A new and very well equipped single storey villa in the heart in a lovely French village just outside the market town of Limoux. Offering superb accommodation for couples or families alike and well placed to visit the beautiful surrounding countryside. The garden and pool offer a nice alternative to site seeing and are ideal for a relaxing day reading and sunbathing.

The villa sleeps up to 8, with two double bedrooms and one twin room, each with fans. There is also a double pull out bed in the living room. Each bedroom includes shuttered windows to keep guests cool. There is a family bathroom, comprising bath and shower, a separate w.c. and an ensuite shower room with w.c.

The living - dining space is light and airy and comprises a large open plan area with french doors to the side, overlooking the neighbouring vineyard and with a suberb view to the old village and the hills beyond, and the patio doors at the rear provide direct access to the large patio area and pool. There is a comfortable sofa to unwind on, with a direct view of the pool and garden to keep an eye on kids at play. The modern fitted kitchen is situated off the dining space and is well-equipped, with fridge/freezer, oven/grill, microwave and dishwasher and plenty of cupboard storage. There is also a washing machine at the property.

The large selection of DVDs and games/puzzles for all ages will keep everyone entertained.

The Pool measures 8X4 metres, with a large tiled terrace for sun bathing on the superb loungers and a play area for children. With its spacious south-facing gardens this makes the villa the perfect space for both sporty types and those wishing to just laze around and relax in the sun.

The Languedoc-Roussillon region

This is a beautiful region of France where vineyards and sunflowers abound, one of the sunniest areas of France where you can remember the rainy days because there are so few. A perfect climate to explore or just enjoy the sunshine.

Wine tasting is everywhere, there are wineries in Limoux, Belveze and Montreal where their wines can be sampled and bought for taking home. Limoux is renowned for its sparkling wine Blanquette de Limoux said to predate champagne. It has to be tried and where better than at the summer night market held every week in July and August.

The Pyrenees are visible and easily reached, it is well worth a trip into the mountains to escape the Summer heat.

The house is a great base for visiting the remaining examples of Cathar and Medieval culture and of course the fairy tale ancient cité of old Carcassonne is a must for young and old alike where you can relive the epic 13th century crusades against the heretics.

The "rose" city of Toulouse makes a great day out and of course the Mediterranean beaches are little over an hour away and only 2 hours to the borders with Spain.

Less than 25 minutes from the house are the towns of Mirepoix and Carcassonne both of which are must dos for anyone visiting the area for the first time.

Market day is every Friday in Limoux, Saturday in Carcassonne and Monday in the medieval and historic square of Mirepoix.

The house is located in a village called Cournanel and is situated approximately 3km from Limoux. Cournanel is typical of a sleepy circulade village of the region where the pace of life is very slow.

Anyone who likes walking and wants to be part of French village life and see the vines fruit and flowers all growing will appreciate it -and they can forage for fruit and wild flowers in the lane ways around here.

There are three signposted walking trails from the village and a picnic area at the edge.

Only a short walk away is the market town of Limoux, a bustling riverside market town with a good variety of shops and restaurants in and around the traditional market square.

There are numerous activities within short distances, water sports including rafting and kayaks. Horse riding, hiking, skiing in winter in the glorious Pyrenees.

There are many festivals throughout the year in Limoux centred around the market square.

A must is driving through the breath taking gorges of the Aude and taking the waters in the natural spa's of Alet les Bains and Rennes les Bains. Something for everyone!

Come to the Limoux carnival between January and March 2014 - a wonderful break in a lovely little town that knows how to party !!
