Sandy Ridge is a Vacation Home Community and is located very close to the prestigious golfing resort of Champions Gate. It is minutes from Interstate 4, Exit 58 and Walt Disney World is located at Exit 62.

Our self-catering vacation villa is nestled in this beautiful development on a quiet culd-de-sac with a conservation woodland area view from the pool, no back to back neighbors here. You will be away from the "hub-bub" of Orlando in a private vacation villa of your own but close enough to enjoy the "magic". The pool is south facing for that extra time of sunning. The children's play ground is located
just across the grassy knoll but far enough to give you the privacy you desire.

It is a 5 minute drive from I-4, the cross hub of central Florida. It connects you easily with all the Disney Parks including Epcot. Seaworld and the new attraction of Aquatica (fantastic water park featuring beaches, underwater tubes, all types of slides and aquatic life), MGM, Pleasure Island, Universal Studio and other attractions are very close. Both beach coasts are within an hour to 90 minutes from the villa depending on your destination as well as traffic at the time. Other activities that are easily in reach are Water Parks, Golfing, Hot Air Ballooning, Air Boating, Fishing, Horse Riding, Dinner Theaters all located ten to thirty minutes from the front door.

There is every attraction imaginable along the I-4 route opening you to the magic of Orlando, Florida. Five minutes from the villa is Champions Gate shopping centre which offers a variety of shopping including a chemist/pharmacy, petrol, grocers, various shops, dining and fast foods. There is a plethora of delivery services providing various cuisines being offered from Chinese to pizza that are delivered directly to your vacation home if you want to "take a break".

Outlet malls with designer brands can be found within a fifteen to twenty minutes drive on International Drive, at impressive savings on brands such as Ann Taylor, Banana Republic, Barneys New York Outlet, Burberry, Coach, Calvin Klein, Diesel, Fendi, Gap Outlet, Giorgio Armani, Kenneth Cole, Lacoste, MaxMara, Nike, Polo Ralph Lauren, Salvatore Ferragamo, Theory, Timberland, Tommy Hilfiger and more. The outlet malls also include every brand of shoes as well as all types of imaginable merchandise at great savings. Specialty shopping, upgraded malls, antiques, collector's shops and Downtown Disney (no tickets needed here) are with in minutes from Magical Mickey’s Disney Villa.

How to get there

Daily flights from the UK and Europe include Virgin and BA to Orlando International Airport.

Car Hire is recommended and most hire company desks are located in the terminal downstairs on the ground floor near the car parks. It is then only a short walk from the terminal to the car parks to collect your car.

Magical Mickey's Disney Villa is approximately 40 minutes by car from Orlando International Airport.
Take the north exit road from Orlando International Airport and get on to the 528 West quite soon to Orlando.
Exit at the junction with Interstate 4 (I-4)and go West sign post to Tampa. Stay on the Interstate 4 and exit at junction 58. At the bottom of the slip road turn left under the Interstate 4 on the 532 Osceola Polk Line Road. Continue along this road for about 3 miles and you will find the entrance to the Sandy Ridge community on your right hand side.

Pool Area
Area is fully equipped with lounges and ala carte covered dining area complete with table/chairs. Nice area for a hand of cards or just relaxing and enjoying the view. The private pool has lovely conservation view and complete with stereo sound system provided by Florida song birds every morning. Pool toys are furnished along with a baby seat if needed. The pool can be heated if desired for an extra fee. The entire deck area is covered with a Florida specialty, a screened lanai to let the Florida sunshine in and keep the bugs out. It is also furnished with a child proof gate guard, easy to put up and take down, it offers extra security for the little ones.

Security
The villa is fully protected by an automatic security alarm system that is directly connected with police, fire and emergency services. Set when you leave also when you are within the villa if desired.

Terms and Conditions

THE CONTRACT

The contract is between the property owners and the person named on the booking form as the “LEAD GUEST” who signs the booking form accepts these terms and conditions him/herself, also on behalf of all others included on the booking form. The contract only exists when we have received and accepted the required deposit, the signed booking form, and the signed terms and conditions. On receipt of your deposit, signed booking form, and signed terms and conditions, we shall confirm your booking in writing or e-mail.

YOUR HOLIDAY CONTRACT

On confirmation of your booking, please check all details are exactly as you requested. In the event of any discrepancy, please contact us immediately. If you need to change any persons on the booking form, all requests must be in writing. Only persons stated on the booking form may stay in the accommodation. All persons under the age of 21 must state their age on the booking form.

THE VILLA PRICE

This total price is for the villa, and not per person. When you make your booking, you must pay a deposit of £100 / $200 per week or part thereof. The balance of the price of your accommodation must be paid in full no later than 10 weeks before your departure date. If you book less than 10 weeks before departure date, then you must pay the amount in full. Your holiday is on a self-catering basis. It includes the accommodation and use of the swimming pool only, excluding pool heating. There is a separate charge for pool heating.

