The sunny living room overlooking St Stephens street is attractively furnished in neutral shades with a comfortable cream sofa and chairs arranged around a period fire place with shelving to one side; the owner has provided a dining table with seating for 4 people and there is a TV with DVD player as well as WiFi access for the use of guests.
A small well equipped internal kitchen is located off the living room; it has an electric oven and hob, fridge freezer, washing machine, kettle and toaster, plus enough cookware, cutlery, crockery and glass for 4 people.
The master bedroom which is generously proportioned and situated peacefully to the rear of the property is furnished with a double bed, wardrobe and chest of drawers. It boasts an attractive outlook over trees and catches the evening sun.

A short stroll through the elegant streets of the New Town allows one to be in the city centre in 10 minutes. Local attractions include the Water of Leith - one can walk along this to the Modern Art and the Dean Galleries or to the Royal Botanic Gardens which offer pleasure year round.
