Nestled in a small cove, just 30 meters from the sea, overlooking crystal-clear water and sandy shores, this new spacious villa offers 240 sq.m. of living space, with four bedrooms, three bathrooms, a playroom, a spacious living room, a roofed balcony, a large veranda and scenic terraced gardens, which lead straight down to the water's edge, where a gate divides the property from the sea and the flat rocks below, suitable for sunbathing and swimming. One can also continue on to the beautiful sandy St Thomas' Beach, which is a mere 3 minutes walk from the property.

To ensure a tranquil and exclusive holiday experience, only two villas adorn our 8000 sq.m. property, and each is built on a different ground level and on a safe, gated, private community in an exclusive area. From here, one can easily avoid the crowded beaches and the stressful commute, since a semi-private coast is located only a few meters away, a particularly privileged location as it provides shelter from the wind and practically guarantees calm seas during the summer. Enjoy swimming and snorkeling in Avali Cove, a "natural swimming pool" !

The villa's interior arrangement is 'upside down'! The living room, the kitchen and one of the double bedrooms with separate bathroom are on the upper level, while the rest of the sleeping quarters are on the lower level - a traditional Greek arrangement. There is also a playroom, equipped with a table tennis table, on the lower level.

We want our guests to enjoy our villa as their 'home away from home'. So, apart from very personal items, we've furnished it to the same standard as our own home. All bedrooms are air-conditioned and have ample storage for clothes and personal belongings.

No expense was spared in the construction and furnishing of this lavish house. Predominately modern in style, it boasts large glass doors to take full advantage of the stunning views, which can be enjoyed from all rooms. Enjoy the semi-private coast located just a few meters away.

The area offers the perfect balance between relaxing isolation and easy access to the more cosmopolitan part of the island. There are no hotels in the surrounding area, and the few private villas are situated far enough to maintain an intimate atmosphere. There is a tavern and a beach canteen within walking distance , while a short drive will bring you to several restaurants and mini markets.

Ideal choice for a group of friends, a large family or two sharing, looking to enjoy the sun and the sea secluded from the crowded touristic areas of the island. The grounds surrounding the villa can provide an elegant backdrop for a wedding party or special event of up to 100 guests. For large parties or events, advance arrangements are required.

The Ionian Islands region

Kefalonia, the largest island of the Ionian Sea, is considered one of the most beautiful Greek islands for the richness, variety and harmony of its natural beauties. A perfect mix of sea, beaches, mountains, verdant plains, flora and fauna. The island is ideal for a direct contact with nature, in the sense of both naturism and nudism! Its long coastline extends for 237 km offering 39 beautiful pebbly and sandy beaches.

Keep in mind that distances in Kefalonia are very long: between Poros, in the south, and Fiskardo, in the north, there are over 96km of bends, while Sami in the east is 44km far from Luxouri, in the west.

However, there are bus connections between these places, but they are mostly fixed for the needs of locals rather than tourists, so it is perhaps preferable to travel by car, motorbike or, if you prefer, by kayak or sailing boat.

The coast of Kefalonia is quite varied, offering powerful contrasting landscapes. Stretches of sandy beaches on shallow crystal waters, white pebbles, large and small creeks (many still unexplored) offering the best Greek beaches, among the best in the world. Along the coasts of Kefalonia live rare sea animals, in danger of extinction, like the “Monk seal” and the “Careta-Careta” sea turtle.

The mountainous highlands dominate all the other Ionian islands extending from Cape Dafnoudi to the extreme south of Cape Mounda, where we find the most important mountain called Enos. The few and small plains of the island are in the area of Krania, Omalon, Sami, Pilarou, Livathou and Palikis. Mount Enos reaches, to the highest peak (Soros), the altitude of 1628 meters thus being the second heighest mountain on Greek islands. It is also one of the ten National Greek Parks, a refuge for migratory birds and mammals, the ideal habitat for rare species of flowers, shrubs and herbs. Its slopes are covered with trees of a dark green species that grows only here (abies cephalonica).

The shape and the limestone stratification of Kefalonia determines the presence of important geological phenomena all over the island (such as the corrosion of the limestone that gives life to caves, abysses, etc.). Particularly interesting are the caves of Melissani Agalaki, Saint Theodoron, Zervati, Drogarati, Sakou. These geological phenomena are are very interesting especially with regard to the behavior of waters. Not by chance that Kefalonia has been called the island of the "bizarre", because of its numerous and unusual natural phenomena, such as moving rocks, waters that disappear, strange flowers and more.

There are some great walks around the villa, with the most unusual rock formations.
