This lovely modern second floor apartment (with lift) is ideally located for exploring Edinburgh and the surrounding area. It is only 10 minutes by bus from Princes Street, The Royal Mile and the Playhouse Theatre (or an approximately 20 minute walk).

There is free parking available with a residents guest permit (1 available per booking). Alternatively, a bus stop is only 1 minute walk away from the apartment, with direct buses to Princes Street and further away.

This light and airy apartment has a living room with comfortable seating area, flat screen TV, Stereo with Ipod docking station and Internet computer with broadband connection. Books, various board games and toys are provided for use by guests.

The modern stainless steel kitchen is fully-fitted with an oven, hob, microwave, dishwasher, washing machine, large fridge-freezer and various kitchen gadgets.

There is one double bedroom with a small balcony, one twin bedroom and a comfortable luxurious double sofa bed in the living room, providing sleeping accommodation for up to 6 people. Duvets, pillows, linen and towels are included in the rental and changed on a weekly basis. A travel cot and high chair are supplied for the little guests.

The apartment has 2 bathrooms. The double bedroom has an en-suite shower room with shower, washbasin and toilet and the main family bathroom has a bath, shower, wash basin and toilet.

We are a non-smoking accommodation.

Pets:

Your pets are more than welcome to stay with you at the apartment. There are many places to walk your dog close to the apartment and the beach is only 10 minutes by car or 20 minutes by bus.

Shopping & Dining:

A supermarket and convenient small shops ranging from wine merchants, fruit and veg shops and gift shops are just a short walk away (Leith walk). For those who do not feel like cooking there are take-away shops and good quality restaurants very close by.

As the apartment is in a residential building, we expect guests to be quiet and respectful to our neighbours at all times. They are not on holiday and do not wish to be disturbed by our guests making noise/ringing their doorbell etc.

By booking with us you are contractually agreeing to abide by our house rules and accept that we reserve the right to evict guests who cannot obey these rules.

If you would like to make the booking, please contact us and we will give you a link to the booking page on our website. From there:

1. Click on the tab Reservations

2. Fill in the dates you would like to book and select 6/14 PH

3. Click on check availability.

4. The computer will tell you we are available and how much it will cost.

5. Fill in your details and send off the reservation request.

We will then contact you to confirm your booking and arrange payment. We require a 25% deposit to secure your booking with the balance payable 6 weeks before arrival. You can pay by bank transfer, PayPal (credit card), Google check-out (4% surcharge for card payments).

Cancellation Policy.

Please note that should you choose to cancel we can only refund this payment if we manage to re-let the property. If the property has to be re-let at a lower charge we reserve the right to retain the difference from your payment. We would strongly recommend you have sufficient travel insurance to cover such a cancellation.

The Edinburgh region

From museums, galleries and theatres to clubs, pubs and cinema, from the zoo to Dynamic earth and beautiful parks, from Edinburgh Castle to Holyrood House and the Parliament, Edinburgh has something to offer for everyone. Be sure not to miss the Fringe festival in August or the world famous Hogmanay Street Party on new Years Eve!

And as for the weather: yes it rains. And snows. And we do have some sunshine too. And sometimes all of it in one day! But with as many indoor activities as outdoor activities, Edinburgh has something to offer no matter what the weather is like.

Leith

Edinburgh has lots to offer for young and old. The Edinburgh International Festival, Edinburgh Festival Fringe and Book Festival draw crowds in August, and the Edinburgh Military Tattoo is sure not to disappoint.

But August is not the only time of year to visit our city. December offers the Capital Christmas Festival and the World Famous Edinburgh Hogmanay Celebrations. Rugby fans can enjoy the Heineken Rugby Final or the 6 Nations cup at various times of year, and other sporting events include the Bupa Great Edinburgh Run, The Moon Walk, Edinburgh Marathon and much more.

The Film Festival in June brings in the rich and famous and not to miss for a bit of star spotting and good films from all over the world.

But there is much more. Whether you wish to trace your ancestors, visit the castle, explore the dark underground world by taking an exciting ghost tour or shop till you drop, you will find it in Edinburgh. And with excellent restaurants and bars and a great farmers market Edinburgh firmly established its self on the culinary map of Britain. A real foodie heaven!

We are located just 1 Mile from Pinces Street and a direct bus will take you there from the end of our street.
