Close by are the idyllic areas Angoulleme,Brantome,Riberac, Saint Sevarin,Verteillac, and Villebois-Lavalette . This exceptional property offers five acres of private land enhanced by large areas of lawn, surrounded by mature trees, orchards and terraced areas, making it perfect for outdoor living whilst appreciating the spectacular panoramic views of the valley and offering seclusion and tranquility with a private pool.
The ground floor consists of a large living space with period features, Oil heating central heating, wooden floors, beamed ceiling and this is highlighted by a magnificent large marble open fireplace adding warmth for those beautiful magical winter nights. The kitchen on the ground floor is well stocked and opens onto the main terrace area, it is a perfect place for dining and entertaining day or night for that fantastic alfresco living. Washing machine and dishwasher to make you life just that little easier. On the ground floor there are two king size bedrooms, one with a balcony over looking the pool and valley, and the other room has patio doors leading onto the terrace, front garden and childrens play area. There is a large family bathroom and separate toilet on this level.
On the top floor
There is a large master bedroom suit with a sofa, TV and a spectacular view of the surrounding garden.
A large family room with double bed and a large sofa bed that can either be a single or pull out as a double.
Two large double bedrooms and lastly a twin bedroom, there is a pull out single bed under one of the beds that can be moved to any other room.

On the lower terrace there is a further bedroon, kithcen, bathroom, TV room and famliy dinning area to sit outside of the sun. Additional bedroom can be added to this level.

The house is situated in 5 acres of private land with plenty of things to do for all ages. You could walk and explore the grounds or simply relax in the sun by the pool over looking the valley.
We have a large 33ft pool and a selection of blow up paddling pool's for younger children to enjoy and can be placed anywhere in the grounds. large grassed area for playing games (badminton,football,basket ball ,boules.)
We have swings, tramolines and manay other games for young and older children, and a large selection of other toys in this area for children to enjoy.
Cycles for all ages, gold clubs 2 sets, Boules court and now croquet. darts, Table tennis and Pool.
There is a cleaning cost for cleaning/laundry and towels.
We would appreciate if you would leave the house the way you found it. If you do not have the time please ask and we will arrange for our cleaning team to come in, charges will apply. Head in any direction to Riberac and follow the signs for Verteillac (approximately 10 minutes). Then follow the sign for Nateuill-Auraic-De-Bourzac and finally Nanteuil. On driving up the hill, you will find the final sign for Coutancie and the house.
Situated within easy reach of Verteillac and La Tour Blanche both providing ample visiting opportunities.
The town of Nontron is 20 km north, set amongst attractive lakes that are ideal picnic sites. Nontron stands high upon a rock fortified by massive ramparts and has a fine 18th C. Château (housing a museum of dolls, models, games and toys), making it ideal for the whole family.
The medieval town of Brantôme is fascinating and picturesque, with a remarkable ancient abbey founded by Charlemagne (742-814). Brantôme sits on a bend in the River Dronne making a stroll along the riverside an unforgettable experience. Brantôme is also home to several good restaurants and boats trips are available.
The delightful village of Bourdeilles has two Châteaux of different periods built on a fortified hill – a medieval fortress (13th – 14th C.) and a renaissance palace (16th C.). On the River Dronne you can rent a canoe to visit the imposing overhang of the natural fortification.
The town of Riberac is a short drive away and is particularly well known for its Friday market – the best in the area and well worth a visit.
The Grottes (Caves) de Villars contains impressive stalactites and paintings that are more than 17,000 years old. The Grottes de Villars was discovered in 1953 and is the largest underground network in the Perigord. The underground river has hollowed out huge chambers connected to each other by galleries. Nearby is the Château de Puyguilhem. This is a fascinating Renaissance masterpiece that fell into disrepair after the revolution but has since been carefully restored. The Château contains several fine Aubusson tapestries and several carved fireplaces.
Venturing further east Verteillac and over the Charente border is Aubeterre sur Dronne. This town comprises charming narrow streets that wind through white stone houses and ancient buildings. Built in the shape of an amphitheatre this former stronghold is classified as one of France's prettiest villages. The most outstanding and impressive monument in Aubeterrre is the underground church of St John, carved entirely out of rock, the main nave reaches a height of 20 m.
There are also fishing and beaches at La Jemaye (14 km), a large lake with sandy beaches, pedaloes, canoes, horse riding, picnic areas and a café.
Coutancie is part of a small hamlet located close to Nanteuil-Auriac-De-Bourzac which ensures the property is surrounded by beautiful rolling, partly wooded, countryside.
Within a short five minute drive is Verteillac providing shopping facilities, bars and many restaurants. For further amenities, Riberac is an additional 15 minutes drive. Alternatively, twenty minutes away is the Historical town of Auberterre. Riberac has a good range of shops and two large hypermarkets, restaurants, banks and a Friday market.
Perigueux, the department capital lies about 50 kilometres to the south-east and Bordeaux is about an hour and a half away by car, as is the Atlantic coast. Nearby, Brantome has two 2* Michelin Guide restaurants.
