'Estuary View' is located in the middle of a quiet and picturesque village set on the top of a hill overlooking the river Exe. The nearest local shops are a 4 minute car journey / 15 minute walk at Starcross or a recently opened Sainsbury's Supermarket . Within walking distance are two very snug pubs which have real fires in winter, outdoor seating with countryside and waterfront views and serve a variety of menus including fresh local sea foods.
The nearest town is Dawlish which is a 10 minute drive or you can walk / cycle (2 bikes available at no charge) via the coast path. Alternatively there is a very frequent bus and train service which covers Exeter, Dawlish, Teignmouth, Newton Abott and beyond. The nearest beach is at Dawlish warren which is a 4 minute car journey or use the recently opened walkway / cycle path. There are other good beaches at Exmouth via the local ferry (April to October) plus many other resorts along the coast.

The open plan kitchen, lounge, dining area is spacious (15' x 13') with stunning estuary and sea views from all angles. The room contains a 32'' Freeview flat screen TV, dining table with four chairs, a recliner chair and a three seat sofa. There is also a refrigerator and a fully fitted kitchen. Outside there are 2 patio areas. The rear one has garden furniture, two loungers and a barbecue. The bedroom incorporates a comfortable king Size bed with memory foam mattress, a closet and bedside cabinets for additional storage.
The en suite bathroom has a shower, toilet and basin but no bath. Please note that the property is adjoining the main house and is fairly new, so most of the fixtures and fittings are fairly new.

There are two bicycles available (free of charge) to explore the nearby cycle trails.
Please note that no pets or smoking is allowed on or near the property, and during summer months all bookings must start or finish on a Saturday.
The West Country region
Nearby sporting activities include numerous cycle trails, 2 sailing schools, coastal and inland walking trails, 3 golf courses, fishing, water skiing, kite surfing, tennis courts, horse riding. There are a number of National Trust properties and gardens to explore. Various Boat trips from Exmouth and Dawlish. Steam Railways trips. Scenic River Dart cruises sail from beautiful Dartmouth and Totnes. Along with the excellent rooftop tour of the cathedral, stylish shops, bars and restaurants can be found at Exeter. Antique lovers will enjoy the delights of Topsham.
Cockwood is a small pretty village conveniently tucked away off the main Star Cross to Dawlish road. It's two main features is a small picturesque harbour and the views of the Exe Estuary. With good road, rail and bus services the location is an excellent base to explore many nearby attractions listed above or the whole of Devon including Dartmoor, the South Hams and beyond. If you just want to chill out the property is a very quiet, relaxing place to 'unwind' . . you will love it.

We stayed after Christmas this year, the view from the lounge was lovely and the studio was clean but we did feel very UN welcome ..the bedding was tired smelt stale and scruffed up. The instructions were basic and those for using equipment very hard to find. No washing machine in the studio you had to ask to use owner, but he was not the welcoming type so we felt unable too, some basic cleaning things cloths, the bathroom is miniscule and dangerous I cannot believe anyone would make one so small it could be dangerous if someone fell in there. Parking and driving in not easy. This is a tiny little place very basic there were no welcome touches. Sad because position wise this could have been a good place. Building work early in the morning with grumpy builder who blocked our car in and then was most unhelpful.

These negative comments are totally unfounded and in part malicious. To imply that some or all the reviews are bogus let me give assurance to anyone who is considering a stay that each one can be verified and were made by legitimate guests.
1. Adjoining house to the apartment . . this is clearly mentioned on the label heading 'Property details'.
2. Cycle helmets . . . there is no mention that these items are available on the website and no mention of a request on any of the threads of emails. Note that I was able to supply one but not two and the pedal was fixed the same evening as it happened.
3. Washing machine . . this facility is available and could have been used at any time apart from the 3 days I was away. Once again there was no mention of a request on any of the threads of emails. For short stays such as this the majority of guests never ask for this service.

A lovely apartment with stunning views out over the Exe Estuary, and Exmouth beyond. A grand base for exploring the South Devon Riviera. Parking right at the door, but a bit of steep walk from the level to the property if you happen to be on foot. A huge panoramic double glazed patio door dominates the apartment with access to the private patio area where you can sit for hours taking in the fantastic vista. A highly recommended apartment for two people.

"Superb, fantastic views, very clean and comfortable accommodation."
We had a wonderful holiday, location was great for walking to train station, bus stops so we didnt have to use the car while we away. We walked easily to the 2 great pubs/restaurants on the harbour front. We enjoyed our stay even more by the warm welcome on arrival, the accommodation was exceptional the views from the window were stunning.. Thank you we are definitely recommending to family and friends and will be returning again.

"About as good as it gets!"
My son and I stayed at this lovely apartment mid September 2011. The views from the living, dining room and patio are stunning of which the pictures do not do justice. The apartment was very functional, clean,tidy and particularly enjoyed the choice of eating outside or in. Although not an obvious choice the location turned out to be an excellent base to explore this very scenic part of the world.

"Beautiful getaway in very modern apartment"
Lovely stay - very modern apartment with beautiful views and all mod cons.
Great walks and pubs nearby.
Roger the landlord lives next door and is great for any advice on where to go and what to do - but he is not intrusive.
Wi-fi/dongle was on offer but I couldn't make it work with my Macbook.
Would definitely recommend to friends.
