This beautiful village townhouse is in the heart of Saint Genis Des Fontaines, a delightful, quiet village just 7km from the Mediterranean beaches and 15km from Spain. This spacious home on three floors has been furnished and decorated to a very high standard and there are lots of additions that make this an exceptionally comfortable all year round holiday home.

Inside, there are three bedrooms on the top floor: A large king size bedroom, a large twin bedroom and a double bedroom. There is also a bright and airy Porcelonosa fitted out bathroom with a feature bath and shower. The spacious living area located on the middle floor has everything you could want: a large comfortable sofa and beautiful chairs, wood burning stove, TV with DVD, dining table which seats 6, and an exceptionally well equipped kitchen with central island, granite worktops, rangemaster oven and all the mod cons you'd expect. There is a music room/bureau with a baby grand piano and views across to the 10th century Romanesque Abbey, Petanque Club and Tennis Courts, which are all within walking distance of the house.

From the middle floor, double patio windows lead to two south facing terraces overlooking a private garden to the rear of the property, with stunning views over the Alberes mountain range and snow-capped Pyrenees in wintertime (the ski resorts are just 1.5 hours away). Table and chairs on the upper terrace are perfect for al fresco dining and a retractable awning provides extra protection from the sun in the heat of the day. The fully enclosed garden has orange trees and a private terrace making it a tranquil setting and because the garden benefits from sunshine late into the evening, it's perfect for sunbathing, aperitifs and dining out. A parasol, sun loungers, BBQ, and table and chairs are all provided for your use.

On the ground floor there is a large games area with a full size table tennis table, drinks fridge, golf clubs, two adult bikes, tennis racquets for your use. There is also a bathroom with shower, and a laundry area equipped with washing machine and tumble drier/clothes airer. This property has Wifi and air conditioning in the three bedrooms as well as central heating and modern radiators throughout. Bedding and towels are provided and beach towels can be provided on request for a small charge. A host who looks after the property will meet you on arrival and is contactable should you need anything.

Prices are fully inclusive of water, cleaning, heating, air conditioning, linen and towels. Additional cleaning or linen changes during stay are available on request for an additional cost.

The Languedoc-Roussillon region

The Pyrenees-Orientales is the most southerly area of the Languedoc-Roussillion. Saint Genis Des Fontaines is perfectly situated at the foothills of the Alberes and only 8km from the sandy Mediterranean beaches including Argeles Sur Mer, which is listed as one of the top 6 best beaches in France. The picturesque towns of Ceret and Collioure with their winding cobbled streets, busy markets, and wonderful choice of restaurants and bars are a must see. The area is steeped in history and there are lots of medieval castles and fortresses worth a visit including the largest walled citadel in Europe, Cite de Carcassonne. Neighbouring Spain is so close (15km) you can go for lunch or you can make a day of it and take in the attractions of the Costa Brava, Figueres, Gerona and Barcelona, all of which are in easy reach especially with the TGV fast train now running between Perpignan and Barcelona.

Saint Genis des Fontaines

The village of Saint Genis Des Fontaines has everything you could need including restaurants, bars, bakeries, post office, chemist, a well stocked grocery store, tabac, doctor, dentist, Spar, butcher, Petanque Club, tennis courts, children's park, tourist office and a good programme of entertainment during the summer months. The vineyards are five minutes walk from the house and if you prefer something more sporty, there are lots of horse riding opportunities, miles and miles of cycle paths, coastal and mountain walks and the ski-resorts (www.neigescatalanes.com) are just 1.5hrs drive away. If you like golf there are several excellent golf courses. St Cyprien on the coast (www.opengolfclub.com/Fr/mhh/) only 15 minutes drive from the house; a challenging course in the Pyrenees called Falgos resort (www.falgos.com) and two in nearby Spain in Torremirona (www.torremirona.com) and Peralada (www.golfperalada.com).

This area benefits from over 300 days of sunshine per year so even out of season when the crowds are gone you can enjoy sunshine filled days enjoying scenic drives, quiet beaches, sights seeing, walking, cycling, wine tasting or leisurely lunches in pretty towns and villages in the Languedoc area or neighbouring Spain.
