Davenport / Aviana Resort area

The resort of Aviana is situated off the 1792 & 4 miles from the I-4 exit at Championsgate Golf Resort. It is perfectly sited for all of the Disney Attractions which are a ten minute drive away. Other attractions such as Universal Studios, Seaworld, Discovery Cove and Wet’n’Wild are all within a 25 min drive. Should you wish to take advantage of Orlando’s excellent shopping or chill out at the beach these again are only a short trip from your front door at Aviana.

For the golfers amongst you the Villa is just across the road from Providence Golf Resort and is 5mins from the Greg Norman designed Champion's Gate Golf Resort which has two golf courses; both of which are rated by the USPGA as two of the best in America. This makes Villa Nancy the perfect choice for those fanatical golfers amongst you wanting the chance to play some of the best courses in the world in the warm Floridian sunshine. However should these courses be too much of a challenge there are another 25 courses within the Orlando area.

Our luxurious 4 bedroom/3 bathroom home offers accommodation on a par with a 5 star hotel rating. Your every wish for a vacation home has been carefully thought out to ensure the most comfortable and relaxing stay at our beautiful new home. The property is all on one level and fully air conditioned throughout.

Front lounge: This gorgeous light & airy room has a more formal feel to it. This is definitely a room for gourmet dining should you wish. The room boasts an elegant dining suite which when extended seats up to 10 people. It is also benefited by subtle moody lighting, exceptionally comfortable sofas and armchairs for enjoying after dinner coffees and liqueurs while listening to a relaxing CD of your choice on the surround sound.

Rear lounge: After a long but enjoyable day at the parks, shopping or on the golf course this is the room to relax in. All you need to do is kick off your shoes and put your feet up. Whether you want to watch the 38” LCD TV or listen to some music on the surround sound the choice is yours. The patio doors to the rear of the room overlook the pool and gives the room a real holiday feel.

Master bedroom with en suite bathroom: This is a very bright and spacious bedroom, which overlooks the Pool and Lake. So why not have a lie in one morning with a nice cup of coffee and watch the sun come out over the lake. This bedroom has a luxurious King-size bed with upgraded plush mattress, plump pillows and top quality bedding, guaranteeing a peaceful and restful nights sleep. The en-suite bathroom has a very generously sized corner bath and exceptionally big double shower to soothe away all the day’s activity. For afterwards there are luxurious towels and a turbo hair-dryer.

Queen sized bedroom: Our second master bedroom is an equally luxuriously decorated Queen suite which is to the same standard as the king suite with comfort and luxury uppermost in mind, with the advantage again of a private en-suite bathroom, this makes for the ideal accommodation for two families sharing to give that little extra privacy.

Dining kitchen with breakfast area: Take advantage of our fully equipped modern kitchen which boasts a wealth of appliances including a stove with large oven, microwave oven, dishwasher, toaster, kettle etc! The kitchen is also fully equipped with all cooking utensils and crockery ideal for gourmet dinners or quick snacks. Should we have missed anything just let us know and we will endeavour to meet your every cooking need.
The separate laundry area is fitted with a family sized washer and tumble dryer and an iron and ironing board for your use, no more bulging suitcases, save your valued suitcase space for all those bargains you will pick up at the fabulously discounted shopping outlets situated throughout Orlando.

Twin rooms: These twin rooms have been decorated to the same high standard as the rest of the house. We have given them a little boy and little girl theme to give the little ones that secure homely feeling at all times. The little girl’s room is decorated in soft pinks throughout and has a gorgeous night light in the shape of a flower to give that soft dreamy feeling that every little girl craves especially after a day at Disney. The little boy’s room is decorated with a baseball theme in bold blues with baseball pictures and light to give it that all American sporty feeling throughout. The rooms also benefit from a TV/DVD in each to give mum and dad some quiet time after a hard but enjoyable day at the parks. The rooms are divided by another bathroom with bath/shower and again decorated to the highest standard.

Games room with bikes and laundry: Our villa further benefits from a superbly equipped games room complete with pool table, soccer table, electronic dart board (with safety darts), CD Player and a selection of family games. For those in the family who prefer to keep fit or enjoy the outdoors we have also supplied an exercise bench, exercise ball and punch-bag. Should you wish to take advantage of Aviana's beautiful surroundings and lake, we now have two mountain bikes and fishing rods.

Further details outdoors:
The pool area has the most stunning view over the fishing lake and clubhouse, which is surrounded by subtly lit palm trees; this coupled with the lights from the pool give the whole setting a real tropical feel. Our villa is situated just off the 1792 which is an ideal location for visiting all of the Disney attractions, which are a 15 minute drive away; other attractions such as Universal Studios, SeaWorld and all of Orland’s shopping outlets are within a 25 minute drive. Should you be seeking a round of golf Champions Gate Golf Resort are 5 miles away should these courses be too much of a challenge there are at least another 25 golf courses spread over the Orlando area, (take your pick).

Luxury pool and spa with covered lanai: After cooling your heels relaxing on one of the comfy sofas why not have a relaxing dip in the pool before dinner, if that sounds too much like hard work then try a long bubbly soak in the luxurious spa whilst listening to some chill out tunes on the surround sound. The pool area has extended decking, sumptuous sun loungers, a covered lanai with patio furniture, where you can sit and admire the sun set over the lake with a long cool drink.

A £100/$200 per week non-refundable deposit is payable at time of booking to confirm your reservation.

The balance in FULL is due 8 weeks prior your arrival date to confirm your booking. Along with our standard £200/$400 Refundable Security Deposit,which will be returned to you on confirmation from our management company that the villa was left in the same condition that you found it.

Please Note: All prices include pool heat, tax and a complimentary bottle of champagne on arrival.

All reservation deposits are non-refundable! If you cancel your holiday booking you will lose your deposit.