IF YOU CANCEL YOUR HOLIDAY

Only the “LEAD GUEST” can amend or cancel the booking. He / She must give written confirmation of change or cancellation. Cancellation will result in the loss of any deposit only, if cancellation is 8 weeks or more prior to departure date. Any cancellation 8 weeks or less prior to your departure date will incur a 100% fee.

IF WE CANCEL YOUR HOLIDAY

If we cancel your holiday accommodation, you will receive a full refund of all monies paid to the owner and / or Management Company.

INSURANCE

You are strongly advised to take out adequate Travel / Medical Insurance AT THE TIME OF BOOKING Your holiday with us.

SECURITY DEPOSIT

A security deposit of £200 ($400) is to be paid with your balance 10 weeks prior to departure. This is to cover any breakages, loss, damages, or any excess cleaning. A full inventory will be taken after departure. Any missing / damaged item costs will be deducted from the security deposit. It is the responsibility of the “LEAD GUEST” to ensure that all windows and doors are locked and the property and its contents are secure every time the property is vacated. Providing everything is in order after departure and the keys are returned, your security deposit will be refunded with-in 28 days of your return home.

SALES TAX (also known as bed tax)

Please note sales tax will be charged to you by the management company at a rate of approximatley 5% on the gross cost of your holiday. The management company will issue you with an invoice for this tax which must be paid to them prior to your departure.


CLEANING

The accommodation will be cleaned prior to your arrival and after your departure. Should you require extra cleaning during your stay, this can be arranged with the Management Company upon arrival and paid for locally. The property must be left in an orderly state. All kitchen crockery and utensils must be washed prior to leaving.

YOUR SAFETY

The swimming pool and surrounding areas can be very dangerous, especially to children. Children must be supervised at all times. The Owners and the Management Company will not accept any responsibility whatsoever, for any accident, injury or death caused during your stay. We advise people not to enter the pool if under the influence of alcohol, or whilst on medication.

ARRIVAL AND DEPARTURE

Arrival at the property will be after 4.00 PM local time. The property MUST be vacated at 10.00 AM on the day of departure to allow our cleaners to clean for our 4.00 PM arrival.

ACCESS

Whilst we respect your privacy, the Owners and Management Company have the right to enter the premises at any time during your stay, if for any reason it is felt one or more of the conditions as set out in this document have been breached. We may also occasionally need to enter the property for repairs or works to be carried out.

SMOKING

For the comfort of all other holiday-makers, this is a strictly NO SMOKING villa. You may not smoke in the villa or around the pool area. If any evidence is found, the Owners or Management Company have the right to make you vacate the premises. If any extra cleaning is necessary, then we have the right to deduct any cleaning / replacement costs from the security deposit.

“FORCE MAJEURE”

The Owners of the property and the Management Company or our Agents will not be liable for any circumstances, which are unusual and/or unforeseeable, or which are beyond our control. The consequence of which could not have been avoided even If all due care had been exercised, including (but not limited to) war or threat of war, riot, civil strife, hostilities, political unrest, government action, industrial dispute, natural or other disaster, nuclear incident, terrorist activity, weather conditions, closure of airports, fire, flood, or drought, vehicle failure or transport problems including but not limited to car, coach, trains & aircraft.

VISAS AND PASSPORTS

It is the responsibility of each individual to ensure the correct Passport and Visa requirements are met. If you are a British Citizen and hold a (MRP) machine-readable passport (pink) you can continue to enter the U.S for periods of 90 days or less under the Visa Waiver Program (VWP). You will be given the Visa Waiver form on the outbound flight. All passports issued after 26th October 2004, and all non-MRP holders will need to apply to the U.S embassy for a Visa. (http://www.usembassy.org.uk/cons_new/visa/index.html) Your passport MUST have at least 6 months left to run from the date of your return. From 5th October 1998, under 16 year olds who are not already included on their parents’ passport are required to have their own individual passports. PLEASE CHECK with the U.S embassy for any further information required. This information is only a guide, we cannot and will not be responsible for incorrect information. From September 2004, please be aware that all foreign visitors entering the U.S will be required to be digitally photographed and have a finger-scan. Anyone not wishing to have this done will be refused entry into the country. We will NOT reimburse ANY costs if you decide not to travel or are refused entry.

COMPLAINTS

Any complaints must be bought to the attention of the Management Company immediately. They will make every effort to achieve a satisfactory solution. If in the unlikely event the problem cannot be rectified, you should write to us within 28 days of your return and give us the opportunity to investigate. If the complaint is in relation to the heating in the swimming pool / Air conditioning, you MUST advise the Management Company immediately, so they can investigate. Compensation will not be given if you complain only on your return.
