About the home

Located, within a short south westerly drive to Disney World Resort, our home offers the "Best of Both Worlds". After a busy day at the theme parks, guests can relax on the screened pool terrace area and enjoy the peace and tranquility of Legacy Park. Take a refreshing swim in our sparkling pool (heating is free), pamper yourself in the invigorating Jacuzzi, or just snooze on one of the sun loungers provided. There is a half bathroom with toilet and shower on the pool deck which has dining facilities to ensure that eating "Al Fresco" on the balmy Florida evenings is the perfect end to the day. The villa has 3,400 sq ft of living space with FREE wireless high speed broadband, FREE PC facilities, Telephone with FREE local & national calls and Cable TV with 200 channels.

Just minutes away you will find Supermarkets, Shopping Malls with stores of every description, Amusement Centres, Cinemas, Restaurants, Fast Food outlets, everything to keep the whole family entertained. Our home was completed in September 2005, and is tastefully decorated and furnished to create a relaxing, luxurious atmosphere. It is fully equipped with everything that our guests will require for the holiday of a lifetime..."Just bring your Toothbrush".

Facilities

Our villa has five Luxury Bedrooms on two floors, three of the bedrooms are master suites two with King sized beds, one with a Super King sized bed – one of the smaller master suites is on the ground floor, the two remaining rooms have twin beds, all masters have walk in closets, and en-suite bathrooms with WC, bath, shower and vanity basin. The Family Bathroom is equipped with WC, bath, over bath shower, and vanity basin.

The kitchen area is fully equipped with quality appliances with ample ample cupboard space containing all necessary cutlery and kitchen utensils. A breakfast table and 4 chairs are situated in the adjoining "Nook", the spacious dining area accommodates 6 guests and our screened pool deck has outdoor dining facilities for a further 4. The laundry area boasts a large top loading washing machine, powerful tumble dryer, ironing board and iron. The open plan living room and dining area is decorated and furnished in a typical bright Floridian style, there is a separate Family Room overlooking the pool area with comfortable seating. On the first floor there is a large games room/lounge area complete with pool table, card table, game box and treadmill to make your stay complete.

Further details outdoors:
Florida is called "The Sunshine State" for very good reason. Temperatures top 70 degrees for most of the year so outdoor dining on the screened pool deck is an absolute pleasure. Our large drive can park 2 cars with ease and the spacious double garage can accommodate a further 2. The Legacy Park community is a quit residential area which boasts of a children's play area and tennis courts. You are only 5 mins away from the famous Champions Gate golf course and the new and exclusive championship golf courses of Reunion.

Orlando is central for either the gulf coast to the west, with Clearwater and its spectacular beaches and many beaches around Tampa only 1 hours drive. To the east is the excellent Cocoa Beach and space coast only 40 mins away, where if you are lucky you may see one of the lanches from nearby Cape Kennedy Space Centre.

Conditions

The rental contract shall be between the clients and the property owners. They shall be deemed to be made subject to these conditions of rental. The contract of rental is not effective until the client receives a written confirmation of booking.

Security Deposit:
A security deposit is payable prior to arrival at the property. Clients must agree that this deposit can be used against any breakage's, losses, damage, excess cleaning costs, long distance telephone calls etc. The deposit shall be returned within 14 days of departure subject to a satisfactory inspection by the property Management Company.

Deposit Payment:
A non-refundable deposit of 20% will be required with completed booking form.

Balance Payment:
The balance of the rental costs will be required no later than 6 weeks prior to commencement of rental period.

Cancellations:
Where the owners receive written conformation of cancellation not less than 10 weeks prior to commencement of rental period, then only the deposit will be forfeit. In the event of cancellation less than 10 weeks prior to commencement of rental period, the following charges will apply:
8-10 weeks prior to rental period...50% of total rental costs.
Less than 8 weeks prior to rental period...100% of total rental costs.
All cancellations must be made in writing at the earliest opportunity.

Liability:
Neither the owners nor the property Management Company will accept any liability for the acts or omissions of our principles over whom we have no control, such as airlines, car hire companies etc. Neither the owners nor the property Management Company will accept any liability whatsoever for any deaths, injuries or illness sustained by clients or any other visitors to the property or swimming pool, nor for any loss or damage sustained to any property brought to the premises.

Party Size:
The maximum number of guests permitted during any one rental period is 10. The owners or property Management Company reserve the right to refuse admittance if this condition is not observed.

Client Responsibilities:
The client is responsible for the property and its security, and is expected to take all reasonable care of it for the whole of the rental period. All equipment, utensils, barbecue, etc must be left clean and tidy at the end of the rental period.

