Charming Ca de Muito has an idyllic position on the Tuscany side of the Niccone Valley. The views of the stunning countryside are breath-taking, they stretch over the Niccone Valley including 2 picturesque castles, to the village of Preggio on the opposite hillside. Whilst enjoying complete tranquility, it has easy access to the main Niccone valley road (no white road) and it is 6km to the friendly village of Mercatale where there are shops, bars, cafes, pizzerias and a trattoria. It is ideally placed for seeing Tuscany and Umbria while relaxing in the most wonderful landscape. Inside the house has a rustic charm while having modern comforts and elegantly furnished. There is free Wifi. There are many good restaurants within 15 minutes drive. The house is attached at the back to another house but in such a way that the other house and its garden are not visible from the house or garden or pool area.

Electric gates open onto the parking area in front of the house a handset is provided for your car.

The accommodation is over 3 floors. Downstairs is a cottage style kitchen with fridge, 4 ring gas hob, oven, tea and coffee making equipment and a kitchen table. It is well-equipped with cooking utensils and tableware. There is a door to an outside covered patio with dining table and benches and a door onto onto the garden. An doorway leads through to the large dining room which also has access to the outside.

Stairs up from the dining room lead to the sitting room with sofas, armchairs, a balcony with steps to the garden, Tv and Dvd player and a fireplace. The master bedroom is to one side with Queen size bed, chest of drawers and wardrobe and to the other side of the sitting room is the bathroom with WC, basin, bidet and shower.

Steep stairs lead to the 2nd bedroom which has 2 single beds and a set of bunk beds. There is a wardrobe and chest of drawers. The stairs may not be suitable for some people. Please note there is no door to this bedroom.

There is a large patio area adjoining the house which has tables, chairs and umbrellas for dining (in addition to the covered outdoor dining area by the kitchen). The garden is south facing and on two terraces. The swimming pool is on the upper terrace, it measure 10x4m and has one level of about 1.4m, there are internal steps. Around the swimming pool is a paved area which is furnished with 2 sunloungers and deckchairs, also a small table and chairs. From the swimming pool area are breath-taking views one could never tire of looking at. Just beyong the pool is a wooden changing room where soft furnishings for the outdoor furniture is stored.

The Tuscany region

Ca de Muito is in Tuscany on the border with Umbria. It is located in the Niccone Valley. a valley famous for its beauty with steep wooded hills, dotted with olive groves and vineyards traditional stone houses and many castles, some in various stages of ruin and others continually inhabited. In May and June the valley and hillsides are covered with wildflowers of all colours. At one end of the valley is Tuscany, the nearest historic town being impressive and beautiful Cortona, about a 25 drive from the house. Among the Tuscan towns that can be visited from Ca de Muito are: Montepulciano, Siena, Pienza, Montalcino, Arezzo, Florence and the Chianti region. Umbrian towns that can be visited are: Perugia, Assisi, Gubbio, Todi, Orvieto and Citta di Castello. Lake Trasimeno is less than 30 minutes by car and at Tuoro beach there are ferries to the lake's islands, sunloungers, umbrellas and pedaloes to hire, trampolines and children's play equipment, bars and restaurants.

Food shopping can be done locally in the village of Mercatale where there are 2 small supermarkets, a bakers, 2 butchers, post office, banks and ATMs, cafes, bars, gelaterias and a great trattoria, everyone is very friendly. The towns of Camucia and Umbertide (each about 20 minutes drive) have larger supermarkets and weekly colourful markets.

Mercatale di Cortona

In the summer months there are a wealth of festivals in the local area. All the villages have their own festival. Mercatale has 2 weeks of festivities in August with dinners, dancing, side shows and stalls, culminating in an impressive firework display on the 15th of August - Ferragosto, a public holiday. In July the beautiful small town of Montone has its international film festival, films are shown in the wonderful piazza and often the odd film star or director can be spotted! Later in July is the Umbria Jazz festival when for a week Perugia buzzes with live music events in all its public spaces - mostly free. The city dances all night with shops and restaurants open until the small hours. Following this is the Trasimeno Blues festival where different towns on the lake host concerts by blues musicians. The Trasimeno musical festival has classical concerts in many different locations locally and is highly regarded. In mid to late August the town of Preggio has its small classical music festival with a fabulous opera which is held in the garden of the priest's house, a spectacular setting and always worth attending.

As well as visiting the historic towns and villages of which there are so many in Tuscany and Umbria, shopping in the markets and enjoying lithe wonderful restaurants, there are lovely walks in the countryside. The train station of Terontola-Cortona is less then a 30 minute drive and has trains direct to Florence and Rome. There is a car hire agent 2 minutes walk from the station.
