the nearby Sophia Antipolis high-tech park and homes of the old-time generations of Valbonnais.

In the centre of the village is the very lovely, 16th-century Place des Arcades. This central square is surrounded on all four sides by picturesque arcades, café terraces and little shops. The arcade at the "Hotel Les Armoiries" is engraved with a stone as "1628". Unfortunately, and unnecessarily, the square is also a parking lot for about 10 cars; not enough to be useful, but enough to spoil the view and the character of the square.

Dispersed through the little streets are more shops and a few, well-respected restaurants here and there. Our favourite is the Cadran Solaire on the rue Eugène Giraud (tel: (33) 493 12 13 30). For lunch or Sunday brunch try the Comptoir du Sud on rue Gambetta, at the edge of the old town.

At the bottom of the village, across the street below the rectangle of the centre, is the 12th-century Eglise Saint Blaise, the attached Chalaisien Abbey (or "Ancien Couvent Chalaisien"), the Moulin des Moines (now a restaurant), and a very ancient-looking carved-stone monument. The Couvent Abbey is now being restored (June 1996), and is looking very smart.

Beside the village to the west, across the street, is a new, little shopping complex and a parking lot. It has at least one restaurant, newspaper shop, food and produce shops, and the post office is at the far end of the parking lot.

Grasse, the perfume capital of the world, is a gateway town to Beyond. To the south, only 15 km away, is the city of Cannes with its yachts, fine-sand beaches and luxury shopping. To the east, about a 30-minute drive away, is Nice, with its international airport, pebble beaches and the bustle of a busy city. Turning inland from Grasse, at zero distance, you have the hills and forests and canyons and rivers

Mougins is a pretty little perched Medieval village, between the busy coastal town of Cannes and the back-country gateway town of Grasse. The village of Mougins is today a collection of restaurants, art galleries and estate agents — with the emphasis on gourmet restaurants.

Cannes is the "star" of the French Riviera, famous for the International Film Festival and the glitzy hotels, cars, beaches and visitors attracted here. Although it's probably the opposite of the Beyond type villages of the "arriére pays", it would be a shame to visit the South of France without experiencing the city for yourself.

The city of Nice has been a popular tourist destination for centuries, for royalty and commoners alike. As a transportation centre, with the Paris-Nice train and the international airport, it is probable that your entry into Beyond will be Nice.

Antibes was a Greek fortified town named Antipolis in the 5th century BC, and later a Roman town, and always an active port for trading along the Mediterranean. Today it's an attractive and active town, popular with "foreigners" from Paris and the north of France, with non-French, and with the local population.