Damage:
All damage and breakages are the responsibility of the client, and their costs will be charged to their valid credit card number.

Pets:
The owners do not allow pets in or around the property.

Smoking:
Smoking is not permitted inside the property.

Arrivals and Departures:
Check in times are after 4pm on day of arrival.
Check out times are before 10am on morning of departure.

Changes or Cancellation by Owners:
Whenever possible all changes will be advised to you without delay. Should circumstances beyond the owners control require the cancellation of a booking, we will where ever possible make alternative arrangements. Should these prove unacceptable, and once written instructions have been received from the client, the client will receive a full refund of all monies paid.

Force Majuere:
Neither the owners nor the Property Management Company will accept any liability in respect of loss or damage or changes caused by any events beyond our control ( Strikes, fire, flood, airport closures or delays, hurricanes, tornado's, extreme weather conditions , etc.).

Insurance:
Clients are strongly advised to take out adequate insurance cover. Neither the owners nor the Property Management Company will accept any responsibility for any deaths, injuries, illness, nor loss or damage to property including motor vehicles, however caused.

Short breaks:
Rentals less than one week will incur an additional fee of £55/$88

The Florida / Orlando Disney Area region

The Orlando Disney area offers unique outdoor adventures that will get your blood rushing and your spirit soaring. Theme Parks are all within a close driving distance with Disney’s Magic Kingdom, Epcot, MGM, Animal Kingdom only 10 minutes away, Water parks 15 mins, Universal Studios 25 mins, Sea World 25 minutes, Busch Gardens 45 mins and Kennedy Space Centre 45 mins.

The nightlife in Orlando is bustling too, with a diverse mix of clubs, bars and pubs to live it up when the sun goes down. Orlando also offers unique natural, cultural and heritage attractions that will change the way you think about Orlando. There are more than 100 parks, cultural performances, wildlife experiences and other special interest attractions. Events include; the annual African – American “Zora Festival”, special Christmas and new years eve celebrations including an amazing human talent show at Disney’s "Cirque du Soleil".

The weather during March, April, May, October and November is delightful with an average daytime high of 80ºF. During the summer, the weather is very tropical and average temperatures (May-August) vary between the low 90sºF in the day to the low 70sºF at night. Winter temperatures (October–February) average in the low 70sºF during the day while nighttime temperature average is in the low 50s ºF.

The Davenport / Legacy Park area

With a population of just over 2000 inhabitants, Davenport is a small quiet city that appeals to families, golfers and those looking to benefit from all the attractions of the theme parks whilst retreating to a tranquil environment away from all the commotion.

With over a million square feet of retail space, Posner Park is a huge retail park located only minutes away which offers stores of every description. Davenport also boasts of many fast food outlets (i.e. MacDonald’s, Burger King, Wendy's, Pizza World), restaurants, a pharmacy, a bank with Wal-Mart super centre (in Clermont) only minutes away.

“Great house and location” Lovely property in a peaceful location, felt safe. Plenty of space up and downstairs and great having so many bathrooms. Great pool and jacuzzi. Having the laundry room meant we came home with very little washing. Was very easy to get to the Disney Parks as well as Kennedy Space Centre and Busch Gardens. Close to lots of restaurants and plenty of supermarkets around, we liked the Santa Fe steak house down the road. Security deposit was returned very quickly. If we went back or knew someone going would definately recommend the house.

“A well furnished, well located property” The property is located towards the rear of Legacy Park, Davenport and so is well set off the US27 and very quiet. There is a Publix (quite expensive!), Walmart, KFC, Applebees, Dennys etc all within a couple of minutes drive. It's only about 15 mins from the Disney parks and not much longer in the other direction to shopping and International Drive. The sun hits the pool late morning and pretty much stays there til sun down (the villas directly opposite are not so fortunate!). The villa itself has plenty of -kitchen utensils (plates, glasses, cutlery, pans etc - which were handy for the whole 2 occasions we ate at home!), -pool towels and there is a really handy outside toilet next to the pool. The TV room sofas were comfortable (this has not always been the case in villas we have rented!) and the TV had too many channels to mention. It was more cost effective than staying on the 192 where we stayed before and even though it's slightly longer to drive there, it's still not that far and really handy for the Interstate if you want to travel further, like we did to Kennedy Space Center. A number of the local properties appear to be owner occupied and so it was not party-land. All in all a light, airy, clean, well appointed villa. We will definitely look to book again and in fact, my sister and her family are staying there next year! Response: Thanks. Thats a great review
