About the home
We fell in love with Regal Palms as soon as we saw the magnificent lazy river, 2 heated pools, waterslide, jacuzzi, sauna, steamroom and fitness centre. Our son did test out the lazy river, waterslide and pools and wholeheartedly recommends the facilities. What can be better than coming back from the Parks and relaxing on the sun lounger next to the pool whilst the children (and possibly you) enjoy the waterslide and lazy river. Tiki bar is located next to the pool. Lovely cocktails! Check out the Happy Hour offers. The resort now also plays "Dive in Movies" - a large movie schreen which you can view from the pool. Volleyball court also a vailable.
We bought our air conditioned two-storey 4 bedroom and 3 bathroom executive townhouse in May 2008 and had the whole house newly refurbished and equipped to provide all the facilities you will need during your stay. Towels, linen, cutlery, glasses, plates, kitchen utentils etc are provided. We even have a porcelain tea pot!.
The ground floor was tiled in August 2008. The stairs and first floor have carpet.

Our house has 3 bathrooms, 2 of which are en-suite. One of the en-suite bedrooms is situated on the ground floor, with the other three bedrooms located on the first floor. The downstairs en-suite bedroom has a separate lock out facility - meaning that you can lock the door to the bedroom and bathroom and separate this from the main part of the house - and a separate front door, enabling total privacy.
Cable television is available in all rooms. A DVD player has been placed in the living room and a selection of children games and books are available in the house.
An internet modem has been installed and is available for your use, all you need to bring is your laptop. Connecting cable is provided. In addtion, WiFi is available at the clubhouse/pool area.
A highchair and stroller are available for your use and a travel cot can be made available at no extra charge.
We have cable television in all rooms, a 32” TV in the living room and a 19” TV in each of the bedrooms.

The property has a small covered terrace area at the rear of the house with patio table and chairs. Car parking is at the front of the house with space for two cars.
The clubhouse complex is fabulous and apart from the pool area also has a large restaurant and bar, poolside tiki bar, games room, fully equipped gym, spa and beauty complex, internet café (at a surcharge), indoor/outdoor Jacuzzi, steam room, dive in movies. FREE Wireless internet facilities are available at the clubhouse. If the kids get bored from all the swimming, they can visit the on site children play area. The resort is a gated community.
If inspite of all the above facilities you still want to go to the Disney (or other) parks, they are only 8 miles away. IPlease note that all parks charge a $12 parking fee for the day.
The bar broadcasts live sporting events on plasma TVs from all over the world, including Premiership Football matches. There is a variety of guest services including 24 hour check in. Please note that the resort charges $10 per day per house, but this will enable you to have unlimited access to all facilities (you will have to pay extra for any beauty treatments).
The resort is a gated community and an access card is required to gain entrance to the resort.

All prices INCLUDE 12% Florida tax. The house will be cleaned after your departure and these costs are included in stays over 5 nights. Stays of five nights and shorter will be charged cleaning costs of $90. The rental does not include cleaning during your stay but an additional cleaning service can be requested from our management company but you will be charged by the management company for these extra costs.
Our house is managed by an independent management company, who provide a 7 days per week check in service. Their offices are based within a short distance from the resort.
A non refundable deposit of 20% is required at the time of booking and the remainder is to be paid no later than 8 weeks prior to your holiday. Payment can be made either via Paypal and cheque. Please contact the owner for long term let (over one month) rates or last minute rates.
Please note that check in is at 4.00pm and check out is at 10.00am. Earlier check ins or later check outs can be requested but this is depending on no guests departing or ariving on the day due to the time required to clean the house. A fee may be charged. If you would like to guarantee a late check out then it is advised to book an extra day.

The Florida / Orlando Disney Area region
Our house is just 8 miles from Disney (the mileage seem to differ between different ads but of course it depends which of the Disney parks you will be visiting). The resort is located on the I-27 which will give you an easy drive to the Disney Parks, Hollywood Studios,Universal Studios, Island of Adventure, Gatorland, our favourite – Seaworld, Aquatica, Discovery Cove, etc. Do not forget to visit Kennedy Space Centre, it is a little bit further away, about 1 hour, but it is worth your time. If you are lucky you can see a real shuttle launch - check Kennedy Space Centre's website for launch dates. You will have to reserve a ticket for that day as tickets for the launch dates are sold very quickly. Website addresses for the parks are listed below:

