When you enter through the front door you will see a very large living area with a state of the art TV / Satellite system complete with a DVD player and iPod dock. Relax on one of the two comfortable sofas which are provided.

The living area has an open feel to it with a large dining table and chairs to the right of the kitchen. The well equipped kitchen leads out onto a private and sunny patio area where you can relax and dine al fresco should you wish to do so .

The villa has 2 double bedrooms and 1 twin bedded room. The master double bedroom boasts a king bed and has its own private balcony and there is an electronic safe for your valuables in the wardrobe. The second double bedroom is light and airy and has access to a large sunny front balcony.

Every bedroom has a fitted full length mirror & fitted wardrobes. There is a separate downstairs WC and a shower / bathroom at the top of the marble staircase. Fully Air conditioned throughout.

The villa has a large private pool and is not overlooked from behind. The garden has been fully landscaped and new fencing has been put around the perimeter to give you complete privacy. There is outside lighting all around and the pool can be illuminated, perfect for that evening spot of relaxation. There is also a gas barbecue at your disposal.

The exterior of the villa has been completely repainted and looks stunning. If you get too hot there is an outside shower you can use to cool off. The complex itself has a very large communal pool and children's pool should you wish to use them and you can park your car safely & securely off road within the villa grounds.

The Famagusta region

Famagusta is a region situated on the South East coast of Cyprus. It boasts some of the best beaches on the island including Pernera, Protaras, Konnos Bay out to Ayia Napa, any of which can be reached in a short time by car.

During the summer months, the region comes to life with tourists flocking to the area to relax on the beaches, sample the water sports, visit the historical churches and museums and experience the busy night-life of Ayia Napa. The season is a long one with superb weather from April right through to November.

Home to the Kokkinochoiria (red soil) villages where the tasty Cyprus potato is grown, and the hundreds of windmills, Famagusta still has the feeling of stepping back to more traditional Cyprus times.

Ayia Napa

Once a small fishing village in the south-eastern corner of Cyprus, Ayia Napa is now a hotspot for tourists looking for a lively vacation - over 250,000 clubbers arrive in this party capital each summer and the atmosphere in the bars and nightclubs is nothing short of explosive.

Located in the centre of the market garden area of the island, Ayia Napa also boasts a string of superb golden sandy beaches and vestiges of its cultural heritage. You will find a Venetian decorated monastery fronted by a 600-year-old Sycamore tree and a peculiar harbour filled with colourful fishing vessels.

Popular beaches include Nissi Beach and Nissi Bay, 3 kilometres west of Ayia Napa; Cape Greco to the east, where the challenge is to leap from the rocks into the sea; and Konnos Bay, just past Cape Greco, where there is a beach café and speedboats for hire.

Nissi Beach attracts thousands of tourists every year. This 600 metres long 40 metres wide beach is covered with fine golden sand. It is well sheltered from the wind and has calm waters. Water sports, sun bed and umbrella hire are available on site. There are accommodation facilities, restaurants, convenience stores and a diving school nearby.

Forming part of the larger Nissi Beach area is Nissi Bay Beach. Just across the bay is a small island that adds to the beautiful landscape. Nissi means "island" in Greek and this 300 metres long and 40 metres wide beach is covered with fine golden sand. As well as Nissi Beach this beach is well sheltered from the wind and has calm waters.

Situated four kilometres east of Agia Napa on the road between Cape Greco and Protaras you will find the famous Konnos Beach. This is the last beach describing the boundaries between Agia Napa and Paralimni. One of the most beautiful beaches on the island, it is well sheltered from heavy winds and has practically no waves at all. It is 200 metres long by 35 metres wide and covered with fine golden sand. Water sports, sun bed and umbrella hire are available on site.

The extensive sandy beaches along the coast of Ayia Napa are washed with warm waters providing plenty of opportunities for water sports, including water-skiing, windsurfing, sailing, canoeing, pedal boats, motor boats, parasailing, scuba diving and snorkeling. The Cyprus Tourism Organisation supervises the beaches, many of which have Blue Flag status. Tourists can take excursions from Ayia Napa to places like Ayia Thekla, 6 kilometres to the west, with a small offshore island, Makronisos Beach, a cluster of three sheltered bays, or to the historical city of Larnaca, 40 kilometres along the coast. Jeep safaris around the island itself are popular, with attractions like the Kaledonian Falls and the Byzantine Monastery of Kykkos waiting to be explored.

Dining out in Ayia Napa is a pleasure for all tastes as you will find countless restaurants specialising in a host of cuisines from around the world. You will find everything from romantic and traditional to fast food and pub-grub. Whether it is a burger, fish 'n chips, Chinese or formal French you fancy, you will not have to go far to find it. However visitors are well advised to try the Cypriot fare, particularly in the traditional tavernas clustered around the harbour. Highly recommended is the typical Cypriot 'meze', made up of between 15 and 30 island dishes.

Tourists in the resort will soon discover the importance of an afternoon siesta, if they are to make the most of the sensational nightlife for which Ayia Napa has become world-renowned. The Cypriot's appreciation for the good life and good times comes to light after the sun sets, with bars, discos, nightclubs and bouzouki clubs open well into the early hours of the morning. Most hotels have their own nightly entertainment with a resident band and Greek nights with folk dancing are offered. Ayia Napa's clubbing scene is legendary with big name DJs appearing frequently at some of the popular clubs.

Shopping in Ayia Napa is pure pleasure for locals and tourists with real bargains to be had particularly on designer goods. Top name watches, sunglasses, clothing, cameras and jewellery are available at prices up to 30 percent cheaper than in the United Kingdom. Shops and boutiques are generally small and friendly and open until 11pm every night except Sundays. The local handcrafts are perfect for souvenir shopping, including beautiful embroidered Lefkara lace, original ceramic pottery, artistic silver jewellery, baskets, woven and silk goods and high quality leather-wear.