Do not forget to contact the Orlando Tourism Bureau for an information pack www.orlandoinfo.com/uk. Another source for information is www.visitflorida.com. Also, when you arrive in Orlando, you will find discount vouchers and local information at the exit in supermarkets, and in the foyer of our management company - do pick these up as some of the discounts are very good.
If you like golf, the Highlands Reserve Golf Club is only down the road and a large selection of golf courses are on your door step.
Another great area to visit is the Gulf Coast – beautiful white beaches at St Petersburg/Clearwater, try to spot the dolphins in the waves. The BBC once broadcasted a documentary about Winter the tailless dolphin. The dolphin had lost its tail following a collision with a boat and the Marine Life Aquarium in Clearwater rescued Winter. To release the strain on Winter's spine, they even made him a prostetic tail. Winter is kept at the Marine Life Aquarium. If you do go, opt for the enhanced package which include a tour around Clearwater Bay and the tour guide will explain the work they do on marine life preservation. They even stop at a little island in the middle of the bay where you can find lots of shells. Very different from the parks, but still interesting. Afterwards go to Clearwater beach to relax and enjoy the fantastic atmosphere.
Drive further north and you will see clear rivers where you can swim with the manatees. We visited Crystal River and Homosassa Park in November 2008. When visiting Crystal River, do make a booking in advance to go on a boat trip, or even snorkeling trip, up the river, as it is amazing to see the manatees swimming in the river. It is also fun to watch the (captive) manatees being fed in Homosassa Park - did you know they love carrots and lettuce!
If you love a really good seafood restaurant and are not worried driving over 1 hour to get there (Atlantic Coast), please let us know and we will give you the details. Combine it with a visit to Kennedy Space Centre and you are already half way there!
Florida has lots of water and therefore also lots of fishing. One great place to go to is Lake Louisa further up the I-27. There are different lakes to fish from, but you can also go for a walk. Bring a picnic as picnic tables are provided at different locations. Lake Louisa is an amazing nature park and very cheap to visit, only $5 for a car of up to four people. If you are interested in fishing, do not forget to visit Basspro in the Festival Bay shopping centre - but drop your wife and kids off in The Mall shopping centre (almost opposite Festival Bay) as Basspro is so big you could spend hours there.

You probably guessed that we are passionate about Florida and we could go on and on about things to do.
Last but not least, as we found out ourselves on our trip in August 2009, medical care is very good but expensive and do make sure you have a good travel insurance!
The Davenport / Regal Palms area
Adjacent to the resort is the 18 hole Championship Golf Course at Highlands Reserve. Other golf courses are on the door step, including the Champions Gate golf course.

A few minutes from the resort is a large Publix supermarket, a bank, restaurant, take away shops, off licence. Five minutes from the resort, going north on the I-27, is a large Walmart supermarket and further along the I-27 you will find a post office. There are also a number of local banks. 7 miles south on the I-27 is an English pub where you can watch live sport matches and have lovely food at the same time. Every table has its own TV !

Car Hire
We normally use Dollar car rental. They are slightly more expensive but provide a more comprehensive cover bookable at the time of the reservation. Some other car hire companies offer extra cover but this is only bookable when you collect the car, i.e. additional driver, full fuel tank, and the local costs are normally higher than when booked in England.

Great property - clean & tidy with everything you need including an internet connection which was invaluable way for me to keep in contact with work in the evenings when we got back from a long day out and about. Kids could go to the clubhouse & pool when they wanted and good restaurants/shops very close. Great base for not only Orlando but Tampa and St Petersburg so don't hesitate in booking! "I like how the place and resort is exactly as per your website and your photographs as with some places you turn up and its nothing like the photos but this was like walking into the photos.
The house was fantastic... It was the perfect retreat and was so homely and comfortable and a great base for us 6 adults. It was such a nice feeling after a long day at the park that we were all going home to a comfy sofa or comfy bed. The kitchen facilities were fantastic and far better than being at a hotel. The clubhouse staff were friendly & the pool staff & shop staff were brilliantly helpful. I went to the pool most mornings & it was lovely and quiet and sometimes it was only me in it for an hour or so. They even did a film night one night where they set up a big screen at the pool and played a film and i was swimming in the pool watching the film and it was a beautiful evening so it was a great holiday moment. Appleby's was amazing! Because it was such a short distance to your house we walked a few nights and had some of the best dinners there and the cocktails being happy hour all day every day was also fantastic. The shops were all very good that were nearby.

The rates quoted are per week and include 12% Florida tax. The rates do not include the daily $10 resort fee plus tax (payable per house and not per guest) and this fee is payable to the resort on arrival. Check in time is 4.00pm and check out time 10.00am. Late check outs are subject to availability and a charge will be made.
Last minute bookings and long term lets are welcome. Payment is only accepted in the following currencies: United Kingdom Pounds or US Dollars. (Although the rental fee in UK Pounds is fixed, the US dollar rate will vary depending on the exchange rate at the time of booking)
Payment can be made either via Paypal or cheque.
Credit card details will be required when checking in as a security against any damages that may occur during your stay.
